All the beauty, proximity and amenities of living in RSF, La Jolla or Del Mar tucked away in Carmel Valley. That’s what it is, some of the best of each and none of the cons. RSF has terrible housing restrictions, Del Mar doesn’t have the infrastructure for easy transit in and out and La Jolla has UCSD and not enough freeway entrance/exit points, a bit touristy, and bad traffic. I can’t say I live here, but having grown up in San Diego I somewhat envied people living in the more popular luxurious cities like RSF, La Jolla Del Mar, etc, but as I got older I pondered if I’d be happy living there. At my age probably not. I’m too young, don’t have kids, commute to OC, work too hard, etc. My ideal city to live in would be South Carlsbad, but I think if I were 20 years older with kids I could totally justify living in Palacios. School, food, shopping, recreation all close at a fraction of the costs of the established upper end tax bracket cities. Tennis, yes. Golf, yes. Trees, yes. Trails, yes. Gated community, yes. Good schools, shopping, food, all close, yes. With all that going for you it’s hard to decide right. Just remember even living in paradise can be ruined by a few bad neighbors.

I have lived in Palacio for the last 13 years, and it is an excellent community with very nice people. It is a safe community and people seem very easy-going. One of the best selling points for the community is the: –2 pools /spas(I swim in them every week, they’re very nice and big) –9 hole golf course –4 tennis courts –A basket ball court –A workout room –2 Community Rooms for gatherings This is an amazing place to live especially because of the good schools within the area

Palacio Del Mar. The place. The heart. Essence of pure Carmel Valley. These are holy grounds amongst the stretches of neighborhoods, homes, and shopping plazas. One comes here to free themselves, have a lovely time, and meet some pure Carmel Valley natives. With endless amenities and beautiful scenery, its hard to not stop and reflect on life if your on these holy grounds. Right before you enter the gates you are greeted by an ever so friendly gate-steward that gives you a smile and a wink as he waves you on in in no time. Once you have entered the gates you have two choices: left or right. If you happen to be playin a game of golf or wanna hop into the swimmin’ hole(that is what I call a swimming pool, there is no actual«hole») then may I suggest you take an immediate left. Now, if you want to shoot some hoops or just admire the scenery and beautiful homes, then may I suggest you take a right. The speed limit is a nice and calm 15 mph so there’s no rush to get anywhere, the slow speed allows you to admire the incredible beauty and holiness. There is a feeling of home and comfort on these grounds that you can’t feel anywhere else. Large trees encompass the neighborhood, happy families walk by with children laughing, and gorgeous homes are nestled within. These are tokens of a land of milk and honey. FACT: This is actually the lowest part Carmel Valley so it actually gets quite cool, allowing for crisp mornings and cool winters. If one was to take a walk in Palacio Del Mar, one word that would come to mind is comfort. Comfort is the alleviation of sadness, of worries, of ache. Palacio Del Mar is the number one place in Carmel Valley for comfort, happiness, and pure glory. So come, unto Palacio, and partake in authentic Carmel Valley culture, it will brighten your day, and your mind.

Palacio is a small gated community located just within the northern border of San Diego. It has a very comprehensive set of amenities(pools, golf, tennis, gym, etc.) and a true neighborhood feel. Close to major freeways and the beach, it provides easy access to the greater San Diego region.
