I come here when I need a quick gyro fix. The do include a spicy(Shiracha?) sauce in their wraps, so buyer beware. I like to get their beef/lamp wrap. Their fries are fresh cut and nicely seasoned HOWEVER(and I hope this reaches the owners), please soak the fries in water first. The fries are soggy and limp. Soaking in cold water will remove some of the starch which will help them crisp up in the fryer. Plenty of seating indoor and outdoor. Parking is all for the business buildings, but there is street parking. Authentic middle eastern food and flavor. Dolmas too!

The good thing about this place the owners are very friendly and nice people but the food is not a Middle Eastern authentic flavor, the dolmas are out of a can, not everything is homemade, I would give it another try hopefully next time things will be more authentic flavors,

Food has nothing to do with Mediterranean cuisine. Koobideh which I ordered was terribly oversalted and tasteless. Even pita bread and humus were terrible. Very disappointed.

I was in the area for a few days for a seminar. Zeytoun was close to both the hotel I was staying at and the location of the seminar. I stopped here for lunch one day, and was very happy with both the service and the food. There are plenty of vegetarian options, the food was excellent — I had the eggplant hummus wrap(choice of regular, spinach or whole wheat tortilla), and very reasonably priced.

If only there was an option for 0 stars … I guess the ambiance and the service can take the credit for the one star rating. In order to be fair I had decided not to write a bad review at least until after my second(disappointing) trip to Zeytoun. The blandest Barg and Soltani atop an equally bland mound of rice is what I was served for $ 21 and change after tax — no soda. I must say the hummus(enough of it to almost swim in) was decent and could have even been enjoyable … If only there was a little more than the two slices of bread that came with such a price tag. Brave soul that I am I decided to ask for some more bread and to my non-surprise was charged $ 2 additional. Needles to say me and my hard earned $$$ will be going to a place where one does not need to get loan to afford a tasteless and throughly disappointing lunch experience. I can see why they don’t open for dinner because at such rates for lunch, I’d be scared to see what their dinner price would have been.

I am so glad I found this restaurant. I love Hummus and their Hummus is he best I have had. It’s so fresh. I have also tried the Chicken Kabob. It’s prepared with nice big chunks of tender, delicious barbecued chicken breasts. Wish my lunch half-hour was longer. I would have ordered two! If you’re looking for a great tasting lunch and a friendly place, this is it.

Absolutely awful. The owners seem Persian and you can get a Persian style chicken kabob but if you order a chicken salad they serve it with a quarter leg of Indian chicken. Who wants chicken on the bone with their salad? The hummus has no flavor — totally bland and they use this awful ketchupy hot sauce on everything. It’s not middle eastern at all and tastes disgusting. Besides the horrible food is the bad service. They get busy at lunch because of the location so be prepared to wait 30 minutes for a plain meatless side salad. When they finally threw my salad together it was a sloppy mess. When I got home I had awful stomach pains and threw it all up. I’m positive the salad was contaminated. Avoid this dirty place at all cost.

Small portions for the price. The wraps were dry and bland. The hot sauce was just ketchup with some chilly flakes added. Salad was ok. Falafels were cold(might have been frozen and cooked). Food did not taste like Mediterranean at all. I don’t plan to go this place henceforth.

The beef was dry and tasted old although the marinade was nice. The Pita for the hummus was a brick literally super crunchy and blackened. The hummus was bland and the rice was bland. So all in all. the ambiance was nice and clean. But thats about it.

I’m not normally in this area but I was and found this place during lunch. The lamb salad was fantastic and I really love the place. The décor is beautiful and even though it feels like an «express place,» the food is clearly made with care and, if you’re eating in, its served on attractive plates. They make a great hummus too so pick some up as a side. It’s so creamy I wonder if they actually shell the chick peas. Wow, so good.

I am on business from Florida and am not a expert on Lebanese/Iranian food but I have ate at a lot of these type of places and this by far is one of the best I’ve been to. The beef and chicken are very favorable. Service is fast and the owners are very happy and polite people. Hummus is great. The basmati rice is very good and they have fountain soda«Pepsi» with unlimited refills. If your in the area for lunch and need a quick bite«Not fast food» you should stop by.

