Hello all — I wanted to send out a WARNING to all Manor Six Forks residents or people looking to move into an apartment. I have been dealing with their Poor management –Kem and Dennis trying to charge me exta $ for bullshit when I already paid. They lost my rent, lost my breaklease payment and sent me to collections. After much back and forth they found however I’m still dealing with them trying to charge me for extra cleaning –oh I paid $ 150 for that too. They will NOT provide me an invoices/​statement of charges but sent me to collections… make sense? nope. There several incidents with past resident to validate this claim. Check FB. I lived there for 3 years and when this new company/​management it turned to garbage. The only thing that kept me there are the residents and Maintenance staff. Mike and Allan you guys do a great job

I got a call from another unhappy resident letting me know you posted on my Unilocal review. I can tell you that first I’m not sure if you know who I am because I certainly never ran into at the coffee bar and I only have 1 son. I do appreciate your apology and efforts to try to reposition the Manor’s reputation. Unfortunately, it’s left a stain with me and your other past residents. I would highly recommend you evaluate the people you have representing the company. I want you to know its a month later and I’m still battling the Manor. National Credit systems has request several times for the Manor to provide the lease agreement, and the carpet cleaning invoice. I have no problem paying I just want to know what I’m paying for. No one in this world would paying anything without an invoice. Provide an invoice and I will remit payment. I suspect this is scam like you’ve done to past residents.

I have complained several times about the noise from my downstairs neighbor (heavy bass, loud music, yelling, etc,) now the same familiar noise is coming from my ‘new’ upstairs neighbor (along with a lot of stomping) and the downstairs neighbor is curiously silent. I contacted management but nothing seems to be taken seriously. The garage floor is filthy near the entrance to the elevator and many of the lights are out in the garage area.
The staff is pleasant but when upper management does not follow up and the same issues persist I would not recommend this complex to anyone.

I’ve lived here for almost a year and I will say it’s always clean and the maintenance staff is always very friendly. Tracy, the grounds keeper, is always friendly and helpful! I think it’s safe to say that all the residents adore her. The rent is high but the amenities (coffee bar, pool, gym) are great.
That being said… In the past 5 months the fire alarm has gone off 7 times in the middle of the night. They haven’t apologized or offered any kind of compensation. Also, I have complained several times to multiple people (the front desk attendant, the «courtesy officer» and the office manager) about the volume on my downstairs neighbor’s bass. It shakes my whole apartment but it appears that nothing has been done. I sit here writing this review as my floor boards shake.
It’s close to Trader Joe’s and not a far drive from downtown, but I’m not sure if the pros outweigh the cons.

I don’t recommend renting here. My wife and I lived here briefly and moved out when we bought a home. SInce we left in fall 2014 — owing no money and having transferred our lease contract — the management company du jour (Sherman Residential) has not only sent us two billing notices in error, but has recently attempted to extract money from our checking account for an amount over $ 500. I immediately had my bank stop payment and am considering legal action.
We have no objections to the apartment complex itself, but management is incompetent and after sending us two bills in error and trying to directly take money from us with no explanation or notice, we do not trust them.

This apartment is definitely a good deal for the price. The gym is large for an apartment building, although the equipment could be maintained a bit better. The pool, rooftop lounge, common rooms, and gym make the price seem low for how much you’re getting in terms of amenities. It’s also a convenient location and a cheap Über ride downtown.
My main concern is that communication between the staff and tenants is weak at best. Even though I’ve given my contact information to the front desk staff multiple times, they always seem to call my roommate instead of me even when they are trying to reach me. The fire alarm has gone off 3 times in the past month (twice in the middle of the night or extremely early morning) and the staff has not sent out ANY communication regarding what the issue is or whether they’re working to resolve it. In addition, there are multiple children in the apartment above ours who literally must be jumping off of furniture at all hours of the day and night in order to cause the loud booms we hear constantly. When we sent an email to the staff, they asked us to document the specific occurrences of the noises, and then basically told us we were being dramatic for filing a complaint because everyone should be able to make a little noise during the waking hours. Mind you, my roommates and I are all in our mid-​twenties and it isn’t like we’re going to bed at 9 PM. This noise is ridiculous.
Overall, I’m happy with this apartment building. I get a nice apartment, great amenities, and a fair price. Maintenance fixes things quickly. But seriously, communication is just pathetic. Treat your residents like you care about the rent they’re paying and deserve to know what’s going on.

