We rolled into Provincetown without reservations and had the good fortune to find this inn. The owner was very friendly, even giving us a tour and a look at the rooms before we decided to stay. The inn is very pleasant but it could use a coat of paint and a little updating. The breakfast was a little on the sparse side but it got us started for a fun day in P’Town. Spend a little time in the front desk area to chat with the owner(Lenny?). He’s delightful and will make you glad you stopped in.

Not sure I agree with either of the previous reviewers. We stayed because the first two places we tried couldn’t accommodate us(two gals traveling as friends, no queen bed, thank you) and we were ready to hit the town. Our room wasn’t disgusting, but I wasn’t charmed, either. The room could definitely stand to be updated, but it was clean enough and functional. Same goes for the included breakfast. I wouldn’t say the proprietors go out of their way to make you feel at home… more like visiting a stuffy, distant relative who wants to make sure you Don’t Smoke and Don’t Come Home Late Making a Lot of Noise. You know? But if all you want to do is sleep and get a dorm-style breakfast before you head out, by all means. Final thought– a little pricey for what it was, but I think we were mainly paying for location, off-street parking, and a room in the very popular vacation spot that is Provincetown in summer.

Perfect place to stay in Provincetown. It was a gorgoeus building and is one of the oldest Inn’s in the area. Edward Hopper did a painting of it. The proprieters were very hospitable. The place was relaxing and had all of the extra’s on hand that we needed(a bike rack, beach towels, a hair dryer, in-room fridge, private bath etc.) The place was also remarkably clean! They had a really nice second floor front deck for breakfast. Complimentary continental breakfast of cereal, fruit, homemade muffins, juice, coffee & tea. Not the best spread imaginable, but it was nice. This place was about a 2 minute walk to downtown which was perfect. We were happy that we were not staying right on Commercial St. I didn’t give it 5 stars becasue our room was very tiny(although clean and comfortable). Granted, it was the last available room they had and I didn’t see any of the other rooms but I imagine they have nicer rooms. The price was also reasonable. I highly recommend this place.
