1 star! Yup. Rent fee is way to much for what its worth.
New property manager Bianca is a nightmare! There are much more apartments that are much better to invest your hard earned $$$.
1 bedroom apt cost $ 1400 500sqft
2 bedroom $ 1600 600sqft
Don’t do it! Keep researching and best of luck!
Not a hater but this place is a shame it’s on the map!
BTW car windows get smashed in every night.
Parking is a nightmare.

The apartment situation in Portland is pretty challenging these days. Rents are going crazy. One of the reasons why I left is because rents went skyrocketing.
The good: The building is new, you get nice appliances, washer and a dryer, plumbing is good, plenty of hot water, trash gets picked up frequently, hardwood floors, kitchen is modern, bathroom was big and nice. The apartments themselves are small but comfortable. Tall tall ceilings. Overall a smart looking place. The people living there were generally nice too.
The meh: The quality of the walls and moldings are not so good. I bumped into a molding around a door and it looked like it was made of cardboard the way it dented. The noise was something I thought I could live with at first but it just got out of control. The patio is always jam packed in the summer. You’ll have to open up your apartment to cool down in the evening and it is super noisy. It seems like the Hub operates as something of a daycare facility at times. Parents will get drunk and let their kids scream, cry and run amok. I saw a mom, beer and hand, accidentally drop her toddler while bending over. It is nuts. but i digress… The Hub has routine cleaning about once a month that can be very loud.
There were many car break-​ins around the apartment complex. My car got the side mirror broken off while parked in front of the building. If you look around you will often see the glitter of broken glass. Parking spots became very difficult to find.
The management company was okay to deal with but there was a lot of turnover. I lived there 2 years and our contact person changed 4 times.
The price: It started out with all utilities included in the price. (the building is outfitted with solar panels.) When I finally decided to move my rent had skyrocketed by $ 350 dollars a month and they were wanting to charge an ~$ 80 utility fee. This was before the New Seasons went in, so who knows how much rent there is these days.
In conclusion, it was a comfy place but i think you can find a better deal elsewhere.

This apartment building is pretty nice and in a cool neighborhood. The features of the building, especially the net zero aspect, are cool too. I lived here for six months before moving into a house. I am writing this review mainly because I think there are some things to be aware of before you decide to move in:
1. Noise will probably be an issue, albeit, a minor to moderate one. Even if you don’t live directly above HUB, you will still experience a fair amount of noise pollution. The only way to cool your apartment is to open the window that faces out to the HUB patio for a cross-​breeze, which is usually crowded until later in the evenings. Check HUB business hours, and see if you can view the apartment in the evening instead of the morning. Williams Ave. also has its fair share of traffic + noise. I also believe there are plans for HUB to expand their patio and get a liquor license, which will not help the situation.
2. Cars get broken into in the shared parking lot out back, but this is not owned by EcoFlats. I have heard that EcoFlats also has plans to add on to the parking lot behind the building at the expense of some of the green space out back, which is sort of incongruous for an eco-​friendly building. Either way, some lights would really go a long way to help minimize theft out back.
3. Management is nitpicky and sometimes (possibly unintentionally) misleading. We were misquoted about five things during/​before our tenancy. One, that rent would be the same after we transitioned to a month-​to-​month lease, which was not the case. Two that there was extra closet space in the actual unit, which was not the case. Three, that noise from below and outside was not an issue, which was also not the case. Four, that our deposit check would be returned within 14 days of move-​out — not the case again. Five, we were told that our deposit would be refunded as long as there were no major damages AKA normal wear and tear is okay — again not the case.
My roommate and I have lived in 6 separate apartments over the past 4 years in NYC and PDX and never had any portion of our deposit withheld, but EcoFlats apparently has more rigorous standards. We were charged for stained range drip pans (normal wear if you actually plan to cook on your stove) and incidental surface scratches on the range panel that can only have been the result of turning the stove knobs on and off (normal wear again if you actually plan to use the stove).
Other than the above items, living here is pretty much what you would expect for any apartment building, except it is newer, so I never had any pest or insect problems and the décor/​utilities are all pretty fresh. I won’t say that I regretted living here, but I do wish I had gone in with more realistic expectations. Hopefully this will help you make a more informed decision.
