There will undoubtedly be differences of opinion here. This review is prompted by my receiving a copy of a post card which proudly promotes the sale of my house as an «accomplishment» of the Broker/​Agent. In my opinion, the experience was nothing to be proud of since we started with the house being put on the market at a higher price than other people would have recommended. After 30 showings and not one offer, we dropped the price (to «see what would happen») and then dropped it again about 10 days later after the Agent pulled comps. We finally got one offer and had to give back a few thousand to the buyer at closing. So as they say, Caveat Venditor!
We used the same Agent to buy our house. It’s a nice house. The problem is that the Agent brought in her House Inspection Company. The Inspectors missed thousands of dollars of repairs we are now having to budget for. So as they say, Caveat Emptor.
I actually/​really like my new home and my neighborhood. The problem with it was the overall experience and the time that it took to sell the house that was less than satisfactory. There are so many other Realtors to choose from.
RESPONSE (I expected a difference of opinion):
1) Selective memory re initial asking price (and at the time it was not inconsistent with comps presented to us)
2) Regardless of who set the initial price, we went thirty showings without an offer and with no recommendation to change price.
3) The first price reduction was at the Broker’s suggestion (prior to showing comps) and was followed within 10 days with a second price reduction at which point comps were actually presented to us.
4) We took the advice of the broker re the inspector (they were condescending toward me/​us)
5) The award means nothing to me or to my experience.