This place is a small oasis, the staff is awesome and will bend over backwards to help you. Would recommend this complex to anyone moving to the Raleigh area.

I moved to Raleigh, NC very quickly for a new job and I am thankful I chose Manor Six Forks. The staff was extremely helpful, kind and accommodating with my short timeline for moving in.
Now that I have been here for nearly six months I am so glad I am here. The staff is awesome, the amenities are great-​including a nice gym, fitness classes, pool, outdoor areas and a great community room with pool tables. Friends are always impressed when they walk in! Foods trucks once a week are always nice when I am working late as well.
There are activities for residents to get to know one another and seems as though the staff is always working on more ideas!
Maintenance is always quick to respond if it’s needed.
It’s a short cab and inexpensive cab ride to go downtown for a night out. North Hills is right up the road with great shopping and dining. Trader Joe’s being so close is a big bonus for me too!
Overall, I am very happy with my decision to move to Manor Six Forks!

I haven’t been here long, but the staff is amazingly friendly and helpful, the community is nice and outgoing, and the entire place is clean and orderly. It’s not the cheapest place in town, but you get your money’s worth of amenities and the staff are great about creating new and fun activities for the community and are open to new ideas.
I have never walked in the door and not been happily greeted by name with a smile, and I have no issues with my neighbors. Maintenance bend over backwards to help you, and the people I have met in terms of community have all been very friendly. I can’t speak for the families or couples or people with pets, but for a single person, this place is great to live. I’m very happy with it.

I lived here for a little over 2 years. At first it was great rent was reasonable, staff was friendly and maintenance was efficient and timely, but then the management company want bankrupt. From then on its gone downhill big time, it seems like they are really trying to exploit every dollar out of their residents. For example they are now selling reserved parking spots to residents, what a joke.
The units are pretty nice, not as nice as some buildings, i.e., no stainless appliances and linoleum floors in kitchen and bathrooms, but they are nice. The building was constructed cheaply. It is a stick frame building not concrete and you can really hear it when someone runs down the hallway, sounds like the ceiling is coming down. As you can imagine the floors are super thin, and you can really hear your neighbors above and below. Had a neighbor above with a baby that wouldn’t shut up, pretty sure the kid had colic and another below that loved to party and argue with his fiancé all the time, such a huge pain in the ass.
The Manor has a little dog run which is rather nice and kept mostly clean, depending on which responsible residents use it. Same goes for the pool. They also have several large bike storage rooms for residents which is great because the building links up in the back with the greenway. One thing I can’t understand is that there is a depressing retail space underneath part of the building which has been vacant ever since it has been built. All they use it for is storage for maintenance; such a shame, a pet sitter or a small green grocer would have been perfect there.
The location is convenient, close to the highway and a short drive to some shopping (north hills and crabtree mall) but for about $ 150 – 200 more a month you could be living downtown and actually walk to the restaurants and shops. Guess that’s why they have so many vacant units now.

I just move to Raleigh from California. The price to rent here considering all of the amenities is amazing! I like that it’s really close to parks and cool shopping areas like North Hills/​Crabtree.
The girls up front are always professional, helpful and smiley.

I give it 5 stars considering the reasonable price. There are nicer apartments in Raleigh, but I haven’t found anything this nice for this price.
I’ve lived here for over two years. I didn’t notice much of a difference during the bankruptcy/​change in ownership. This summer, post-​bankruptcy, they actually did some nice landscaping work in the pool area. They’re still cleaning the hallway carpets regularly and things like that. The only maintenance change I’ve noticed is that the garage isn’t swept every month any more, but I thought that was a nuisance anyway (had to move cars everytime).
The location is very good for my needs. It’s convenient to downtown and the beltline. I’d prefer to actually live downtown or somewhere with more places in walking distance, but I don’t want to pay $ 400 more a month for it.
My apartment itself is pretty nice. The countertops, cabinets, etc. are definitely better than the standard builder grade in your average Raleigh apartment. I’ve never really had a problem hearing noise from my neighbors (except one neighbor who liked to turn up the bass at 2am– I complained to the office and the problem stopped). The dog park is nice to have, and I love the access to the greenway trails right behind the apartment.
The crowd tends to skew young here, and often the pool feels like a college party, but there really are all ages and types here. My rent has increased every year I’ve renewed, but no more than $ 50 at a time, which seems reasonable. I keep looking for even better places to live, but I really haven’t been able to find anything that I like more for a similar price, so I’m content to stay here.

