Canyon Oaks

I moved to Canyon Oaks in March 2014 and have loved living here! I toured several apartments all over the bay area and this one stood out among them all.
I’m happy to call this place home!
Office Staff: Monica is so helpful and kind. She was very supportive during my move.
Maintenance Staff: Always done quickly and correctly!
If you are looking for a quiet and safe place to live I would recommend Canyon Oaks at Windermere.

Life is not easy… not everyone can be pleased.

Do not live here. Too noisy and very unsafe. A lot of nosy people who just stare at you … Lurking… So scared to have kids around here. Please do yourself a favor and live elsewhere ! The 4 star reviews are either paid for or fake, look read closely.

Our living experience here has been wonderful so far! The office staff has changed since we moved in last January, but everyone we’ve ever communicated with at the office is friendly and helpful. Jared, Monica, and Nicole have been patient with us and our many inquiries. They have gone above and beyond to accommodate our requests, and it’s evident that they really care about their tenants. We just decided to upgrade to a larger apartment in Canyon Oaks, and we could not be happier with our decision. Jared was especially helpful in ensuring that we find the right apartment to fit our family’s needs. For that, THANK YOU!
On another note, we are on the third floor (our upgraded apartment is also on the third floor), and we barely hear our neighbors. The only sound we really hear is from the stairwell, which is adjacent to our apartment. Please note that I work from home, and the noises don’t bother me at all! The apartments look and feel new and have crown moulding, which is a bonus in my opinion. Neighbors are overall really friendly. I have conversations with other tenants all the time while walking our dogs. It’s a great neighborhood with a lot of walking trails around. I enjoy exploring the neighborhood and finding new walking trails with my dog on a daily basis.
Overall, great neighborhood, great complex, and great management! I’m really pleased to live here, and trust me, I can be hard to please!

I have lived in so many places and have dealt with many different developments and home situations. With all of that, I wish to shout from the roof tops how fabulous Canyon Oaks at Windemere is. The management that I have dealt with –Jared Milnes and Monica Sandoval-​are professional, service oriented, knowledgable, great listeners, attentive and realistic. I moved here from Oakland and along with the beauty of San Ramon, this complex is kept very clean, organized and a pleasure to live in. I feel blessed to have the opportunity to live in and enjoy all of its pleasures. I go to the gym in the AM. That is such a nice touch,. I am able to park my car in a convenient location to the apartment. The garbage areas are convenient to each area, and are kept very tidy by the staff. The grounds are very well kept. I and my cats enjoy the views early in the AM. Thank you! Diane Schaffer

I wanted a bottom unit because of the attached garage. I knew there could be a chance my upstairs neighbor would be loud. Well it’s been 8 months of hell. Everyone is right, the walls are thin. Whatever, that’s just «apartment living». Why can’t these newer complexes have better sound proofing? We are paying ridiculously high rent it is the least they could do!
Just because we can’t afford a home right now doesn’t mean we have to live in a piece of shit.
So, I live under a troll who likes to do EVERYTHING in the bedroom. Why? I don’t know. The bedroom is so small! They will watch TV in there loudly, play loud music walk in and out a million times. Literally. Especially at inconvenient times like 10−2am and 4am-​7am. Basically anytime I want to get some F’in REST.
I complained 5x. Nothing has been done. I just have to live a few more months under this troll and then I’m off to the next over priced place. The next time I’m going to be living upstairs or even better in my own house.

I have lived here for about 3 years. The place is great. I went from a two bedroom to a one bedroom without any problems. Any maintenance request I had, no matter if it was even after hours, they fixed it the same day. The grounds are kept clean and the place is VERY safe. Even with the minimal rent hike, they will consider keeping you at the same rate if you just ask. The Manager is simply AWESOME! The staff is also very friendly.
I had a problem twice with noise. Once the neighbor below me said I was too loud when walking. So, I gave him my phone number and told him to call me if I ever was loud. Never had a problem again. Second time, the people below me would play music at 7:00am. I politely asked them to stop and never had a problem again.
In regards to some of the comments I’ve seen about Smoke. San Ramon has a new law that states you cannot smoke outside and the property has enforced it. If someone is smoking then I suggest making a complaint. I’ve never had the problem of anyone smoking, then again, I do live on the third floor. As for utilities, AUM charges are about $ 60– $ 70 and PG&E is about the same for a one bedroom. Two bedroom will be around $ 100 for PG&E, but then again, this depends on your consumption. If you keep the AC on all the time in the Summer then your bill for a 2 bedroom can go above $ 300.
I’ve looked at many other places in the Area and by far Canyon Oaks was the best choice. I’m moving out of state otherwise I would stay at this property. If you want a safe and quiet place, then consider them.

Clean. Nicely kept. Poor parking. Front office doesn’t answer phones have to drop by.

All I have to say is Smoke smoke smoke smoke smoke smoke everyone in my apartment complex smoke on there balcony or in there garage daily, and at night it’s really really bad, my son has bad asthma and people here just don’t care, it’s ok to destroy ur lungs but not others. So I repeat people smoke smoke smoke smoke. I’m in the process of trying to move by the end of summer. Smoke smoke comes through my windows at night.

We lived here from 2007−2009… I would not recommend this place at all.
1. Rent way too high
2. Super thin walls
3. Kept this place super clean but took our whole deposit when we moved… Tried to call to inquire and no one would call us back
4. Ants Ants and more Ants. They had to spray multiple times with super strong chemicals to get rid of them it was so bad… Not good when you are pregnant when this was going on… My son has some issues now and I wonder if this might have something to do with it
5. Horrible parking situation for visitors but we were allowed to park outside our garage so it could have been worse.

