Well-kept landscaping will trick you into thinking you found a decent place to live. It’s ok, I fell for that trick too. This place sucks. To the extreme. It’s one redeeming quality is that fact that you’re close to the freeway and lightrail, if you use it to get down town. The trouble with that however, is lightrail is hobo-catnip and the hobos will enjoy camping out under your bedroom window(if youre as lucky as I am, scoring a Folsom Blvd street side apartment). Lived here for maybe two years. Was the epitome of perfect resident. Rent paid on time, every time. Never damaged anything in the apartment. Never had any noise complaints lodged on me. I never filed a ton of complaints(despite all the hobos, noisy neighbors, bugs, etc). I thought I made a picture perfect resident. Then, after two years of good behavior, I asked one little favor — had an emergency reason to move and break my lease 1 measly month early and I received an insanely RUDE response. Then, when I fulfilled my lease and moved out, they tried to charge me a bunch of nonsense fees. Luckily, I was well-versed on landlord-tenant law and put a stop to that in 2.5 seconds. If you do decide to take a chance on this place, just read up on your landlord-tenant law rights. And also maybe buy bug spray and ear plugs… and pepper spray.

Paper thin walls. Black widow infested. Careless staff and management. Crime ridden neighborhood. This place had it all. I was forced to move out due to an inability to sleep at night because of the paper thin ceiling that separated the down stairs unit from the upstairs unit. The ceiling separating the down stairs from the upstairs unit seemed to be made out of the cheapest materials available, allowing people in the downstairs unit to hear every single footstep made by the people in the upstairs unit. I witnessed break ins, and heard shootings on a regular basis. Police were looking for someone within the complex on a weekly basis. If you wanted something fixed it took multiple attempts to be handled right. Staff and maintenance performed the bare minimum. The iron gate surrounding the complex simply needed to be shook, and the gate would pop open. This did save me time fumbling with my keys, but that was about the only positive experience I had while dealing with the Zinfandel Ranch Apartments. I would not recommend this place to anyone; an epic nightmare!
