One Plantation

I used to live in this building. I can say that the guys take care of this building properly.
I can really say that the building is luxury.
I lived there with the dog.
The community is very very nice for people of ages 30 – 45.

No need to go to the Caribbean! Just walk out of your apartment into hallway to feel like like you’re in a tropical non-​paradise. The hallways and elevators are constantly dirty, smelly and have NO air conditioning. It was turned off permanently the week Jeff, the manager, left in early summer. Miss the original manager and staff. New management does not care or just can’t handle. They have a stash of canned responses for the different issues, which they recycle over and over when tenants bring up a problem. Pretty much say they’re working on it and will keep you posted, but nope, never gets fixed. Poorly cleaned and maintained. Trash is left in the hallways or trash shoot closet rather than IN trash shoot and stays there all weekend. They used to schedule and stager moves so that at least one elevator was avalaible at all times. Now, 2 or 3 moves go on at same time. The gym used to be great, last few times, not all equipment works and windows are usually open because ac is off there too. Guess they can’t afford to have it on anymore. Don’t understand why because rent is astronomical. Hurts to pay this much money and not have a building that’s well maintained. No longer a «luxury» place. Look elsewhere, not worth the money. So sad, used to love it here.

CONSUMER BEWARE
I was one of the first residents of One Plantation. The value of this property has seriously declined! The pet owners in this community are disgustingly lazy. Many of them don’t clean up after their pets. Not only are they leaving fecal matter on the outside, they are allowing pets to use the bathroom in the hallways of the individual floors, stairwells, and common area near front entrance. Tenants/​Guests are also leaving an abundance of litter near the elevator and entrance area. I live in the north tower. There is an constant odor in the elevator. It doesn’t help that the cleaning crew uses a dirty mop to clean it! You can smell it. The walls are very thin. I can hear my neighbor snoring. Contacting the leasing office for a problem is a joke to say the least. I sent two letters and got no response. It wasn’t until I sent a letter to Greystar corporate office, did I get a call from the new property manager. She offered no solution to the problem. I’ve sent emails and pictures. It falls upon deaf ears! The final straw was when a sanitary napkin was in the pool, we told the employee on duty. She did absolutely nothing. This not a luxury property! I often wonder if they have started accepting section-​8. Some of these tenants look very questionable. From loud music coming from vehicles to marijuana smelling elevators, I feel like I’m in a housing project! Do your self a favor and find another 5-​Star luxury property. This place isn’t worth the money they are charging.

No apartment is perfect. There will always be noisy neighbors or things to deal with but I definitely feel that One Plantation is the best place in the area. If there is ever a problem, maintenance deals with it as soon as possible and cleans up a mess as soon as possible too. The best part is the people. Everyone is very friendly and will actually talk to you and want to know how you are. They will hold the doors and elevators for you, which I find is rare in South Florida. There are usually people around having a good time and I haven’t been woken up or had trouble studying due to any noise. There is also a coffee machine so you don’t have to buy Starbucks during office hours and the gym is ²⁴⁄₇. They have events such as food trucks every so often and a movie room and game room that’s great for hosting guests. There’s a work room with computers and printers (for free) which is great because you never know when you’ll have an emergency. You can walk to a 4 ½ star Italian Restaurant, frozen yogurt, a vegan bakery, IHOP and Jason’s Deli. Pretty soon they are making a World of Beer so you don’t have to worry about driving to have a good time! Although it is on the pricey side, I would much rather live here than anywhere else in the area.

After living here for 1 year the property has declined tremendously. The new property manager Karina can not handle the pressure of a big property. Kids from nearby high schools sneak in and smoke Marijuana while using the amenities we pay money for. The locks on most gates do not work. Most of the amenities do not work (pool balls missing, cues broken, tv’s not working). The service has declined as well. The 24 hour service man refused to help me in the middle of the night when I needed him for a emergency. STAY AWAY FROM ONE PLANTATION!

