Pros:
–maintenance crew was prompt in responding to any problems
–cheap rent for the rittenhouse area
Cons:
–ridiculous heating bills in the winter! we routinely paid $ 300 a month for heating in the winter in these old terribly insulated buildings
–poorly insulated building. I could hear the music and conversations from the business below my apartment
–mice were often spotted in the building
–management (Mia Brown) emailed us and asked us to move out early in order to accommodate the new tenants and offered to prorate our last month’s rent accordingly. She was extremely prompt and friendly in her responses. After agreeing to this IN WRITING, THEY DID NOT GIVE BACK THE SECURITY DEPOSIT AND ADDITIONAL AGREED AMOUNT IN THE LEGAL 30 DAY PERIOD. Instead, I had to continuously email management over and over with no response at all until a check finally arrived months later with just the security deposit, and NO additional amount for moving out early Basically, the management is untrustworthy and only communicates with you when they want something from you. When they don’t need anything from you, they don’t even have the basic courtesy to respond after multiple attempts at contact!

By far the worst year of my life. Not one person in the building had anything positive to say about their apartment or management, it was an awful experience for everyone. I moved into this apartment with garbage and trash everywhere, they did not clean prior to moving in. Windows did not fully close, they refused to do anything to fix it. In the year I lived there I had two different leaks in the ceiling, they fixed the leak in the apartment above me, but left holes in the ceiling for a year. When I called management about the one leak, the guy asked if I could just put buckets under the leak for the next few days until he has time to come… really!!! Had awful smells coming from the vents, reported several times, and of course they did not fix anything so I was forced to tape cardboard boxes on the vents to keep the smell out.
I had to file a law suit against AMC Delancey for anyone to actually contact me about my security deposit. It wasn’t that they were keeping my deposit… they would not give me an answer when I asked about the status of my deposit 45 days after moving out.
AMC is an absolute joke of a management company, it was pulling teeth to get anything «fixed» or answers. Would never ever let any of my friends rent from this company.
In response to James — We both know that you never sent the first check. my building has someone at the front desk ²⁴⁄₇. If mail is sent without an apartment number it goes to the front desk. stop with the nonsense. your «team» also failed to send the security deposit within 30 days to two other people after I moved out, your company is a joke

AMC Delancey took over my building in August 2014. Since then I have had many issues with my apartment. Granted the building is old and in desperate need of some TLC, but issues that should have been fixed have been ignored. The washer and dryer constantly are broken in the building. The dryer has now been broken for a month, forcing me to go to the local laundry mat to dry my clothing. AMCD is renovating empty apartments in the building as they become vacant. They were doing construction on the apartment directly beneath me at 8 am on a Saturday morning which consisted of ripping out the ceiling. There was no advance warning nor compensation for the disruption. My apartment was covered in a film of dust throughout the construction. Nor were the tenants informed of possible asbestos exposure during the removal of the floor. The heat has been off twice already in the dead of winter. My ceiling was leaking in my bathroom for 2 weeks prior to being fixed. I’m pretty sure no one ever vacuums or cleans the common area on a regular basis. They also sealed my fire escape window shut with insulation foam while «making improvements.» I have rented with many companies in the city including PMC and Michael Singer … AMCD will not be a company I will ever rent from again or recommend to anyone.

AMC Delancey bought our building about 6 months ago. It is the day before Valentines Day 2015 and we have not had heat for two days. Last night, the low temperature was 10 degrees. It was frigid. My husband and I were snuggled up against the single heater that maintenence brought us after informing us that no one could come to fix the that evening. Never mind trying to contact the property manager. I left two messages over the course of two days and have yet to hear back.
Save yourself the headache of dealing with this poorly managed company.

