Dockside Condominiums

I visit friends at Dockside on a regular basis. Everyone makes me feel at home, from the front desk concierge to the folks in maintenance. Always a cheerful greeting! The views are amazing. What a lovely setting… so nice to be at the indoor pool while gazing out at the river.

Recently visited a friend of mine who bought a condo at Dockside and I only have nice things to say. The location is a tad isolated but really only steps away from the action of Philadelphia. We never drove when we went out for dinner — just walked across the bridge and we were right there. Being right on the water is also great — the views were fantastic!
The building seems like it is well kept up and the amenities (pool, fitness, clubhouse etc.) are wonderful. All the people I met were friendly and really seemed to like living there as well. Seems like a great place to live if you want convenience and privacy at the same time.

When I lived on the east coast I visited Dockside on a regular basis, and would love to live there if I ever moved to Philly. Their condos are gorgeous, and you couldn’t ask for a better view — its right on the waterfront! It’s walking distance to all the events that happen at Penn’s landing plus there’s a ton of great restaurants and neighborhoods nearby.
Aside from the beautiful units, theres a great gym, inside pool and a spacious patio that looks right over the river. Perfect place to unwind after a long day! You should definitely check it out if you haven’t been yet.

I’ve visited Dockside and it’s very impressive. If I were moving to Philly, this would definitely be on my list of places to live. Love the waterfront location, all the great amenities on site, indoor parking, being so close to Penn’s Landing and South Street and so many other great neighborhoods… but not being smack in the middle of the city with all the hustle and bustle. The homes are gorgeous and how do you beat those views of the river and the city? I can’t imagine why you would not want to live here — so much to offer!

Everyone at Dockside is so helpful and understanding, everyone goes out of their way to accommodate whatever you might need. The building itself is amazing and always so clean — not to mention, the views from the building are breathtaking! Living at Dockside, you’re close to everything and Penn’s Landing is right in your backyard… doesn’t get much better than that!

This is truly the most disgusting place you will ever rent from. My girlfriend and I moved here from Florida and rented here thinking it would be nice to be at such a centralized location for my job. Close to every major highway. Needless to say, we were more than sorry we did!
1. The management is really rude to renters. They don’t care about any problems you have and will tell you so quite rudely. We became good friends with another couple here and they had the exact same experience and complaints. I had to fight with them tooth and nail about my security deposit when we left.
2. The place is really dirty. The pool and hot tub, which often didn’t work, are really disgusting. My girlfriend actually got a rash after going in it which her doctor told her was folliculitis which you get from dirty hot tubs. The gym is the biggest joke. The equipment is like 30+ years old which is twice as old as the building showing that they bought the cheapest possible used equipment just to be able to say they had a gym. You could literally get more hurt using this outdated equipment than in shape working out. I’ve never seen anything like it since its older than me. And the hallways always smell like trash coming from the trash room. It’s so disgusting.
3 the fire alarm goes off in the middle of the night and it is so loud with all of the built in speakers in the room that it is literally deafening and you can’t escape it because the elevators are shut down. It constantly goes off and plan on covering your ears for an hour so you don’t have impaired hearing. It’s that loud.
4. The element of people, and I am not a judgmental person, is that of thugs. There have been people in the building that we actually feared for our safety. Security seems to look the other way. I was later told by a guy that has lived there for years that many pro athletes come there for a few weeks from out of town until they are relocated and they bring in all their friends for parties, and management kisses up to them so they don’t care what they do or who they bring in.
5. Security goes both ways. Some were polite, and others were very rude and unprofessional unless you’re tipping them.
6. It is extremely noisy all the time and your complaints will go unanswered. And the parking garage is so bad that after a rain the puddles are so bad that you can’t even walk to your car.
7. As for the location it is a nice view but of an extremely polluted river with piles trash floating on the river at all times, especially coming from the chart house area. Also there is an actual cannon that gets shot off directly across the river from Dockside, on the New Jersey side every single day, that is so loud it sets off numerous car alarms and causes dogs to bark and babies to cry.
8. The maintenance staff insulted my
girlfriend and got an attitude with her when all she did was try and figure out why they were entering our unit without permission. They’re response was that it was a building wide project that every unit has to be entered and they gave her dirty looks every time they saw her after that making her feel very uncomfortable.
9. The dogs run rampant there from jumping on you in the elevator to outside the building and no one ever does a thing about it.
The only good I can think of is that If you are covered head to toe in tattoos, you’re from south philly, and not only wear a Phillies jersey, but also the Phillies hat to match, then you may actually feel at home here and can fawn over a Philly that may appear. Those are the only type of people that seem at home here from my experience and there are quite a few that match that description. Not judging but certainly not the «professional» clientele that they tried to pass of when we took the tour.
It certainly should tell you something that this place has now been here for like fifteen years and the building is still not even 50% occupied. Yet the new tiny row homes directly across the street that just started construction are already selling like hotcakes. No one wants to buy here and certainly any professional in the city would go to Rittenhouse, the Murano or some normal place where they can feel safe. I found this out the hard way. I’m a professional who works locally and was told that the building is filled with professionals when I first asked about it so I thought I would be able to feel safe which I never did.
I did some research and The company, de Paul, that owns the building is the shadiest company I have ever seen. The more you read about them the worse it gets. I tried to call them when the management had an argument with my girlfriend and they don’t return calls and they also apparently don’t pay their taxes which the homeowners here have to deal with the consequences of.

Do not buy here. Yes the views are spectacular but so is the tax bill the building owners pass to you for their delinquent real estate taxes and the lien the city puts on your property as the owners ignore you as does the settlement company who lets it happen they force you to use.
