This apartment is far too expensive for what it offers. There is no air conditioning, the elevators rarely work, the management cares only about money. On the surface it looks very nice, the lobby is pretty and they have a TV. The keyed entry makes it fairly secure. Those are really the only good things I can say. The month after I moved in the rent went up by several hundred dollars and they changed it to full time student housing. If you have a car, expect to pay hundreds of dollars on top of rent for parking, and do not expect the management to help you with finding a place for your vehicle. There is also no community area whatsoever. As a previous reviewer mentioned, there is no privacy with the blinds open. Also the max and the fire station are right outside and make almost constant noise. Do yourself a favor and do not live here. The location is not worth it at all.

Management has changed again! For the 3rd time since I’ve moved here lol. I believe the building is no longer owned by Riverstone and the new management has definitely read my review and stepped up their game. The hallways are cleaner, no more funky smell. People don’t really loiter around as much anymore and there are noooo more cigarettes at the front! New management seems to be more organized than the last two and I’m so glad!!! However… The people who live in the building are still immature and gross college students. I’ve found used condoms, a box of voodoo donuts, and tons of cigarettes that have been THROWN into my pain from other tenants!!! Ughhhhh Other than that, this apartment complex is definitely improving! Slowly, but surely I guess haha

The manager put a child with a mother as my roommate sharing 1 room, and told me that she’s allowed to put in who ever she wants with me male or female, up to 9 people in a 4 bdrm 2 bath apartment. When I moved in I was lied to and was told I would have 3 single female only, roommates who are my age. I was not given any notice about the new roommates, the manager entering my apartment, or maintenance entering my apartment. It’s very DANGEROUS living here, most of the residents are Middle eastern men, and there are many other Middle eastern men hanging out in the Loby and halls that don’t even live here, they travel in packs. When I was sitting in the Loby and didn’t open the door when they banged on it, 5 of them surrounded me yelled at me and one them spit next to me, if I didn’t have my pepper spray with me that they saw not sure what would have happened. On a different day 2 of them came to our apartment banging on our door and sat in front of it for an hour refusing to live even when we said we’ll call the police, we don’t even know them. It took the security guerd over 50 minutes to come, he was very nice and helpful but 50 minutes is a long time. You can not have some one take over your lease, you have to pay a huge lease breaking fee, if you want to move out. it’s extremely loud and noisy, and there’s smoking non stop in front of the front door, or next to it. You can’t open your bdrm or living room window without smelling smoke, the manager does nothing about it.

The design of this building did not take the privacy of its residents or neighbors into consideration. I can see 2 separate toilets by glancing out my livingroom window. They can also see directly into my kitchen, living room and bathroom. We have had to frost our bathroom window. The young disrespectful college students smoke, litter, loiter and occasionally drink on the sidewalk. And have made my front porch their own. The ugly building is an eyesore in the neighborhood, blocking views of the beautiful hills and sky.

MW8 is a great new addition to downtown Portland. The location is conveniently near bus lines and many restaurants. It’s definitely recommended to any students going to school in the area. The staff have also been pretty great with an awesome response time to any issues that arise. It’s definitely worthwhile to check out :)
