Got Appraisals

Where is the 0 star button? I have been in the industry for over 15 years and have seldom come across a bunch of imbeciles like these guys. This is an appraisal mgmt company required now due to HVCC guidelines. So if these guys are being hired… please STOP YOUR TRANSACTION AND SWITCH LENDERS!!! First the value of a home is absurdly cut short. A rebuttal was submitted and dismissed. Then areas are requested to be fixed due to our transaction being an FHA, which is fine. After they are rectified, the appraiser, Lorna Galindo of Certified Appraisals goes back and adds more items and forgets to even point out some of the original areas she wanted fixed! She doesn’t issue us with the 1004D and our cries for help from Got Appraisals falls on deaf ears. I don’t mind fixing the said items in a poorly written report without specific instructions on what to fix, but when they are fixed and you add more items and accuse us of not fixing everything which wasn’t requested in the first place… ouch! Real Estate transactions are time sensitive. There is a domino effect when things are delayed. A buyer and seller need to move because they have a contractual agreements not only to each other, but others like landlords (for buyers), etc.

I cannot possibly express the amount of anger and displeasure I have about this company. He delivered a report not in line with comps, not in line with market conditions AND late due to a family emergency. His bosses even admitted he messed up but it still royally screwed up a real estate transaction. VERY displeased.

I m a realtor. This company was used by a lender and they wrote a faulty report. There was report done by an independent appraiser who was FHA licensed. Did a solid rebuttal and they ignored. Got a copy of the appraisal done by these people through the lender and it was badly written and full of errors. The sellers appraiser took it apart in minutes. If you are buying a house and this company is being sent to your home CANCEL. You will not get an accurate appraisal.
These people are BAD news.

This company is the worst. Any lender that is considering using them is setting their client up for failure. It took over a month to get a simple appraisal done, with false promised dates the whole way. The sellers almost backed out of the deal because of them. Their customer service is non-​existent which made it that much more frustrating. If you are still thinking about using them after reading this, punch yourself in the face several times to get used to the headache you will have to deal with.

I’ve worked with Got Appraisals for quite some time and they have always done a good job. Their turn-​times are quick (e.g. appraisals are scheduled promptly and reports are completed in a timely manner). Should an underwriter request any sort of revision or comment to a completed report, their appraisers are quick to make the necessary updates. As a loan officer, fast turn times are crucial to keep files moving smoothly. I’ve read some of the other reviews and see that some homeowners are disappointed with their home values. I’d take this with a grain of salt as we all tend to think our homes are worth more than comparable sales might dictate. From experience, I can say that Got’s home valuations are justified and fair.

I have hired Got Appraisals several times. I don’t always get the value results I am hoping for, but that has nothing to do with them. Keep in mind that the appraisers who work for Got Appraisals also work for just about every other appraisal management company out there. The appraisers carry their own licenses and are independent contractors. As far as price, service and value I do not think you can find a better outfit than these guys. I recommend them without hesitation.

I contacted my mortgage broker Edge Financial and contracted to refinance 3 properties through them. They use «Got Appraisals» for their property valuations. The 1^st one went alright and cost me $ 600. The 2^nd one came in 10% low according to my Realtor and cost me $ 600 for nothing. The 3^rd time I didn’t get any written appraisal and they still bumped my credit card for $ 150. I will go out of my way in the future to avoid this company and recommend the same for you.

I wish I had the option to give this company a negative star review. Based on the prior reviews, apparently I am not alone. The appraiser undervalued our home and after a dispute would not credit us for the upgrades (solar) that we had installed on our home. How do you keep your doors open? I hope I can find a review board or some type of BBB to report this company too.

This company is a whole piece of crap if I can rate a half star or even no star I will definitely use it. They don’t know what they’re doing they appraise the house 10% below the market value, are u kidding me? They don’t even bother ask what upgrade I did on my house. Not unless u told them and even so they don’t care! Never ever do business with them again!

Never use them. They recently appraised my home for 15% under value. Was horrible to work with. For example. The Dublin market went up 21%, National average went up 12% and my home in Dublin they appraised at 3%, really? Not to mention over charging. If you need an appraisal to appraise at the reals fleet value, then pick another company. They need to be held accountable
