I don’t write many reviews, so know you have to do something fairly significant to make me go out of my way to write a review. In regards to Cottages at Tulane, they are a very incompetent management company and like other reviews have said, employee turnover is very fast and I can only assume it’s because employees are not treated well, just like residents aren’t. If you are paying your bills on time and never need anything, this place could work for you. But if you ever need anything from management, don’t expect it. They act like«we would love to help you but rules say we cannot». They often would contradict themselves as my first night there they gave me a key to an apartment that was not even mine.(they are incompetent and make mistakes but will never go out of their way to help you unless it’s something they have to like maintance request). Like others have said, after I moved out they tried to hit me up with service fees. Luckily I video recorded a walk through of the apartment so when they tried to hit me up for charges like dirty floor, holes in the walls, etc… I fought them and it wasn’t easy, but I did get them to waive/remove some of the erroneous charges. I straight up admit the bathroom bathtub wasn’t clean and was okay paying the $ 25 or $ 35 whatever it was to have it cleaned. I did however begrudgingly have to pay for the stoves to be clean despite me having video of it looking spotless. If you do move in and are ready to move out, don’t even bother cleaning the oven or stove, just expect to pay a fee on it otherwise you’re just wasting your time cleaning. The only good thing I have to say is that in Plano, there aren’t many choices for apartment complexes with only one bedroom. My personal experience may not happen to everyone but the upstairs neighbor had floor problems that the resident before me complained about. I complained to the front office as well as my upstairs neighbor did b/c she would come home odd hours and I could hear every step she made and front office of course did absolutely nothing about it. Par for the course. Tulane is ALL about getting money and nothing else. They are the least caring management when it comes to their residents. You can tell they do not care about anything other than doing their job to however management likes, and keep in mind they have a high turnover so that should tell you something. Neighborhood was quiet, no issues with the neighbors. My upstairs lady is cool but her loud floors got on both of our nerves.

I lived at Cottages at Tulane from December 2010 till November 2012. First the good; while I lived there I was relatively happy with the Cottages. The complex is quiet, in a good location and there’s lots of shade there in a great park. The management was O.K.(or so I thought), although always changing. The maintenance guys usually fixed whatever I needed repaired within a day or two. Sounds pretty good, right? Keep readin’! Fast-forward to June 2013. Imagine my shock when I received a call from a collection agency inquiring about the money I still owe Cottages at Tulane 8 months after moving out! I never once received an invoice after move-out, an email or even a phone call from management about any invoice. It’s not like I was real hard to track down; I still use the same mobile number and email that management used to contact me with when I lived there. I asked the collection company to send me an invoice from the Cottages at Tulane detailing what I was being charged for. They then instantly emailed me an invoice containing legitimate and non-legitimate charges. It seems I still owed money for each day after I moved out until the new occupant moved in since I broke my lease early(I paid a fee to do this). Fair enough; I gladly would have paid that had anyone ever asked me. Then there were a couple of non-legitimate charges. One was for a hole in the closet door on the inside of the storage closet. This was that way when I moved in and I noted so on my initial move-in itemization. The second item was for over $ 500 to completely replace the bedroom carpet due to ‘pet stains’. I’m convinced that management wanted to install brand new carpeting on my dime as there were no pet stains. So for the time while I lived there, I’d rate Cottages at Tulane 3 stars. For gouging me on charges for carpeting and stuff that was already wrong with the unit, I’ll give them 1 star. For not having the common courtesy to contact me to pay the debatable outstanding debt and turning me over to a collection agency and their threats to hurt my credit, I’ll give them –3 stars. Result, the lowest rating I can give them — 1 star.

Great location to live(solely why I’m giving two stars) but management isn’t great. Their is always someone new in the office, paper work gets lost, as do service and maintenance requests. Online bill pay isn’t reliable either.