Our two years at Manor Six Forks have been nothing short of a rip off. $ 1250 a month for a two bedroom apartment next to the trash dump. The hallways smell of trash, you hear loud noise everynight when the trash service is doing pickups. The trash trucks come at 8 in the morning to wake you up and make more noise.
The hallways are constantly stained, and only now have they begun vacuuming on a regular basis.
I second the other reviewer who mentioned how the first floor model hallway looks much nicer than the rest of the building.
The lobby, where prospective renters come is always kept clean and attractive, but where you actually LIVE, is far from it.
The pool area is usually a mess, and the pool was recently shut down by health inspectors, as the new management failed to chlorine the pool.
The «wetlands» out back, is actually a swamp with sewage.
The location sucks. You are on an ugly road off Atlantic Avenue: and the rent for the location is not on par.
Now, here is the best part: They are raising rent $ 75 dollars a month to renew a one year lease. And if you want to go month to month, or sign a shorter term lease, they are charging HUNDREDS of dollars more a month, ON TOP OF the «market» rate.
The previous management, was far more realistic and reasonable in dealing with these increases.
A 2 bedroom apartment at this complex, for what you get, is worth about $ 900 a month. Nothing more. This is simply highway robbery. They should be ashamed of themselves.

This place seemed nice at first. New, well-​kept, thoughtful. It has definitely gone down hill since the bankruptcy. The maintenance has suffered, the grounds got worse, and things like roof leaks go unnoticed. The real slap in the face was when we went to leave. Our lease was supposed to be extended through the end of its month so we could stay until our house was ready. After spending 2 years as tenants, I gave my notice and the new management will not honor what the last management told us. Not only do we have to pay the rest of the month at a higher rate, they’re charging us an additional $ 300 for the privilege. The management didn’t even pretend to care about us or try to work with us. So disappointed to see how this place has gone downhill.

After moving down to Raleigh and needing an apartment immediately, the Manor was really one of the only reasonable options available to us. They were able to move us in without any waiting period. At the time they were less than 6 months old and only around 40% filled. At first, it was a great option. They had the potential for some retail space in the lobby floor, amenities comparable to Park & Market, but a significantly lower price point.
So, we signed a lease and lived here for 2+ years with little complaints. We liked the quartz counter tops, tub sink, valet trash service, concierge, nice sized gym, pool, covered parking, bike storage, dog park, easy access to the greenway, and location near downtown and North Hills. Things we didn’t like were poor placement and seemingly lack of enough elevators (a pain to lug groceries across the building, though they do provide carts), retail space didn’t get filled, and the outdoor fountain wasn’t broken often.
Something to note is that this mid-​rise building was supposed to be LEED certified, but did not actually end up being completed that way. So there are some green features through out, such as the quartz counter tops, low-​VOC paint, low flow water faucets and showers, a commitment to recycling, and seemingly energy efficient appliances and heating/​cooling units. The price point attracts the younger crowd, unwilling to spend the money to be in North Hills, but with good access to downtown and NC State. The entire building is pet friendly and the dog park was definitely used extensively. We felt safe in and around the complex, but beware of being alone on the greenway at night.
We had a water leaking issue from the apartment above, which wasn’t the tenant’s fault, and was remediated quickly. Maintenance is also pretty quick to respond to repairs. If you live here more than 1 year, they will perform a refresh of your unit, by cleaning the carpets and painting a wall any color you choose.
Around the time we moved out the Manor’s owner was in bankruptcy, so watch out for that. We did receive our full deposit back quickly, a positive sign.
4 stars for a good apartment complex in a convenient location. 1 off for the lack of retail tenants and poor access routes to some units.
