This guy will never appraise one of my properties again. If you are a seller, beware! I won’t go into the long list of errors, but in my opinion, the work was lazy and sloppy. He undervalued my home and cost me thousands, showing complete ignorance of true market factors(compared a 3 bedroom to a 2 bedroom with no adjustment, no benefit for attached garage, thinks a deck is no more valuable than a slab patio, gave no benefit for having central air when comps did not, compared a completely remodeled house to one with no upgrades, gave no benefit for a new roof, brand new kitchen and bath, compared a new upgraded birch kitchen with stainless appliances to a house with an original kitchen from the 50s(not only did he not give me a positive adjustment, he actually docked me value because that house has not sold!), compared my property to a house across the street from a meth house that backs up to the highway(which actually sold for more per square foot than he said mine was worth, by the way). Mine went under contract the first day, but he said it was worth less than an unimproved house that has been on the market for 8 months. When I tried to contact him, he ignored my correspondence. The quality of finishes will mean nothing at all to him. Since he is an FHA guy, his wrong opinion will stay with your property for 120 days and tie your hands. I suggest you consider carefully less he cost you big time.
