If you want to be scammed out of money, rent with ADI. I’ve rented for 10 years now, all throughout the nation, and ADI Properties is by FAR the WORST I have ever dealt with.
My roommates and I rented from ADI for a few years, were never late on payment, and never had a single complaint about us. Upon moving in, my roommates and I went through the house intensely to make sure we looked over everything on the check-​list that we could, so we wouldn’t be responsible for damages. Beings it was near the end of Fall, we hadn’t ever had a need to use the sprinkler system, so we never got around to checking that (nor was it on the check-​list). Come summer time when it was time to use the sprinklers, literally half of the sprinkler heads were destroyed. I contacted ADI about it, and they told me that they weren’t destroyed before I moved in, so guess who got to cover the costs of repairs? Yep, me…
A year before we knew we were moving out, we contacted ADI about moving out two months early, exactly as stated in the lease, so that we could pro-​rate our move out date. When move out time came, they stated that we didn’t give them proper written notice and that we would be required to pay for the extra months that we would not be living there. We paid, solely because we didn’t want our credit to take a hit…
All of us living in the home were in doctorate school at that time, so we were hardly ever home except to sleep; so as you can imagine, when it was time to move out, the house looked immaculate. ADI informed us they needed a month to figure out how much of the deposit we would receive back. Needless to say, we never received any of it back. That is thousands of dollars we are talking about…

My experiences with ADI have been jaw-​droppingly bad. Not only did they shoddily repair broken drawer faces with nail guns, not fix toilets for months on end, and refuse acknowledge water damage from broken toilets during an emergency after-​hours phone call, but also they would show up without notice (the day before scheduled checks) to spy on our house and then not fix anything on said scheduled visits.
My housemates and I have been very upset, and we strongly advise all future renters to avoid using ADI. Our homeowner has recently contacted me and has been an absolute breath of fresh air. He himself has been kept in the dark by ADI and has actually broken away from them altogether. Since then, every repair request has been addressed promptly and adequately.
Bottom line: pick another property manager.

I am in complete disbelief of how this company has managed their maintenance people. Just in the last month I have had three appointments cancelled day of — no notification… AND I’ve had contractors just show up on property without permission. ADI is a great company for the most part (if you like hands-​off), but their maintenance personnel are COMPLETELY unprofessional.

Do not rent from ADI or you will never see your deposit, and you will end up having to pay a TON of money for things they never do as they say they will. Example lived in a nice rental for 7 years with already used carpet– kept the place up really nice, even put our own money into yard, etc. They claimed «they had to replace all flooring and needed our money and much more– we fought for our rights and eventually settled, to find out after the fact the new renters did NOT have anything new installed and they Kept our money — very unethical and just waiting for more innocent renters to fill their pockets. They deserve to go under.

