I had a great experience with Cal Neva. The office staff and the inspector were courteous and generous with there time. While I don’t have extensive experience with inspections and the reports I have seen several from different companies recently and this was one of the best. It provided detailed notes and then a summary of marginal and defective items. I spoke with both the office staff and the inspector regarding questions I had and they both answered all my questions till I was satisfied. Because I was concerned about a roof item I hired a roofer to further inspect, he was able to confirm it was indeed a marginal issue to be fixed for hundreds vs thousands of dollars. From this report, I am confident that I know what I am getting into. I recommend them highly.

Wow! What a great example of how trying to squeeze a few bucks out while completely disregarding customer service can backfire: This company inspected a home for a buyer who pulled out of the deal. We were provided the inspection documents by the seller within a several days of when the inspection was done.(The inspection legally becomes part of what the sellers have to disclose to all subsequent buyers.) In reviewing the report, we realized that 1. The inspector MISSED in his report numerous issues that we saw ourselves — issues that were obvious ones, visible to the naked eye. 2. The report itself was not clearly written. It was difficult to tell which issues related to which photos, and in what parts of the house some of the issues were being noted. Also some issues categorized as «defective» were described as «notation only» — so again, not clear what was important and what was not. When we called this company to ask a few questions about the report, they told us we have to pay $ 200 for the inspector to speak to us. Our real estate agent says that in 16 years in the business, she’s NEVER encountered a situation where you have to pay to talk to an inspector who’s already done the inspection. Poor quality of work, terrible service.
