The lunch special is f AWESOME! 3 dishes for $ 14.99 with complimentary hot and sour soup! Due to this special they are running, my family and family friends have been here 4 times in the last few months. The food is consistently tasty and fresh and such a great deal! We also ordered the xlb 8 for $ 3.95, what a steal! The portions are good size and you get rice with it too. The complimentary soup is super authentic with just the right amount of spiciness to stimulate your taste buds but not overwhelm them. Parking can be a hit or miss in that plaza’s parking lot. The service has been consistently nice, fast and efficient all the times we have been here! Highly recommend and we will be back again soon!

Staff is friendly but food wasn’t to our liking. The pork dumplings tasted like they had been stemmed with old dish water. Rice was good. Kung Pao wasn’t anything special. Green Onion Pancake was small but average tasting. Benny could barely eat. This is Benny we’re talking about.

$ 2.99 for 8-piece XLB, and $ 3.99 for beef noodle soup? Whaaaaaaat? Yup, it’s true. Granted that the signs are all in Chinese, and it’s always the«Daily Special». They also have 3-dishes for just $ 14.99. Damn, what year are we in? The XLB were quite juicy, although I was not a fan of the soup inside. It tasted a lot like wine, which left a sour aftertaste. We decided to order 3 dishes: Spicy eggplant, Twice-cooked pork, and a Seafood tofu pot. Dishes came in generous portions, but taste-wise it was just average, nothing spectacular. You get a lot of food for what you pay for, but the food is average at best.

We’ve been to this restaurant twice. They have pretty good xiao long bao’s here that are a really really good deal. Their noodles were pretty good too. The best part about this restaurant is I don’t think they use MSG; you don’t leave feeling thirsty. The only downside was a waitress that was extremely rude; she huffily plopped our order of xiao long bao’s onto the table.

This is the best part about living in Rowland. I can never post pics because the food disappears too quickly. Green beans with pork, spicy fried chicken, Kung pao, and can never resist green onion pancake. Makes driving on Colima almost worthwhile. Take out is as good as dine in!

Very authentic Chinese dishes. The portions are big and the prices are extremely affordable. Whenever I don’t feel like cooking, this place is always number one choice for us. Besides, it opens until 10 everyday. And the service is excellent, too. Absolutely love this place! If you are in the area, definitely drop by and try some traditional Chinese dishes! You won’t be disappointed!

The food here was actually pretty good. We had 9 people and did the family meal plan(soup + plenty of entrees meat and veggie). The food was much better than most Chinese places. Didn’t feel as heavy after but definitely with that weird thick sauce. This particular restaurant has been around since I moved to California, so it must be good!

Great food with excellent price. It was a very family style type of chinese food. We always order the combo family meal for 12 – 13 people. The dessert with the rice wine and sesame rice ball was excellent. The dishes comes out fast and food was good. You just have to tell them to lessen the salt when cooking. Other then that, the food was good. Great for large parties, banquets.

I’ve been coming here for years and I love the food here. This time I had Bamboo shoots with Beef, Sigua(Luffa), Green Onion Pancake, Minced Pork and Mustard Green Noodle soup. Bamboo shoots with Beef: It’s literally half bamboo shoots and half beef. The sauce is a strong sauce and it’s a very flavorful dish. Sigua: This is a melon with a thick white sauce. This is really good with rice and it’s healthy. The dish is not a bitter dish but because the skin of the melon can be bitter, you could get a few pieces that are bitter. I guess it depends on how they cut the melon. Green Onion Pancake: I love that this always comes out crispy. It can be a little oily at times but it’s still worth trying. It usually comes with 8 slices. Minced Pork and Mustard Green Noodle Soup: This is a large bowl of noodle soup. I like that they give a lot of vegetables so there’s a good balance. This could feed about 6 servings so this is a good dish for a large group. The service is ok here. It can be busy at times because I think they have a deal with tour companies to have them eat here. So the tour companies could take a couple of the larger tables. They sometimes only have a few waitresses too so you would have to flag them instead of waiting for them to come to you. So if you don’t like service like that, don’t come here. I don’t mind the service because I like the food here. They give a free vegetable dish(appetizer?) after you order. They also give free hot and sour soup and rice too if you order from the dinner menu.

