The laundry room is always in deplorable conditions. No one cleans up after themselves even though there’s a garbage can 2 feet away

Ive read all comments about Fountain Oaks before I decided to start my lease. I was greeted by both a man AND a lady by the name of Liz. I was offered water right away and promptly given all info asked about. The price gor a 2bed/​1 bath is not bad. I feel a little off about individual mini A/​C units on all rooms, but. Its in my area of east phx, and i cant beat the price. Overall, the property is very clean, sparkling pool. Cute playground. Laundry facility is tiny, i dont like that we have to purchase a prepaid laundry card. I guess i can go to a laundromat. Aproaching the vomplex, i felt at home already. Viewing the apartment model was nice. I like this place. Yes, its very family oriented. Lots of kids. There are 3 schools within 2 miles. I think ill br happy here:)

Hate! If I could give negative stars I would. I’ve lived here for 2 years now. Getting something fixed is always a problem, you literally have to call everyday for them to take you serious and fix the problem. My fridge was out for 3 months before they decide to fix it… Save your time and money. Fountain Oaks is not worth it.

This place is a dump, management and maintenance hardly ever responds to a problem and the apartments are way too small thank god after this month getting the hell out of this dump I’ll NEVER EVER rent here again too many out of control kids that are a menace also supposed to be a locked facility ISNT and laundry here is a joke too expensive and not worth the price for all this shit rent should be 300 not 700 something bad naborhood shootings robbery etc

I have lived in this complex for just over a year and a half now. Over all the location is good, te grounds are kept ok and I feel I have addequate space to live in for the price I pay. The staff is relatively friendly and the office is kept clean and tidy, but that is where my liking of fountain oaks ends.
I have off and on fought with the office to have even minor repairs sone to my unit. They drag their feet and show up whenever they want to (if they haven’t just completely forgotten or marked the job as complete in the first place) and half the time when they do they do not bring the proper tools to do the job or have to order a part to do it. Some of that is forgivable, but when it is a normal thing that happens 75% of the time it gets to be a bit much.
I am now sitting in a home with an ugly expsosed area in my ceiling that has been there for over 20 days due to rain and nothing has been done and a second bedroom that could very well have mold in the wall and carpet due to water damage that happened last december and has been marked in their computers as «fixed, no issue or leak found.»
I have begun detailing the entirety of my communications with their staff and log daily the events and changes that happen. I take photgraphic evidence so that if need be I can proove to them what they are doing wrong and in the case of the potential mold hazard in my second room take them to court.
As a word of warning, do not use the laundry facilities if you can afford it. They are too small to handle a complex of this size and are far too inadequate to even function properly in the first place. They are small and over priced and have a high likelyhood of being filthy or just plain broken. The room itself is poorly vebtilated and incredibly hot at all times and the locks do not work keeping the gangs of children from using it as a «playhouse.» So ask why you even need a key for it in the first place.
I find myself disgusted more and more lately as no one cleans up after themselves and evevn the office refuses to do anything to fix it.
If that isn’t enough, the complex is set upon regularly by gangs of children with no respect for property or other people and no supervision. I have had glass thrown at me while doing laundry, broken up a fight in which 3 boys were beating on a smaller boy, and have been called offensive names by others while trying to walk home, I have even witnissed 2 young teenagers in the process of getting somewhat physical in the middle of a parking space. I know this is completely not the responsibility of fountain oaks or the greystar communities management, but I do need to warn everyone who could potentially want to live here of this fact. The kids have been responsible for damage to windows and vehicles by putting rocks in gas tanks and more since I have been here.
While I do feel relatively happy most of the time, that is purely because I do not leave my apartment unless I need to and keep my doors locked. The management has seemingly done nothing remotely useful or nice to me other than remembering my name or apartment number when I come in to pay my rent or collect a package.
Renters beware.

I have not lived here long but I have already had major issue with the quality of the appliances, the workmanship of the maintenance staff and the safety of mine and my child’s well-​being. When I moved in, there were safety issues with the locks on the apartment, the a/​c units not working (despite being told that they were brand new units), the refrigerator not working (again-​told it was a newer appliance), roaches in the apartment, neighbors being EXTREMELY loud at all hours of the night and the cost (& lack of quality) of the laundry facilities is insane. Really $ 1.40 per wash that takes 45 minutes and $ 1.05 to dry for almost an hour!!! There are kids running around the complex and in the street at all hours of the night! They lack of parking space is incomprehensible. I would not suggest inviting guests over, since they will probably have to park at least a 10 minute walk from your apartment door. Someone attempted to break into my apartment in broad daylight and no one saw or did anything about it! Also, When I had the cable co. out to instal my internet service, they said they have to come out all the time to replace lines because this complex is known for having cable & internet lines cut and rerouted. I refuse to even let my child out of the apartment to play because I don’t feel safe here!
***In spite of everything listed above, the apartment manager has gone out of her way to make sure that I am in a place that I feel safe in. She has offered to transfer me to a different property with no penalty to break my lease. I understand that some of what I find wrong with these apartments are out of managements control and more or less show what is wrong with parents today.***