Preface… I would give 3.5 stars.
So after living here for just under two years, and being what seems like the last few of the original residents… This is my review.
We had shady, obnoxious neighbors on one side for the first 9 – 10 months that we lived here… Bad enough that I did not want to renew, but luckily they got evicted before we had to decide.
We also had a man above us who I swear had a home gym… I’m not kidding. We all know what lifting sounds like and we could tell when he moved out.
Anyway… The complex is beautiful, it’s safe, the amenities are nice. But if you’re looking for a PEACEFUL place to call home… It’s luck of the draw!
The walls are ridiculously thin for the price point. On the living room/​kitchen side I could hear my neighbor’s cabinets closing and her garbage disposal daily (when our tv was on… Not just when it was quiet) but that was livable. On the bedroom side I could hear my neighbor coughing every night… and I’m not talking about a bronchitis kind of cough… I mean a normal cough. And the shady neighbors before were awful… Could hear their tv, their daughter whining, etc.
If you are considering living here, do yourself a favor and rent on the top floor or at least ask if the unit above you has carpet. They said the one above us did, but we heard EVERY SINGLE chair scrape and movement of furniture. There is also what sounds like dropping marbles on a regular basis. I don’t know how else to explain it. My neighbor on a another floor mentioned it to me about her unit and I was in shock because I thought it was just us! So who knows what that is!
My last issue is with pets.
I have NEVER in my life seen so many people who do not pick up after their dogs!
Watch walking in grass on the complex. and just don’t walk in the grass on the path outside at all because it is infested with dog $%@#! Some people even leave their dog’s crap on the concrete path itself!
The complex has several stations with free bags for your dog, so there is no excuse other than laziness.
I am from a city up north, where 80% of people pick up after their dogs, but here it seems like 80% don’t!
DISCLAIMER…
If you’ve noticed, most of the downsides I’ve mentioned are pretty much out of the control of the management team.
I liked the team there for the most part… Which changed a couple times. We started with Jeanne, Kevin, Jeff and Kenny who were all great! I mostly saw Lori and Chris toward the end and they are very nice!
The cleaning/​maintenance staff are also friendly and are constantly touching up paint or making small improvements to public areas.
We never once had an issue with anything needing to be fixed in our apartment… Benefits of being the first to live there!
I will say in the last 6 months I noticed more trash lying around in the common areas & parking lot/​garage… Like soda cups or even pizza boxes, which maintenance did clean up… But they shouldn’t have to… It’s a sign that the type of resident may be going downhill.
The fitness center is nice… That was my favorite amenity. Though toward the end some of the equipment was starting to need servicing.
There’s a movie room, a business center and a game room, all of which I hardly used, and there is ample outdoor space to tan/​relax.
Prices have definitely gone up. When we moved in, a reserved parking spot was $ 50… It’s now $ 125 according to a price sheet another reviewer posted.
Also, after our first year we wanted to go month to month… Until we found out it was $ 400 more per month… Seriously?! $ 100-​$ 200 more is understandable, but $ 400?
I honestly believe the place is overpriced as a whole, but I guess it really depends on what’s most important to you. For me, the place I spend the majority of my time (in my own apartment) is more important than amenities, and Greystar blew it with the lack of soundproofing between apartments.

Have been here for a few months. Since I’ve been here all the elevators have had recurring horrible smells. Combination of wet dog/​dog urine/​rotting garbage. It is nauseating. This includes the parking garage elevator, elevator lobby north building first floor and elevators and elevator lobby. Really really disgusting. Whatever causes the smells does get cleaned up, but it seems as though there’s a smell more often than there isn’t. One Plantation really needs to work on this problem. It will be a deal breaker for us renewing, and we would not have moved in here had we known about the issue. Also there seems to be a flea issue here. Many of our neighbours have reported flea problems. See photos!

