Max Mendoza – Access Homes

My sister and I just closed on our first duplex in SF with Max of Access Homes. I found him when we were in a bind through his excellent reviews and he responded immediately to answer our questions about a probate property.
From our first conversation, it was apparent how knowledgable, friendly and easy Max was to work with. Although we didn’t get that first place, we did start working with Max in our search. It was the best decision we could have made. We had a complex set of requirements, complex financing, and many questions as we narrowed in, offered on, and financed our dream home. Together, we found the perfect place in just a few months and in this crazy market!
Max was there every step of the way with support, intelligent answers, tailored and thoughtful suggestions and guidance. He’s simply the best in the business.

We had a wonderful experience selling our rental property with Max Mendoza. I cannot say enough good about him. We had a particularly difficult property to sell, however, Max was able to sell it easily for more than we had originally thought we’d get. He worked his magic and we actually had people asking about it before it went on the market. Within a week we had several offers. He has been awesome after the sale of the house too. There have been several small issues that have come up after sale and Max has helped us to take care of them. Buying and selling property is one of the most stressful things in life. Max sold our house for more than we expected, faster than we expected, and he dealt with the issues that came up during the selling process. He was kind enough to give me a few minutes of his time to answer an appraisal question that benefited him in no way. I think that says a lot about a person and their business ethics. Max and Laurence are knowledgeable, professional, and optimistic. My husband and I worked with them in the summer of 2014 when the Bay Area market was at a peak. We were in a dual agency situation, where they were representing both us and the seller to negotiate the best deal for both of us, and we feel really confident that they did just that. They were accessible, friendly, and even fun throughout the process. In an industry like real estate, you can often find professionals who are in it for themselves or trying to spin things to their benefit. It was a Saturday late afternoon on July 4^th weekend, and I needed an appraisal done on Sunday. As a Realtor, who was in a bind and need measurements of a home to be verified the next day, Max was able to help us out. And boy did we need him.

I was looking for an investment property in San Francisco in which I would eventually move into one day. I was extremely picky — not only on the neighborhood but the property itself. I know we looked at over 50 properties, and there were other properties that I wouldn’t even bother entering (I just knew from the outside it wasn’t for me). Neither Laurence or Max would get upset, they would say let’s find you another one to look at.
I have purchased properties over the years and most agents I’ve dealt with aren’t ones I’d do business with again. Laurence and Max, though, are two individuals I will do business with again, and I will refer them to my friends too. I felt very comfortable with them, and I had no problem saying exactly how I felt about a property.
Laurence and Max provided me with a lot of information to educate me on TICs versus condos, and I don’t think any other agent would have gone to the extent they did in providing me with good written material. They really did want to make sure the decision I made was an educated decision, and I am extremely grateful for that. For me, purchasing a condo was the route for me.
I use my own loan officer, and I’ve used her for years — she is the best. Laurence and Max were both great in providing her with the details she needed in order to obtain preapproval for my loan and to also close on the property.
Lastly, Max made himself present on the day I signed all of the documents. He wanted to make sure any questions I had were answered. This is quality service.

My Husband & I would give Max 10 Stars if we could, but 5 Stars will have to do!
Max appraised our property and produced an extremely detailed, informative and trustworthy appraisal. Max showed up on-​time and always followed up as promised.
During the appraisal: Max asked a lot of questions to ensure his full understanding of the property, and he was both professional & personable. He took plenty of photos, and was very respectful & conscientious of our tenants when walking through their space.
After the appraisal: Max delivered the appraisal on-​time, and was thorough & patient in terms of answering all of our questions. He had to go above & beyond to find comps for our property, but in the end, he really did a fantastic job.
Overall, Max’s depth of knowledge of the real estate industry combined with his professionalism makes him our #1 Recommendation for Appraisers.

I called Max the day before I needed an appraisal and he was very accommodating by squeezing one in ASAP. He is very easy to work with because of his friendly demeanor and is easy to keep in contact with, whether it was via phone or e-​mail. I’m never really good at writing reviews, but here goes this is a must: Just recently bought my condo… As the largest purchase I have ever made, I knew that selecting the right Realtor could make a big difference in the purchase of my San Francisco condo. I had been living in it as a renter when the owner decided to sell. I loved the location and quiet setting that it provided and knew that I wanted to make it my own.
A friend of mine introduced me to Max Mendoza and Laurence Nathanson at Access Homes and it turned out to be a great process to work with the two of them. Max had the strategy to convince the other agent to hold off putting the property on the open market until we could submit an offer. We found out what the owner was looking for and put in an offer at that price, leaving the appraisal contingency in place. By doing this, we got our offer accepted and when the appraisal came in at $ 50K less, Max and Laurence were able to negotiate a $ 35K discount off of my offer price!

My lender had originally set up an appraiser to come in but he never contacted me to set up an appointment, thus I took matters into my own hands. I needed an appraisal on a property the same day and doubted that anyone in SF could’ve done it. Searched Unilocal and jotted down multiple names and numbers. Max was the first person I contacted and the only. Max is super accommodating and understood the urgency. He was able to set an appointment up the same day and came on time – super punctual. He even reassured me that he would get the report in the next morning by 10am but I had already received it at 4am. If that isn’t dedication to his job, I don’t know what is.
The appraisal report was thorough and more detailed than I thought it would be. Max even took the time to go over some things after he inspected the property to make sure nothing in the report was going to be wrong. I am very satisfied that he even took the time to look up multiple properties in the area knowing that my property is unique. There were some touches that I knew I wouldn’t find in another appraiser. I am glad that he was the first person I called. I will most definitely work with him again if needed in the future, and you should too. Trust me.

Max was a great help in our first home search. We started looking for a place last year but gave up after a while and decided to stop looking. Max was always patient in our job search and certainly did not pressure us into buying anything but was more than happy to take us around town showing us places.
It was also great that Max knew the ins and outs of contract negotiation. I think we got a pretty good deal.
Max is very responsive to emails and calls and usually got back to my emails in an hour or less.
Overall a good experience and I would recommend Max to others.

One does not simply buy a house.
If that house happens to have the biggest lot in a neighborhood over the hill from projects that have witnessed three shootings in the past month, decision making is complicated. «Worth» has too many factors, and desire has been known to cloud my judgement.
This is where Max came in. I found him by way of Unilocal,gave him a buzz, and two days later was standing at the doorstep. He had a keen eye and the right mix of experience and experience that made him a great appraiser.

As a first time home buyer, I have to admit that I was a bit scared. I had been thinking about purchasing a home for many years, but didn’t really know where to start. With such a large financial commitment, I was worried I would pick the wrong property or neighborhood — or would choose a place that would end up having unforeseen problems.
A friend of mine introduced me to Max Mendoza from Access Homes, who came to meet me with his adorable Miniature Schnauzer named «Baby».
