Everything people have mentioned about this community in these reviews are true. Do not go here if you want peace of mind. You will be treated like prisoners at their mercy. The 98,143 rules and regulations make you feel like a refugee and not a vacationer. Avoid at all costs.
Unfortunately I didn’t search on Unilocal before I went there, but in case you see and wonder why the reviews are bad do not try to test it out for yourself.

My daughter visited for one day and it took me two hours for me to get a pass for her only because she was not on the visitor list to allow her inside. While we are paying 30 dollars per person for only one week. They do not have staff to rent boats so I do wonder why they do not follow their own rules and regulations
This place is beautiful and lovely but their attitude towards the customers and service makes it not worth it

Oh, the poconos! The land is beautiful and the American Dream of freedom and opportunity are live and well… unless you come across arrowhead lakes security. Never in all the places I have lived or travelled have adults been treated like children as much as they are at arrowhead lakes. The security are very unprofessional at times and spent 45 minutes at the local pool vocalizing threats of tickets for parking in the grass, rather than just giving tickets for breaking parking rules.
«The community members» who make the rules here really need to get out more. I think they would quickly realize that the grown people don’t need to be regulated to the extent that they are here. However, some of that oversight could be redirected to pay a little extra attention to children riding golf carts on the same streets where people walk and vehicles drive. We have seen teens playing bumper cars on the street, and have actually been hit by a group of kids driving a golf cart. Adult or licensed driver supervision should be required for kids who want to drive golf carts!

I must agree with the other two comments. I live here full time and things have changed over the past ten years. More rules, more expenses and less returns.
It seems that the amenities are focused on renters more than homeowners. How about an indoor pool so full time owners can have something to do during the winter season?

boy do i agree… arrowhead lakes is a nazi camp…90% of the home owners can’t say boo without getting a ticket for something… all the rules… rules…rules…trying to sell now… can’t wait to get the hell out!!! arrowhead keeps raising the dues for the 10% that live there and make up all the rules and we can’t say anything… if we want to fight a ticket… we can only fight it during the week… they know we can’t come up during the week… so we just pay pay pay…

If you are considering buying a home in Arrowhead Lake PA, DON’T.
This is where over 90% of the home owners are vacationers, but the minority makes the rules.
First let me tell you this: I have a new four bedroom home that is absolutely beautiful; my family and I love it. I have had other homes in the Poconos, but I made the mistake of building this one at Arrowhead.
Most vacationers are weekend users, but arrowhead has decided to tell these users you may now only throw away your garbage at certain times and days at the dumpsters. So if you would like to leave early on Sunday you can’t, you must wait till the dumpsters open at 10: am. When you get there expect a line. I was up there over New Years I had to wait twenty minutes to throw away my trash. I can’t wait till Memorial Day should take at least an hour. This works if this is your primary home, not if it is a vacation home. By the way the garbage is closed Tuesday, Wednesday and Friday; hope you don’t plan to leave those days. Now people will leave there trash in a garbage cans that will be knocked over by wild life and soon we will start to get rats. What a good idea; who thought of this?
If you come to Arrowhead please be ready to be pulled over by a rent a cop. There is only one guy that does this, he makes believe he is a police officer and looks for vacationers that do not stop long enough at a stop sign. That’s right LONG ENOUGH. The law states to come to a full stop but this guy always wanted to pretend he is important so on weekends he hides out and pulls over people that do not live there full time instead of Patrolling and making sure our homes are looked after. My brother n law has never ever been pulled over in his life, we call him the turtle, but he was there. What a joke.
If you are considering to by a home ask them about their Club House now that’s a whole new story.