It’s really too bad that we have to award any stars at all to such a terribly run (dis)organization! My wife and I rented a house for 4 years through ADI Properties. We were never late once on rent and we were never «problem» tenants. We even went so far to improve the curb appeal of the house by installing fresh bark dust 2 out if the four years and planting attractive plants and flowers in front. I thought that we for the most part were very model renters. I guess none of these factors really matter so I’ll spare you the boring part and get right to the good stuff. My wife and I worked really hard on building our credit so we could buy a home for ourselves. Once we bought a home, we moved out and cleaned the place up pretty good knowing that its not likely that we’ll get the full deposit back because there were some a few dings in the wall and the carpet wasn’t in great shape. After all, we were raising 2 small children in the house so things are bound to get messed up here and there. But, a couple of weeks after we moved out, we got a notice in the mail that not only would we not receive our $ 2000 security deposit but that we also owed them an additional $ 8000!!! I damn near had a stroke when I read that! They were trying to charge us for all new carpets, full interior paint, and everything. Again, keep in mind we lived there for 4 years with 2 small children! I am very lucky to be married to a woman who is a licensed property manager and does the same exact job that ADI does. My wife knows exactly what they can legally charge us for and what they cannot charge us for. And, they were trying to take us to the cleaners! After 6 or 7 months of negotiating with them (which was just awful by the way because nobody ever calls or emails back from that lousy company) we finally settled on paying them just over $ 1700. That’s a HUGE difference from $ 8000! While I was still steamed about the figure of course I’m going to pay my debts. So, I went to my bank and got a cashiers check made out to ADI for the agreed amount and I dropped it off to the front desk lady the very next day. I thought that I was finally free and clear from this atrocious company! Unfortunately, that was wishful thinking! About a month after I dropped off the cashiers check, I got a letter in the mail from ADI telling me that if I don’t pay them the money from the move out that they were going to send me to collections! Umm… hello? I already gave you a freakin’ cashiers check and I’ve got the stub with your name on it to prove! Those irresponsible, disorganized, unaccountable people that represent them lost the check that I gave to them! I then had to jump through a ton of hoops on the behalf of ADI to resolve this matter. I had to fill out forms at my bank to get a stop pay on the check. I had to get a notarized document from ADI that they indeed lost the check and would not cash the other one if it turned up later. It was an additional week and a half of having to deal with them and their disregard for proper business conduct. I’m just so happy now that it is all behind me and I can just move forward with my life. At this point, it has taken everything for me not to report them to the real estate agency and have them investigated. It truly worries me of how many people they have tried to swindle for thousands of dollars for move out costs. Costs that the average person may or may not know that should be covered under the original move in agreement and what should be covered under the move out. Watch your step with these people if you decide to rent from them. It might cost you a lot more than what you bargained for.

If I could give zero stars I would! My fam and I moved from SoCal and rented with ADI. They never sent pics because they stated the owner had refused, my gut should have kicked in there. Walk in and the house looks like the owners moved out the day before. It’s filthy, marks and holes on every wall, pee and vomit stained carpet, broken and missing tile, broken dressers in every closet, just a mess! I originally wanted to work it out but the attitude of the broker spoke volumes of his lack of professionalism! He immediately told me I rented as is and the house was cleaned so tough. Yes, the cob webs hanging in the living room look clean. He even yelled at me, the person who spent 2 days driving from CA to move into that house and who had given them almost $ 6000 of my dollars! Mind you I have my cranky 2 year old and 2 small dogs sitting in the car. I was so appalled with it all! They were obviously in breach and refunded my money but I’m sure I will find myself in small claims since I’m typing this from a hotel room I should not have had to rent! Renter and Owners beware, they are awful!!!

I’ve 2 rental with them and they’ve been helping me to manage them for 5 years. I would say ADI are very professional in terms of managing properties. I always get rent, monthly statment and year end statement from them on time. The commission that they charge are pretty standard compare to other property mangement company. However, the repairing & cleaning charge from their outsource are not cheap but someone reliable and can trust.

I have not actually rented through ADI Properties, only applied for an apartment. They had received an application before mine so they did not process my application or the $ 90.00 fee that my partner and I had paid. This all would have been fine because they had said the application fee would be refunded. After I dropped off the application no one called me to tell me that they had received an application before ours nor did they offer to mail the fee back to us once I had made contact with them.
After speaking with the woman on the phone I told her that I would be in as soon as possible to pick up my application fee (telling her that it would be a few days since my partner and I both work full time and their office hours are not convenient for people who work). When I went to pick up the $ 90.00, which was in the form of a money order, I asked if they could just write a check since I did not believe that my money order was returnable. They assured me that it was indeed refundable and I just had to go to the place that I bought it. I drove clear across town to do this only to find out that it was not returnable. So, I drove BACK to ADI Properties and explained to them the situation. They were completely unsympathetic and out right rude. The woman actually said, «Well, it’s been sitting her for five days, you could have gotten it sooner!»…Oh really?! Sooner??? with my magic abilities to be at work and running stupid errands at the same time?!
They then put up a bit of a fuss about writing me a check and not believing that I could not return the money order at Safeway (NE Killingsworth and MLK). I am moving into a new (better!) apartment tomorrow and ADI is mailing me a check supposedly. I am not quite sure when, because they could not even answer that question when I asked.
I would NEVER deal with them again… this experience was too much of a hassle for an apartment that I did not even move into! BAH!
