Correct Appraisals

Corbin was the appraiser assigned by the lender I was working with to appraise a rental condo of mine in North Park. He emailed me promptly and I connected him with my tenant to schedule a time for the appraisal walkthrough. All of that went very smoothly and the appraisal was scheduled for late Friday afternoon. That morning, the lender informed me that the appraisal report was due back into their office by the following Thursday afternoon, and I would be hearing from them by then. Much to my surprise, I got an email before close of business Monday, informing me that the report was already in. On top of that, I had no questions about the value that Corbin assessed the property at… it was roughly 10% higher than my own estimate that I’d been working with the lender for assumptions, but I knew that it was quite conservative. In the past two years, I’ve had three appraisals done on other properties and I’ll say that I felt one other was spot on, while one was about $ 75k over what I believed the value to be, and one was about $ 70k under what I believed the value to be. None of these were turned around as quickly as Corbin’s.

These guys were great. I needed a real estate appraisal for a personal matter. The appraiser came out the day after I called. He was very professional and courteous. And, he emailed me the paperwork I needed within a couple of days.
