This is absolutely the worst property management company anyone could even imagine — steer clear!

Poorly managed & increases fees outside of contracted agreements. You’ll regret dealing with this company & Mark Holmes.

I am not sure what my $ 300+ monthly HOA fees are going towards. My account manager is Jeff Belluschi, and he is rude, unprofessional, and extremely self-​important. Rarely does he bother to reply to an email, and when he does deign to give his precious time to such a worthless individual such as myself, it’s always unhelpful and needs subsequent follow up emails to obtain more information from him. Getting him to reply to a follow up email is expecting lightning to strike twice. Don’t hold your breath.
Any phone call inquiring about the status of a pending item is met with, «I’m meeting with them today, I’ll let you know what they say.» He can’t possibly give you any sort of information before that «meeting», which is conveniently sometime in the near future– even though you’re inquiring about an ongoing issue with the building that you’ve been experiencing for 2+ years.”
This is going to shock and awe all of you, but… he never let’s you know how his «meeting» went.

This is the HOA for the townhouse I rent. These are TERRIBE people. They hired a company to do some work and that company damaged my personal property due to their own negligence. When I contacted Kappes Miller representative Jeff Belesky (not sure of the spelling) at their portland office he was super nice. Told us he would get us repayment one way or another and he would get back to us. That was 3 weeks ago. We have heard nothing. When I contacted the company that had been hired today I was informed that this Jeff guy from Kappes had said ‘F them, they’re renters so I wouldn’t give them anything.’ I was slightly taken aback as this totally contradicts what I was told 3 weeks ago. So I called Jeff and the only response I got was ‘Have your landlord call me.’ Then he hung up on me. I could almost understand such a response had I called in some irate manner (as was my initial reaction) but I made it a point to be friendly. So this Jeff from Kappes just confirmed to me in my mind that yes, I am less then scum to him since I don’t own my home and he couldn’t be bothered with me. Wow. Way to run a buisness.

Our condo signed up with KM back in early 2010, they proceeded to ignore us completely and then fired the two people managing our account. They then came back to us and said that we should pay them $ 900 instead of $ 600 a month and they would give us a new manager.
The new manager is just as bad, the only redeeming quality about this place is the financial service they provide. They will nickel and dime you charge way too much for basic services. They’ll make it all sound like a good idea and then catch you up in contracts that make it so they can do the least amount of work while pulling in the most money, unless you are a 200+ unit don’t bother with this company.
Look elsewhere you will be sorry if you use Kappes-​Miller in Portland.

we have hired these guys recently to manage our community, and i think they are doing a fabulous job. previously we employed northwest community management (see my review on them). since km has taken over, we have had much more resolution with pending items and better and more concise suggestions and follow thru. totally worth changing.