Really solid Chinese restaurant in the area. What I like about is that the flavor is there, but it’s never overwhelming or oily. You can really judge a restaurant by that rule of thumb. The price is really great compared to similar restaurants in the area. Yes, the xiao long bao here is amazing and cheap. The hand made noodles are truly hand made, and is made to perfection! i like this chinese restaurant. can’t believe i only discovered it recently! three family village is not that small but it is tiny compared to other places where you have chinese banquet food. you can’t beat the price. i mean, $ 2.99 for 8 xiao long bao??? i thought it was a misprint. you can almost make an all-you-can-eat xiao long bao buffet for yourself. heheh. ;) pork pump with spinach — they have two sizes… one for $ 8.95 and the family size for $ 14.95. i highly recommend the family size. definitely didn’t skimp on the pork. it was soft and flavorful. fish(seabass) w/spicy black bean sauce — it’s not spicy. the fish comes on top of soft tofu. the topping was a bit crunchy. celery w/sesame oil — just celery stalk with salt and sesame oil. i don’t know the english name for it. pork bao zi – this was just normal bao zi but inside it tasted like a chinese hamburger smoked fish(appetizer) — generous helping of smoked fish… delicious! my two favorite things that night were the pork pump with spinach and smoked fish. would love to return to try other dishes. notes: 1) they also sell xiao long bao in freezer bags of 50 for $ 16. 2) we went on a saturday night right before 7pm.

I wonder how people found places like Three Family Village before Unilocal was created. It’s hidden inside HK Plaza but it definitely seems well-known. In typical authentic Chinese restaurant fashion, Three Family Village has a B rating(which is like an A if you’re grading on a curve), a credit card minimum($ 25), and really inexpensive food. Two of us were stuffed and left with leftovers and the total cost of the meal was $ 29 including tax and tip. All of the Northern accents in the restaurant made me try to adapt my mandarin to match them. So I told the waitress, «give me some Yang You Chuar(mutton skewers), Dao Xiaor Nu Rrou Mian(knife-cut beef noodles), San Xianr Jiao Zi(meat, shrimp, and veggie dumplings) and Jia Chang Dou Fu(fried tofu).» I tried to fit in but it didn’t quite work out. Oh well. The skewers were quite delicious but they didn’t have the same kick as the ones that you find from street vendors in Beijing. The knife-cut noodles were cut flawlessly but the soup base tasted like tap water. The dumplings were delicious and the tofu was… well, tofu. Three Family Village is a place for a hearty dinner on a budget. The food is not that sophisticated and the service is not that great; but I find that charming since it reminds me of Northern China.

This place gets packed pretty quickly so go early. We got there when it opened and were the first in there, but within 15 mins, the place was almost full. There is a written menu on the wall — the same one sits at the front door — and then there are 2 menus they give you. If you don’t read Chinese it might be pretty hard to order off the wall as it’s all in Chinese characters. Even though the menus have English, often, the dish is not adequately explained so you get a different notion of what the dish really is. Cold appetizer — Beef Szechuan style was flavored with szechuan peppercorns which added a huge punch to the already flavorful taste. Our palates were soon numbed by the peppercorns which even dulled the heat of the jalepenos. I liked the beef, but didn’t care as much for the tripe which was also in this dish. Chef Chen’s in Irvine also has this dish, although it’s a toss up as to who has the better version. Both were really good. Cold chicken noodles with sesame sauce — pretty tasty, although the sauce could’ve been a little runnier. Because it was so thick, it gave the entire dish this extremely heavy feeling. The chicken was also not shredded like it’s supposed to be, but rather, just pieces. Could’ve done with a little more chicken and a little more julienned cucumber but the flavor was really good. Chive turnover — crispy on the outside, good mix of glass noodles, chives and egg on the inside. Leek buns — this was the most disappointing dish of all. The buns had way too much dough and very little filling. In fact, the filling was the size of what one might find in a xiao long bao, but the bun itself was even larger than that of a cha siu bao. I couldn’t see or taste any leek as it looked just like a lump of pork. Service wasn’t bad and the food(except the buns) were definitely good. Would come back again to try other things for sure. They accept credit cards but only with a minimum of $ 25.
