The Summit

I’m approaching lease renewal time and after being here only a year I don’t know why anyone would renew their lease with the way things are run here. Most of the benefits here just come down to the location. I wish I could give negative stars at this point. Three updates to a review in a year? I stand by my original 1-​star again and wish it could be a 0.
I still have outstanding maintenance requests that I haven’t wanted to deal with having them fixed solely because the past maintenance issues were SUCH nightmares. I have a bedroom window that won’t close, a dryer (brand new appliance) that never shuts off unless the door is open, and other poor levels of quality everywhere (I had both bedroom doors fall off the hinges and onto me as I closed the door one day, then learnt that the bedroom doors all only had ONE SCREW in each hinge, effectively loosing itself every time the door was opened).
Now, my apartment building at the top of the hill has been without our garbage dumpster for over a month. We received a note this would be a temporary thing and they’d be working to get it back. I inquired in person about two weeks ago and was told «ah, yeah, we’re definitely going to fix that». And still, nothing. It might not seem like a lot, but having to haul your trash down a hill to another apartment building, week after week, gets old really fast — especially when your building is the only one affected.
What do I pay $ 1500+ a month in rent here for, if they can’t even replace a simple trash can?
Overall, the staff is really great at showing their tenants that THEY — the staff — come first, and if they can get to you after they are pleased with themselves, eh… maybe they will, but they probably won’t.

I’ll start off with explaining the only truly good quality of Sammamish Ridge: location. 148^th and Redmond Way are main streets that easily take you to Redmond, Kirkland, and Bellevue without making a single turn. Now for the rest of the review…
I’d give 0 stars if I could. The on-​site manager (Flo) is completely aloof… when she is even there. Typically on site ~6 hours of the day with a lunch break in the middle.
Don’t plan on sleeping quietly if someone lives above you. Walls are paper thin.
If you order a package that is left in the office you’ll have to wait until weekend or come in late to work in order to pick it up. That is if its even there… I’ve had packages disappear. There must be a black hole in the office somewhere.
The parking situation: Horrible. There is covered, reserved parking for a monthly fee and also uncovered, open parking. When I moved in it was already difficult at times to get a spot if you showed up after 6pm. Over the summer management began turning open parking into reserved spots and this made the parking situation even worse. I have had to park down the street (5 – 10 minute walk as there is nothing close) because of this.
I have been given multiple «Notice to enter the premises» notices for routine maintenance or inspections that only provide a 1 day window. This is against the law and they don’t seem to care. For those curious the law is RCW 59.18.150 and states, «Except in the case of emergency or if it is impracticable to do so, the LANDLORD SHALL GIVE THE TENANT AT LEAST TWO DAYS’ WRITTEN NOTICE OF HIS OR HER INTENT TO ENTER and shall enter only at reasonable times.»
In August of 2013, my rent check was not deposited until the 21^st of the month.
For some reason people seem to congregate in the parking lots for long periods of time and have conversations. It’s like living on a busy street.
The pool was closed most of summer. Cool.
Finally, and this is probably true everywhere, but the price is too high for the product. You can definitely do better elsewhere.
I cannot wait to move out of this place. DO NOT RENT HERE.

This place is terrible now that new management has taken over. The complex and apartments have always been poorly laid out, with oddly-​shaped rooms situated on a ridiculously steep hill, but now the management is predatory and the people running the place are never available. The main office is a black hole that consumes residents’ packages, and the only good employees are those that worked under the old management and have managed to stick around. Would not recommend.

We lived here for three years and absolutely loved it. (We would still be there now if we didn’t have to move to California.) Every single member of the staff here is amazing. The grounds are kept spotlessly clean, the maintenance crew is quick and efficient and the office staff are extremely laid back and helpful.
This was the apartment that we brought our newborn son back from the hospital in, and it was a perfect place for him to spend his first years. The swimming pool is heated nicely in the summertime and the exercise room has a ton of equipment and is always clean. The complex is always very quiet (which is something that is very important when you have a newborn that finally fell asleep). The location is awesome, too… it’s walking distance from Grass Lawn Park and the Redmond Center. I’ve heard some question the steep slopes at the entrance, concerned about rain and especially snow… but I have never seen a single car have any trouble on the hill because they immediately have a team of people out there shoveling snow and laying down salt.
Throughout all of these aspects, though, the thing that really stood out the most about this complex for us was the people that work here. They were all extremely friendly and courteous and ready to help with any issue that we had.
