I was moving to Prescott Valley, Az from Ca and could not be there for the inspection. This company was recommended by my broker who did attend the inspection. Except for an attic door in the garage ceiling and a potentially leaking water heater, the house passed without any issues. When I moved in, I couldn’t figure out how to divert the water in the tubs to the shower heads. I called Mark 3 times and he didn’t return my call. I finally wrote to my broker who explained it to me. As I became familiar with the house I noticed several things that he did not address which will cost me a lot of money to repair. 1. There is a crack in the tile floor in the guest bathroom; 2. The drip system or what they called a drip system, was improper and the outside spigot was leaking and had been by the corrison on the pipe for quite some time. It cost me $ 400 to repair that leak. 3. There are no carbon monoxide alarms in the house and there was no notation made to this effect. 4. The batteries in the smoke detectors are 4 years old and there was no notation made of this either. There is a crack in the block fence at the rear of the property that runs from the top almost to the bottom. There was no notation made of this. 5. Some of the screens do not fit properly. 6. There is a crackling in the common wall of the garage and the master bedroom which sounds as though Snap, Crackle and Pop were holding a party in there. I do not know if this is normal or if there is a problem. About 6 weeks later, I tried again to reach Mark and was successful. When I explained he had not returned my phone calls, he told me he had been in the hospital for the last two weeks due to a heart condition. I told him I had called him about 5 weeks prior and he wasn’t in the hospital. He asked me if I was going to be home within the next several days and he would come out. I told him I was and never heard from him again. Recently, I asked my broker to attempt to contact him before I file a complaint against him. She said she called him several times and to date, I have not heard one word from him. These repairs, especially the crack in the tile in the bathroom, and the crack in the block wall, are going to be costly. These could have been negotiated at the time of the sale, but now it is too late. If I can find out who holds the E & O insurance for this company, I would like to file a claim. He was sloppy and missed things any competent inspector should have caught.