The reason why this complex only gets two stars is for two reasons. First of all… because of the paper thin ceilings. If you want to know where you upstairs neighbors are walking at all times, get a bottom unit. Trust me. YOU HEAR EVERYTHING! If you listen close enough, you will hear their conversations. This is not a going thing when the upstairs neighbors have kids who run around their apartment.
Second is the fact that you have to pay for all you utilities! Yes… You have to pay for water, garbage, sewer, electrical and gas at this complex! Most apartment complexes include some of these but not Canyon Oaks. The rent is already high enough to expect a tenant to pay for these services.
Other than these two issues, I have no complaints. Never had an issue with vandals or theft. The parking does suck but there is plenty of parking on the street. The maintance staff is great and they tend to your issues when you put in a work order.

I would give it a 5 but the parking situation is horrendous. I get home before 4pm on a workday and 90% of the time there’s no parking. How can this be? Does nobody work? I love it here though honestly, the apartments are so nice and comfortable. It’s a shame because it’s ruined me from going on vacation and expecting so much.

Updating my rating from very low stars (I think 1) to 4 — for one reason. Nicole, in the office. She helped me with my renewal. She is friendly and welcoming and followed up with me, even after being away for two or three weeks to get married! She is knowledgeable and friendly. Exactly what tenants want and need in a property manager. It’s like the office is an entirely different place from when it was manned by the previous régime. Kudos to Nicole. And of course Yubi is still awesome as well.

This place blows. I have had enough! There is a bad raccoon problem here that scares me (have a smaller dog) and they are trying to jack up my rent again. There are over a half-​dozen newer and nicer places within a stones throw of here that charge about $ 200 a month less. Plus 27 bucks to pay your rent on a credit card. Sorry folks, I don’t have paper checks, and money orders are a pain… what year is it? Oh, and the water bill is just as bad; an extra $ 7.50 to pay online. Also, there is no loyalty here. Year after year, they just keep raising my rent while newer and nicer buildings are being built in every direction surrounding me. This area is becoming a ghetto as well… read the police beats in the newspaper, cars are stolen daily, apartments broken into, my neighbors have a sign on their door not to leave packages because they get stolen.
The place is also very loud, and I am comparing this to the last apartment I lived in that was a block from ASU, yes the #1 party school that year, not an apartment complex in San Ramon. And don’t get excited this noise isn’t parties; its little kids running up and down the hallways, barking dogs, horns honking, dumpsters being emptied a 6am, gardeners at 8am, domestic fights (one of our neighbors feels the need to tell her husband how worthless he is almost every night), maintenance fixing up the apartments starting at 7am with music, etc… Ok, I’m done complaining now, don’t move here.

My wife and I have lived here for just over three years. We are moving out shortly because we bought a house. I really do not understand the complaints from most of the people. Yes, you can hear some of the other residents, but you live in an apartment, it is to be expected. We have actually been pleasantly surprised with how quiet things are for the most part. Our upstairs neighbor is… bigger… so we hear her walk around from time to time, and get the occasional «thud» when something is dropped, but we never hear the people to the side of us.
I must say, I have never had to deal with the office. In three years we have never had a maintenance issue. We are near the maintenance garage, so I see the employees nearly every day. They always smile and say hello, or give a friendly nod.
All-​in-​all, this neighborhood is exactly what I expected from an apartment in this area of San Ramon.

The WORST apartments I have ever rented from. Their customer services is AWFUL and they have NO respect for their renters. Theresa is one of the front office reps and she is sooooo disrespectful and does not offer any help.
I have gone 3 days without hot water, the maintenance tech left my front door open, my bathroom toliet was leaking and it took them a week to fix it after several calls to the office, they were replacing the upstairs apt and didnt tell us and it was so loud that we had to call the police because they wouldnt do anything. The office manager doesn’t do anything but say sorry. They dont comp you on anything.
DO NOT RENT FROM HERE!!!

This was my very first apartment! And because of it’s beauty, I cannot live anywhere that looks any less clean and modern…
We lived here in 2007 and really enjoyed living here… Management was great at the time, maintenance staff were super cool and friendly, neighborhood was safe (except for a few months in…), clean and well kept, etc.
Downsides: The rent was crazy expensive. We had a 2 bedroom and payed almost $ 2000 after rent, cable, garbage & water. he neighborhood started to get ghetto on us, so much that when my parents came to visit– there car was broken into and my moms purse was stolen (her bad for leaving her purse in the car) but still, that isn’t suppose to happen! Tenants would just leave there junk mail all over the floor near the mailboxes, so rude. Pool was always packed in the summer.
I really did enjoy living here, until the madness began and they increased our rent…

THIS IS THE WORST APARTMENT COMPLEX I HAVE EVER LIVED IN, IVE THOUGHT ABOUT LIVING IN MY CAR RATHER THAN LIVING HERE!!! The entire year that my wife and I have lived here, we have called the police, security and contacted the office probably 3 times a week, yet nothing can be done. Our upstairs neighbors are so loud and the managers explanation is, I live here and you can hear everything that people are doing upstairs… such as, light switches turning on and off, dresser drawers closing and opening, things like talking, or closing a door, I also enjoy hearing my neighbors alarm go off in the morning, it lets me know, hey I’m still living here above you torturing your soul. Honestly I wish this place would be swallowed up by a large sink hole, and sometimes I hope that I am in it.

2. They made a mistake when I moved out and I was short by $ 400. Took me three months to get the deposit check back. Office staff always blamed the headquarter office. Of course, why would they care?! It’s not their $ 400. The only reason I got my money back at the end was because one day I just started harrass calling between them and the headquarter office about a total of 30 times in one day, and they overnight fedex the check to me. People, gotta take initiative.