Mmm! So pleasantly surprised! I got a falafel wrap and it was sooo yummy! They have three kinds of tortillas and they grill it to perfection. There was a really good salad with dressing/spicy sauce inside the wrap. I can’t wait to go back and try their meat options!

Zeytoun is a fine Mediterranean place for lunch if you’re in the Airport/Skyport office park. I must eat here once a week since the location is very convenient and the other Mediterranean restaurants are all too far and too crowded. The food is very low quality, the kababs are usually burnt, the rice sticky and greasy, and the bread and salads that come with the food tasteless. If you need to eat, this is the place, if you have options– go to Negeen for REAL Persian food. The food is a 1-star, the outdoor seating 3-stars, parking 1-star, price 3-stars, service 3-stars.

You know how you feel when you’re full… but completely unsatisfied? Yeah. That is me right now. I came here since it was close and I wanted something quick. Seeing as how this place was across the street and I’ve never been here, I thought I’d give it a go. I ordered a tandoori chicken wrap and some hummus with pita bread. I get back to my office and take out the wrap. Sauce is dripping EVERYWHERE. It’s soggy, heavy, and it just LOOKS so unappealing. But I say to myself, «Self… do not judge by it’s appearance. It looks pretty beefy. Take a bite!» So I do. And it is full of soggy lettuce. LIKE A LOT of lettuce. It’s like a damn SALADWRAP. Meanwhile, I took a bite and it just nearly exploded with watery sauce. I decide to open face this bitch and cut it open. It’s lettuce. IT’S ALLLETTUCE. And like… a teaspoon of rice and like five pieces of chicken. I fish out the chicken, nibble on the five grains of rice, and try to eat the tortilla, but it’s so BLAND and SOGGY… Actually EVERYTHING is bland. I really should have taken a picture, but I was so disappointed I just threw everything away. «At least I have hummus…» I mumble to myself. Yeah. A WHOLEPINTOFHUMMUS for one full round of pita bread. So excessive but okay. The pita bread was cool, but obviously something bought from Safeway. Hummus was aiight. Seriously… I’m not sure if anything else is good here, but I won’t be back. I’ll just take my chances and walk a little farther for something quick. Bleh… What a disappointment.

I came to Zeytoun with a few friends for lunch. I grew up eating a lot of Middle Eastern/Central Asian food, especially lamb. This is why I tend to judge a Middle Eastern restaurant by how well they execute on their lamb. Maybe it’s because they cater to a crowd with typical American tastes, but I was not impressed. I ordered the Shishlik, which is charbroiled marinated lamb chops served with hummus, rice, cucumber salad, and grilled pepper. First of all, shishlik is traditionally skewered lamb cubes, marinated in a blend of herbs and spices and grilled over an open fire to perfection. Therefore, they need to work on the wording of this meal. I ordered medium-well, but the lamb chops came dried out, flavorless and boneless. It seems like no marinade was used. It was quite an abomination to my favorite meat. Also, their picture shows 4 chops; I only got 3. The rice, cucumber salad, and hummus were pretty standard and fresh. For $ 14, there are much better hole in the wall Persian places that can cook up some delicious lamb. For a fraction of the price, you’re better off buying lamb chops at your local Middle Eastern market and cooking them yourself. Unless you’re a mess in the kitchen, they’ll probably turn out better. At least the service is friendly…

This gets a 4 for the customer service. I work in the building, so Zeytoun will most likely be a weekly/bi-monthly stop until I get sick of it and then return in a few months after that. Menu has a lot of options — meat and veggie platters, calzones, salads, burgers and sandwiches. I went with the Persian Calzone — delicious dough filled with gyro shawarma, sauce, cheese and unfortunately olives. But I picked out the olives and it was really delicious. But a bit on the heavier side, so probably not going to reorder. What I would order the next time I make it out is one of the kabobs or shawarma combo plates. My boss got one and it came with rice, pita, and he went with two vegetable sides. It looked lighter and delicious. The reason for the 4 stars is while we were finishing up, the lady behind the counter gave us each a piece of baklava. My boss has been coming pretty regularly, and this service to a regular really impressed me.
