I owned my property for 9 years in the heart of Alexandria Virginia and Richey Property Management was the perfect choice for me once we moved away from the area. When it came to finding a tenant they never failed on not only always keeping the rental filled but also always vetted the potential tenants to ensure wear and tear on the property was minimized. With any issue that did arise they used a great team to ensure the problem was fixed at a reasonable rate. The team also used essential tools for an owner always on the go to make sure I was able to access my property details or sign lease agreements, etc. Lastly, when it came time to sell the property they rounded out the perfection with a quick, easy, and near painless process. The Richey Team is my team for the long go and I recommend them to anyone in the need.

Similar to the previous reviewer, my family rented our house using Richey Property Management as our management service. The idea was to make it as easy for us as possible. I categorically and vehemently suggest you look at other property managers and do not work with RPM. 1) Lack of communication: It routinely took 1 week to 10 days to get a response from anyone at RPM, whether it be your appointed manager or the owners, Craig and Sue. This issue persisted the entire year, even after we specifically had a meeting with Craig to address the issue. Their lack of communication culiminated into a court situation for us. Craig and his team took more than half of our time after the tenants left to respond to us about our questions and concerns. He waited out our remaining 2 weeks — after assuring us immediate responses — and then on the second to last day, told us we had to settle in court. He proceeded to file the court case prior to our time being up, thus causing more inconvenience and stress. 2) Lack of follow through on lease: Our lease stated that the tenants would have to switch utilities into their name upon moving in the first week. Four months later, we were still receiving the tenants utility bills. I asked our property manager, Caity, to address it and she promised she would. Another month later, after receiving another bill, I emailed the tenant personally. Craig stepped in and essentially told us we were in the wrong to reach to him and that the«tenant paid rent on time.» Rent that Craig benefitted from. He supported the tenant when he should have enforced the lease. 3) Management fees: I don’t know what Craig, Sue, or Caity did to provide us service. Our tenant pulled out shrubbery around the house(which was not allowed per the lease) and drilled holes through the exterior into the interior of the house(also not allowed — both issues that Craig wrote off as things that happen). RPM claims they didn’t notice these issues but didn’t want to enforce the follow through when they happened. I recommend bargaining your management fee down. We did. Instead of 8−9% Craig quoted, we locked in a 7% fee. 4) Listing the house: It took RPM almost 3 weeks to put our property on their site, 3 weeks after the start our our management contract, to rent out. They tried to convince us that our requirements(no smokers, no pets) were too stringent and that was the reason our house wasn’t being rented. They also listed the price incorrectly after it was initially posted. Unless you want to deal with these issues, do not let RPM be your property managers. Select another company.

Dishonest and rude. My husband is in the Marine corp and we recently moved up to this area and found a condo to rent through this company. It seemed great at first but turned into a bait and switch type situation once we had signed the lease and moved in. The condo that we were renting from had a 80% carpet rule that we were not aware of(did not see the HOA docs when we signed the lease) and the condo that we were renting did not have carpet. Once we moved in we were told by the condo association and RPM that we had to spend our own dime to put in the carpet. Turned into a big fiasco as no one was willing to compromise with us. Moral of the story would be to ask to see HOA docs when renting a condo. As small town folks who were sent up here with the military, we did not even consider that. Also, did not get full security deposit back because of an undisclosed penalty fee of $ 600 despite spending about $ 150 to get the 700 sq ft apt professionally cleaned and damaging nothing. at all. Would not recommend these people to anyone. Complete nightmare to deal with and very rude staff. I’m actually shocked about how rude the stuff was — completely unnecceary to be so unfriendly.
