I would give ZERO stars if I could. By far the worst and most irresponsible property management company I’ve ever dealt with. Problems began before we even settled on our house because management would not(or could not) fill out a one page form required by our lender. The form was literally fill-in-the-blank. ie. How many homes are in the development? ______ I’ve been here 3 years and absolutely nothing has improved. The actions and decisions made by Tidewater and our property manager, Andrea Merchant, routinely violate the community by-laws and governing docs. The bidding and selection process for sub contractors(landscaping, snow removal, and maintenance) are amateur. Management of the contracts is completely ineffective. Property manager is unprofessional, uncooperative, unresponsive, and unqualified for her position. Last year was the first time she ever showed up for an annual hoa meeting. She fails to schedule the annual meetings on time, repeatedly cancels, and sends out announcements rescheduling with so many typos followed by corrections that residents can’t keep track of the date and give up. My community’s annual meetings are to be held in January(or February, I can’t remember). Last years meeting was not held until November. The 2016 meeting has not been scheduled. To alleviate herself of the responsibility of her paid position, the property manager allows residents who have not been elected per the by-laws to hold themselves out as officers of the community. Whenever anything goes wrong(and everything goes wrong), she blames them. Likewise, they blame her shortcomings. My husband and I have intense careers and we decided to move into our community to keep things simple and so we could enjoy our home life(no mowing, no shoveling, etc). Sadly, our grass goes weeks without being cut – the snow goes days without being plowed. Last summer I bought a lawn mower and cut the grass myself. When the landscapers do show up, the job is very no frills. Management does absolutely nothing to ensure better service for the residents who pay well over $ 100 a month in dues. I could go on and on, but I’m sure you get the point. Stay far, far away from tidewater. I wouldn’t recommend hiring them or moving into a community managed by them. ***2/4/16***in response to Preston, I have communicated with Andrea Merchant and made every effort to work with her to resolve my complaints. There is no recognizable board for my community as elections have not been proper. Members of the community who hold themselves out as board members have participated in the dialogue. Epic failure! We have yet to see a snow plow and it’s Tuesday(storm was over Saturday). Snow plow is like a magical creature that you only hear about in stories that your property management company tells. Well if they responded to any one of the two voicemails or three emails I sent maybe they might tell me that. So with my communities $ 20k snow removal budget we got literally nothing. No plow, no shovel, no voicemail, no call back, no email response-NOTHING! Their service has steadily declined over the last three years that they have managed our HOA. Unfortunately I am required to give them one star.

Have had property management for both a business condo and residential condo. Residential has been good and commercial has been OK. Sincerely, Dr. W Follow thru is the most important part of any business. Recently got back on the right foot with prompt friendly service with friendly Efficient staff.

Tidewater has managed my condo for 2 years now and they have always been very responsive to managing any issues with the condo. My renters have always been happy with them and they keep me well updated with any necessary repairs/issues. Farhad especially has been great. He will take care of any issues very quickly.

By far the most unhelpful property management we’ve ever dealt with. They barely talk to homeowners on the phone and can’t provide any documentation to the homeowner(s) without going through a third party and and paying an exorbitant fee. They don’t make too many mistakes for hiring the small community’s garbage, snow, & mowing services, but they’re definitely not accessible, and they’re pretty pricey for that. Avoid them and go with a smaller company if you have any choice.

Do not go with Tidewater for your property management. Like one other reviewer said, they are out for the quick buck. Communication about your property will be terrible, and the manager of the Management division, Farhad, will take no responsibility nor show that he cares in the least bit when the ball is dropped on their end. If I had to summarize what they lack in a word, It would be integrity. if you’re reading this, and looking for a manager for your property, DON’T USETIDEWATER!

By far one of the WORST property management companies around. They managed a community that I once rented in and they were HORRIBLE. Total lack of management at every level. The community that was serviced by them ended up getting rid of them as soon as they could because of their terrible and unprofessional staff. If you live in a community that is serviced by them, consider switching or moving immediately.
