We are moving from VA to Pensacola and have been endlessly looking for homes for nearly a month. It’s difficult when every property we found was already under contract to be leased. The one property we kept coming back to was never available for show because it was not cleaned yet. It was on the lower end of our price range and had the amount of bedrooms and bathrooms that we wanted includeding lots of storage from a shed and 2 car garage. The pictures on for the property looked great and it was a relatively new house. After calling and talking with the property manager, Rachael Kettler(she is the sweetest, patient, helpful, and very professional), she assured me of how easy the application process was and indicated that we can apply online and once approved can put a hold deposit on any of the available properties on their website. We applied and we were instantly approved same day. We took the plunge and inmediately put a deposit on the property site unseen. We checked the webite the next morning and the house was taken off. We spoke with Rachael who assured us that everything would be cleaned and move in ready for us. Rachael verified our move in date and will be emailing us the lease for electronic signature, we can pay first months rent online, and we’ll also be able to move in over the weekend because our keys will be in a lockbox. This has never been any easier. After weeks of searching it took us only a day to secure our new home through and Rachael’s amazing assistance. She took the stress and anxiety out of everything. We couldn’t be more excited to finally have a home waiting for us in FL.

Their website stinks. The only reason I found out about them was from sites like . IF you ant to inquire about a place, it will take forever for them to get back to you.

I used myHomeSpot for about 3 years to manage my property. Throughout that time, the tenant was forced to call me numerous times about minor problems because he was unable to get in touch with anyone at myHomeSpot. As a result, my tenant and I would coordinate to get the problems fixed and completely sidestep the property manager. Makes me wonder why I was paying them 10% of rent as a fee. After Huricanne Ivan, my house did very well except for some shingle and chimney damage. When myHomeSpot did the estimate to repair the damage, they told me the fence needed to be completely replaced and quoted me well over a thousand dollars to replace roughly 80 feet of fence. Upon further review, there was only 70 feet of fence and it didn’t even need to be replaced. I was told it was a clerical error. Lie! The shingles and chimney weren’t fixed for over a year. Another time, the timer on my sprinkler system malfunctioned. I was charged nearly $ 300 to have a new timer put on the system. Timers cost about $ 30 and should’ve taken just a few minutes to replace. Can you say price gouging?! When I finally tried to fire myHomeSpot for breach of contract, I was met with resistance. My contract said that all repairs would be done in a timely manner and at a very competitive cost. 1 year to fix shingles…$ 300 to fix a timer? Not timely or competitive. I was forced to stay with myHomeSpot. FINALLY, 4 months before my contract ended, I told Glenn Dorsey that I would not be renewing the contract for the next year. His response was to completely quit providing service to my tenant despite the fact that he had 4 months left on contract. Fortunately for me, I was so happy to be released from the awful customer service that I didn’t mind at all. I noticed that there seemed to be a few new agents that I would deal with which led me to believe they had a high employee turnover rate, but I don’t have any facts as to why that was. I would imagine it was due to poor management, but I can’t support that. My tenant and I now work together to manage the property and couldn’t be happier.

I would not recommend this property management agency to anyone. If you are looking at one of their properties, go elsewhere. Don’t expect anything, even major problems, to be fixed quickly or even identified during routine inspections. My place had a major plumbing problem when I moved in, but since it was a leak in the front yard that didn’t leave any obvious trace, I didn’t know about it until it got majorly worse several months later. This was just AFTER one of their routine maintenance inspections during which they completely missed it. When I finally saw what was happening, I had to call them twice a day for over a week(!) to get them to fix it. First, they tried to tell me I had to get the Utilities company to check the meter, which they thought was busted. When the Utilities company insisted this was illogical, I still couldn’t get a decent answer from MyHomeSpot because they couldn’t get a hold of the landlord to ask him what he wanted to do! So, while 500 or so gallons of water a day are pumping out of the pipe in the front yard on my dime, they’re trying to ask the landlord what he wants to do? Finally, they got hold of him; he decided to fix it himself and he is not a licensed plumber. So I expect the problem, which the landlord then admitted had occurred before I moved in even though MyHomeSpot never bothered to divulge this piece of info, will recur. Either way, the entire experience was extremely frustrating and expensive for me. None of the people I spoke to at MyHomeSpot seemed to understand the problem or know what to do about it. Plus, the turnover rate at their office is so high, you almost never speak to the same person twice. I lived in one of their duplex units for two years and dealt with over 6 or 7 different rental managers, most inexperienced and unintelligent, during that time. Another time, two of the windows in the unit broke such that they wouldn’t close and lock correctly(major safety issue). When I called about this, they had the same problem getting a hold of the landlord, but finally caved in and fixed the windows anyway(Quote: «Well, yeah, even though I can’t get a hold of him, we’ll fix them cuz I guess you do kinda need windows that close.») after I called for several days. I probably should have walked away from them when I read the lease, but had little choice due to a long-distance move and the need to find a place to stay quickly. The lease is full of little loopholes about what they will and will not fix and the full weight of the loopholes didn’t occur to me until there were problems. For example, if a screen rips(even if it was ripped before you moved in), they will not fix it. Not even if you list it in the Premise Condition statement. You have to fix it yourself or pay to have it done. Sure, that’s not hard, but that’s only one example. Say the refrigerator or stove provided in the rental breaks. Do they fix it for free? No, you have to pay to have it done either through them or someone else EVENTHOUGHIT’S NOTYOURAPPLIANCE! All kinds of «small» repairs are considered the tenant’s responsibility even though«small repair» isn’t defined. Several times I called about various problems with faucets, toilet, AC unit, only to be asked if the problem was one I thought I could fix myself. Each time I was at a a loss. Since I’m not a plumber, how do I know if the majorly leaking toilet is an easy fix? Since I’m not a heating/AC specialist, how do I know if the broken AC is an easy fix? Plus, the various maintenance companies they contract with are not good at calling you to schedule a time to meet and even when they do, they arrive hours later than they said. I once waited until 4pm for a plumber who was supposed to be there at 8am even though I called MyHomeSpot and the plumber several times. When I left, I did get my entire deposit back, but I scrubbed that place until it sparkled, repainted one of the rooms, filled all nail holes, touched up the walls with leftover paint, sprayed for flees(had a cat), and had the carpets cleaned. I knew if I didn’t do those things that MyHomeSpot would screw me over and I wasn’t about to let them get any more of my money! Bottom line, if you can, go elsewhere even if you like the rentals they have. If you don’t, you’ll pay for it in the end.