Freezing my butt off

This company is unorganized and unprofessional. Since buying my building from another company 6 months ago, I have dealt with a succession of different property managers. Conveniently, repair requests get lost each time they change. I made a handful of small (but entirely reasonable) repair requests which took more than 4 months to complete!
In addition, the latest property manager is rude and inconsiderate. They’re currently trying to bully me into vacating the premises prior to my lease expiration. We could probably come to a mutually beneficial agreement about this, but instead they are offering me nothing but inconvenience and stress in return for my early departure.

Today they changed the locks to the front door of our building without giving us warning or new keys. All five tenants got locked out and individually called AMC Delancey’s different service lines, including the ‘emergency’ line. No one returned my call for hours.
They’ve never once responded to a call to the emergency line. They turn off the water without notice and the maintenance people leave a mess when they come in for repairs. My doorbell is broken and I’m pretty sure the smoke detector is too.

I started renting with AMC Delancey in May of 2010, I worked directly with Steve. They had just purchased my apartment complex from Signature Properties. When I moved in, the building walls were an awful green with peeling paint and the floors were this blue carpet. AMC Delancey has since turned the building into this beautiful place to live. They updated the heat & air conditioning, even the laundry area. The walls are repainted, the floors are re-​carpeted, and the wood was re-​finished. Nothing but great things to say about them!

M and I were happy campers in our Delancey apartment. Oh so fancy on delancey. It’s very fancy on old delancey! However, then our apartment was bought by AMC Delancey and Steve wanted to make our apartment even fancier.
He was pushy and thought just because he gave me a ride to 30^th street station once that we were best friends. Then we started to have problems with our internet. M was not so happy if he came home from work and could not play bejeweled. This went on. Well I thought I’d call my buddy Steve. I texted him because we were buddies right? Then he was like lets talk on the phone about this like adults. Oh Steve I don’t want to talk I just want wifi! They finally got it figured out.
We went from being able to pay our rent online to one time me having to run over to 8^th and Arch and slipping it under the door. Not convenient especially when I used to have to commute on regional rail past the airport to work.
M still lives in the apartment with his friend. Wade is still the manager for the property and still pretty inconsistent. I’m happy I don’t have to deal with them anymore!

OK I spent several months looking for an apartment in Philadelphia. I looked at beautiful brownstones with great units, dumpy brownstones turned into barely livable apartments, as well as nicer, well kept high rise buildings, and just about everything in between. Many of the large property management companies seemed to be more concerned with getting my ONE MONTH deposit to hold a unit while my application was in process. Rental inventory is tight in the city right now, but some of these guys were so smarmy, you would think they had no renters looking at their units. Clearly they are commissioned and dont’ care about you, just getting your deposit.
Then I met the wonderful folks at AMC Delancey. They care about their tenants. They are easy to work with, and they take very good care of their buildings. I am in the same building as the review below (21^st and Walnut) and it is undergoing some great renovations. From what I can tell, AMCD buys cool old buildings (brownstones or mid-​rise buildings, in my opinion, buildings with great ‘bones’. Solid old buildings and large houses, with great character. They fix them up with quality appliances, refinish wood floors, etc) They take care of their properties and their tenants.
I had a maintenance need recently, and I was amazed at the quick response, the timeliness of the action they took, and the proactive follow up by both the building maintenance team and the leasing office, to make sure I was happy. Now, keep in mind, I am in a studio, so I am not paying them the highest rent. They still acted like I was their best tenant. I would recommend an AMCD apartment to anyone!

AMC Delancey bought my building several months (21/​Walnut) ago from Signature Properties/​Green Street Management. This past month, I ran into an issue with PECO that took weeks to resolve and Steve and Wade were amazing and on the ball to help me take care of it. The management was easy to get in contact with as well as professional to deal with and I felt confident that my issue was genuinely their concern as well.
The building has historical significance (pictures of it from 1923 can be found online!) and is currently going through exterior renovations and I couldn’t be happier! AMC is giving the building new life and exposing the potential it has always had in the Rittenhouse area. I can’t wait to see the final product!