I lived here for 1yr now and I love everything here — facilities, friendly mgmt staff, safe neighborhood, etc. No problems with parking, there is access to the river so you can take walks along it, and the amenities are great. The only occasional issue I’ve had is that the business center is often out of paper. but that’s pretty much it. The units are more expensive than other communities though. Not a lot of noise issues between units, but you can hear the hallway pretty well.

The quality of this place was DRAMATICALLY declined. Everything went downhill once the property manager, who’s been here since it’s opening in 2013, left in the beginning of this summer.
The entire staff has left or been fired because there is a completely new staff which shows a lot. Employees would know the residents by name, now they don’t even introduce themselves as they are clearly new. I used to get immediate emails of packages that arrive and now I get none. I went to the office to complain and a much older lady said «do you live here? You would have gotten an email. Can you come back later I am busy». Well I replied «of course I live here and I haven’t gotten any emails since this whole office changed up» Surely, my package was there ALONG with other packages I wasn’t aware of –_​–
The hallways… oh my. I have to run to the elevator if I want a chance to breathe. There is no AC in them anymore. Makeup is melting off by the time I get to elevator when before it was always freezing. Elevators always smell like wet dog or are dirty. The lack of care shows in the calendars in the elevators which used to be very decorative and information. Now it’s just a white sheet calendar with words on certain days, making you miss out on the coolest event we have on property– food trucks. The exit in the building by the water is located near the trash room and it’s all you smell as you enter/​exit the building– gross. I have seen random teenagers in the playground area smoking up. Lots of parties occurring at the pool area and the pool, is no longer heated, and I was told it cost too much to get it fixed. Each resident here pays well enough more than other Plantation residents, nothing should be too expensive! There are homeless people along the lake which I can see from my balcony at all times.
One request– bring back Jeff or at least someone who cares about their properties the way he did! I have lived here since they opened and this is shameful! Sadly I already know with the downfall, I am going to leave when my lease is up. Bring One Plantation back!

I love it here!

Just moved in. I feel like I’m living in a 5 star hotel. Such a beautiful place, everything I could possibly want. The staff is top notch and I’m close enough to walk to Whole Foods. Who could ask for more?

Moved in about a month ago, and I love the apartment! The management office, specifically Lori and Jeff, have been so friendly and helpful. They go above and beyond to help you get settled into your new home. The pool is nice, gym is great and all of the apartments have beautiful tile floors at least in kitchen and bathroom. I always enjoy my balcony and every apartment comes with one! The only downside is that its a little more expensive than some other places in the area, but it’s so much nicer! It also is built very well and has tinted windows as well as new low energy light bulbs throughout so your electric bill is low compared to other places I’ve lived in the area. All in all I made a great choice and don’t regret moving here.

Moved in a week ago, and so far I have no complaints. I see people biting about sound deadening in other reviews and have to wonder what they are smoking. As someone who works the graveyard shift, I’m very affected by nose during the day, and I can honestly say there is almost none, and I have yet to be woken by a noisy neighbor.
The amenities at this property are also amazing. ²⁴⁄₇ gym quality fitness center with saunas and separate spin room, theater with leather couches and stadium setup seating, game room with latest consoles, and a restaurant that they bring food into for residents from amazing eateries, yeah I can’t think of any place better for the price or the area (I’m also including las olas in the area as I looked there as well).
All of the staff on property is friendly and greets you with a smile.

one Plantation claims to be a Leed certified building. Ahem, a green building. the brand new units have SHAG carpeting, can be cleaned by any toxic allergy inducing carpet cleaners regardless of the harshness chemicals used to treat it, and the rates are $ 1500-​$ 1800 plus or one can rent from Davies new Signature units starting at $ 1200 full tile no maintainence costs, chemicals etc. and they do not claim to be Eco friendly… One plantation said they offer carpet to absorb sound, however they also said the building has mutiple foundation layers of 3 – 6′ of solid structure support, funny why would one need to absorb sound then? The carpet here is a way to collect damage security be careful with one plantation.
