1210 Chestnut

This apartment building is a failed social experiment.
The atriums look beautiful, but no one speaks to each other and everyone always has their blinds drawn. The walls are PAPER thin and when you have noisy, childish, irresponsible neighbors like I did, you get little sleep. Once, my neighbors had a raging party (including a guest who threw up in the hallway, which naturally they didn’t clean up after) and their drunk friends climbed up the rafters to the balconies of other apartments. PRDC’s management could not be reached. This apartment is not worth the money.

I lived at 1210 Chestnut for one year — 4÷11÷14 — 3÷31÷15. First let me start by saying that management is great! Andrew was always very responsive when there were issues and maintenance was wonderful. In that area, I have zero complaints.
Now for the apartment. I moved into the model unit so everything was complete and clean for move in day. It was new and modern and pretty, although the unit was a bit dark. There was an issue with the fact that the elevators were not working yet and I had to pay my movers an additional $ 350 to take my stuff up two flights of stairs. During my stay I had about four leaks, the worst being when they had to make a huge hole in my bedroom wall to fix one of them. But still sh*t happens.
The biggest issue though, the one that I cannot stress enough is the noise. If you like it quiet please do yourself a favor and consider a different building otherwise you will be moving out in a year. I slept every night with ear plugs and a white noise machine and I still heard every stomp, thump, pee, fart, burp, and conversation my upstairs neighbors had… not to mention when they would run the garbage disposer for a minute straight and it would sound like a freight train running through the apartment. There is zero insulation. One night I had to run out at midnight and get a hotel room because the noise was unbearable from the party upstairs, and I needed to sleep.
Like I said, if you don’t mind noise then this building is great. The location is awesome, it’s brand new, and very clean. But if you like quiet and a decent sleep, keep looking.

It was my first time living in Center City and could not have had a better experience. The apartment wasn’t perfect when we moved in but management quickly fixed everything. Andrew the building manager was also always on top of any concern. 1210 is a fun place to live with innovative and modern construction. Worth every penny.

Moved into a one bedroom with my girlfriend. Overall a nice place to live.
Pros: All the appliances are modern, clean, and efficient (we will miss the induction stove), gym in the basement, bike rack inside, ample storage space, friendly landlord who responds in a timely manner, beautiful building, great location
Cons: Primarily what the other posters have mentioned: NOISE. can hear everything from conversations out in the atrium to any neighbor wearing heels in the building, hopeful this can be rectified in the future, also a bit on the expensive side (can only see the rent going up as the neighborhood transforms)

After deciding to downsize, I sold my house of 10+ years in Center City to move into a rental. I was hesitant, not knowing what to expect. I moved in pre-​construction a year ago, and today just extended my agreement for another year lease. I would not have done that if I thought I could have found a better building, the most prompt manager ever (Andrew is fantastic), developer Jon who takes amazing pride in all the finishes of the building and the construction is top-​notch.
PLUSSES
LED recessed lighting that dims and changes color with remote control
Fully integrated built in speaker system for surround sound /​music
Floor to ceiling brand new crank windows — European style and cool
High end appliances like Dishwasher that actually cleans dishes, through-​the-​door ice and water dispenser fridge, full size front loading washer and dryers in each unit, built in microwave, garbage disposal and huge, deep sink
My apartment is DEAD QUIET. I do not hear a thing.
Location is safe and amazing. One block to tons of restaurants, bars, gyms.
Huge brand new gym and huge, dry, secure storage unit included with the rent.
NEGATIVES
The common areas outside are not really meant to be enjoyed as the sound is very loud in the open-​air atriums. Once inside the apartments, it is NOT LOUD at all.
My heating bill was more than the other units. When brought to the building’s attention, I felt heard and that they were going to look into it.
Some units may not get as much sunlight as others. I prefer lots, and this is my biggest complaint.
If you are seeking a very well maintained rental, management that responds immediately, a building without mice, bugs, and other vermin, this is it. Clean, comfortable, safe, modern, loft-​style apartments you will not find anywhere else.

Ear plugs not included. I moved to Philly in april after having lived in DC, Miami, NYC, SF, and more (so I’ve rented all over). I found 1210 Chestnut through a friend that used a broker, it’s not listed anywhere. It was still under construction but some tenants were moving in. The model apt had amazing finishes and the atrium concept seemed neat. Center City Luxury apt prices. Like most new construction they promised a lot and delivered the minimum. I rented on the second floor. 6 months later the building is still being «finished». My particular apt is my worst rental experience to date. I was delayed moving in, excessive mold growth in bathrooms, leaky AC/​heating units, murder scene elevators, and my biggest issue… Zero noise insulation. We hear everything! People walking the stairs, elevators operating, cleaning guy at 7:30am, girl urinating and flushing upstairs, various garbage disposals, next door neighbors watching TV, Heels Heels Heels everywhere. I have friends over they also comment how crazy this sound issue is, so it’s not just my bat hearing. I’ve even researched soundproofing and emailed various links to PRDC management hoping for resolution but no response yet. I bought a water fountain for white noise, not enough. For my first center city experience this place has been subpar and overpriced.
