I lived at Parkridge Manor for 1 year and 2 months. Here is my feetback: Pros: Cheap rent. Central location near many stores, hospitals, malls etc. Spatious one bedroom apartment compared to other one bedrooms in the area Cons: Where do I start! 1.TERMITES! — BEWAREOFTERMITES!!! If you have nice furniture please say goodbye to it right now. I bought ALL my furniture NEW when I moved in this place. By the end of the lease my furniture was chewed up by these disgusting ant looking flying creatures. I had them in the bathroom by the tub, in the bedroom by the sliding balcony door, the kitchen and the entrance door. They cheewd up my dining set and after moving and noticing I asked the property management to reimburse me for the damages and they told me this is supposed to be covered by renters insurance. According to California Civil Code Section 1941.1, when you rent a home, it is implied that the place will be habitable. This means the rental must meet all the health and safety codes as outlined by state and local laws. Landlord is responsible for fixing any problems that keep the space unlivable. Which means they should have this place TENTED but no, they are very cheap and they only call someone to inject something temporarly in one spot. 2 months later problem is back. Because they are so cheap to actually get rid of them forever, they put that problem on your shoulders… through renters insurance. I am seeking legal advice to take this issue to court. 2. THINWALLS –very very thin… so thin that when I walked from the living room to the kitchen the entire building shakes and so did my microwave on the counter. You can hear conversations and almost anything happening in your neigbours house. From a sneeze to the closet sliding door. So if you have a child like me, and you live on the top floor, you might feel miserable always having to walk on your tippy toes. 3. Very old appliances that never work properly. My freezer over froze everything. There was ice inside my food. This was not due to a setting, this was an antique fridge that never worked right. 4. THECARPET — one of my nightmares while I lived there. The dirties carpet. Before I moved in the manager had someone clean the carpet 3 times. Even after this the carpet was still dirty. They use the comercial kind of carpet not apartment carpet. In one word — disgusting! I vacuumed weekly and each week I had a full of dust vacuum. And I do not allow shoes in the house. 5. NOT A SAFEAREA. Yes you are next to a school and a hospital and there is a lot of light at night but almost always you hear helicopters searching for someone. Last December many apartments were broken into and in October my boyfriends bike was stolen from the back of his truck within 15 minutes of being away from the car. 6. HOT — the builidng doesnt have AC so it gets preeeeetty hot especially on the top floor. You can buy a personal AC unit for 400 and put it in the room. Overall, I loved the location as far as driving to places but hated that place for everything else. Soooo cheap rent = miserable conditions. What you pay for, is what you get!
