Willis Management Group

Willis Management group and staff FAIL. They currently manage "THE GROVE" in Walnut Creek, Ca and FAIL to maintain their property. They have a large Tree that has HUGH HEAVY THICK BRANCHES hanging over my backyard and Roof. They refuse to maintain their property. The owner is aware along with the property manager. So hopefully they will read this and take action and maintain their property.

The storm yesterday was so bad that branches and acorns were thrown on my house, could not sleep thinking that the tree was going to come crashing down. Please take care of your property and trim your tree away from my house and yard.

The associates at Willis Management are responsive and professional. I have lived in several HOA’s and Willis is the best management company I have dealt with thus far. They are knowledgable, non-​bias and compliant with HOA code and conduct.
I am sure there will always be those reviews that are from an upset tenant with unfavorable circumstances but as a person in the real estate profession, I would recommend Willis Management Group for professional property management services.

«I don’t know» and «Its not my job» are what we hear most from Dina at Willis Management Group. Calls and messages receive a perfunctory acknowledgement, and are then routinely dismissed with no action. This week she managed to schedule the pool resurfacing work, which required a jackhammer with its trailer-​sized compressor; tree removal with its industrial chipper and chainsaws; and power conduit installation for walkway lighting all at the same time on the same day in an area of about 1000 sq feet: the workers were right on top of each other and the noise was painful. No notice was provided to residents, even thought the work crew said Willis had received two weeks notice of the schedule. Deferred maintenance has resulted in internal rat infestations inside several of the units. I agree with other reviews that the customer service is awful, that Dina is quick to point fingers and deflect responsibility, and that Willis Management Group should be avoided like the plague.

The review is for the OWNER named Cris or Chris, VERY RUDE OLD MAN. He was raising his voice over the phone, cut me off many times during conversation and did not even solve the problem. He was so extremely rude and I have never seen anyone with that work attitude.
HOA went up all the time, things aren’t done properly in the common area, these nut heads can not provide answers for home owners. Take weeks before they can returns your voice mail or calls.
Please avoid them at all cost and I’m spending time writing this so you do not have to go through the same thing like we did.

I wish I can give them a bunch of negative stars.
Don’t ask them even if you have questions, they won’t and can’t answer anyway.
Especially Dina who is always pointing finger to other reasons when she can’t answer the question.

I would advise any HOA looking for a management company to avoid Willis Management like the plague. Non-​responsive, lackadasical performance. The list of problems is massive. Just avoid them.

Just horrible. Nobody answers the phone and it can take a week to get a call back. When they do call back they say they can’t do anything for me, not even answer questions. They say they’ll «investigate» and get back to me but they never do. Really not sure what they’re there for at this point.

I have lived in a Community managed by Willis Management Group and have had mostly good experiences with them. My condo is 1 of 165 and I’ve owned it for 12 years now. Willis took over managing us from self management pretty much and the guy who used to manage us was a crook. We had barely any money to fix stuff and all he did was put band aids over what needed to be replaced. Willis came in with a game plan and was able to get our Community a loan to allow us to make several million dollars in repairs. If it weren’t for them, my deck would have fallen off by now with my kids getting hurt or my car being smashed by a 30 year old carport full of dry rot. We now have all new roofs, asphalt, most of our siding has been replaced to remove dry rot issues, all new decks, all fences have been replaced, all new paint, all new landscaping or at least majorly improved, we have a clubhouse we can use which was closed due to water intrusion and mold issues and more is to come as they came in under budget. I am so proud to live in the Community I live in and to think I have to sacrifice a little more in my dues per month to pay off a loan, I am swimming in the benefits of my own money for a change. If you are a Community in need of help, I highly recommend these guys. Our manager is very professional too. She calls back the same day I call if I get her voicemail and my concerns are always taken care of in a timely manner. I’m really surprised to see the comments below, makes me doubt who is writing them. I’m going to try and post before and after pictures as I have some really old pictures I can post showing how bad of a shape we were in vs. now.

Since I purchased my home in 2010, my HOA dues have been increased three (3) times. That is an average of one increase in dues per year! Unaaceptable. The property maintenance should be impeccable at the rates we pay but is just «fair» as far as I am conerned. Willis Management has changed banks twice since 2010 which causes a delay in the payment of HOA dues at the time of the switch. A letter came to my home from Willis Management accusing me of having an unsightly item in front of my garage. I had nothing to do with that, it was my neighbors who subsequently moved out. The item was NOT my property yet I was threatened by the company. I had to write a threatening letter back to them explaining that I was not going to remove ANYTHING because the item was not my property. And that they would have to send a representative over to remove it themselves.!! If this is what my hard earned HOA dues and payments are going for, this is ridiculous.

My HOA recently switched to Willis and I’ve seen a marked improvement in the way our community is maintained. Repairs are done in a timely fashion and the common areas are much better maintained than they were before. Very happy with Willis Management.

LOL is right. I’m a board member of a property managed by the Willis Group. This guys and girls are trouble. Getting a response from these people should be much easier. The follow through is a joke. We’ve been getting pressure from Willis to hire a large contractor to do some work on our property. One of the committee members met with a representative from the contractor. The sales lady slipped and told us (her) that their company does lots of free work for Mr. Willis as a thank you for the business… to the tune of ~$ 40k! Do the math. The contractor makes the money back off of the paying customers. Now we get what motivates these guys. We have finally given them notice of termination and look forward to working with a company with some values.
On a personal note– when the owner did his sales pitch, he spent much of his time trash talking other management companies. This should have been a red flag. Shame on us for not paying attention.

I have lived in the same HOA for 7 years and I am very happy with Willis Management Group. They have always been polite, quick with any issues that come up and responsive for any phone call that I leave.
I noticed that 2 people gave bad reviews for changing banks. Our bank was changed for our automatic payments and they did so in order to save the HOA money on bank fees. I’m all for saving money and we are lucky that we have a manager that would recognize that money could be saved! I recieved 2 seperate notices in the mail from them letting me know what to do in order to change my banking information. I followed their instructions and I do not have any late fees or any other issues regarding my account. They made the transition very easy and painless.
I would definitely recommend Willis Management Group to anyone looking for a superb management company!!!

Totally agree with all the negative reviews.
As a busy professional, I am constantly harassed about the curb appeal of my property. While I understand that the point of HOA dues are to maintain the overall appearance of the neighborhood, I have yet to see any example of what my HOA dues are paying for other than:
–badgering letters (I get one almost every or every other month
–frequent letters changing the arrangement for HOA payments and an increase in dues
I have worked from home at least once a month and have yet to see anyone working on the community grounds, i.e. mowing lawns, cleaning the pool, blowing away leaves from the unpruned communal trees. At other HOAs, there were at least periodic lawn mowing and grounds upkeep, but I’ve never seen tangible signs that my HOA dues are paying for anything other than Willis Management switch banks (a total of 3 in the span of 4 months) and sending endless letters. Haven’t these people ever heard of the internet???

God I wish there were negative stars to give. Just when you think the clowns @ Willis Management can’t get worse they prove you wrong:
1) condicending/​snotty attitude towards homeowner issues
2) catering to abscentee owners
3) not enforcing/​upholding CC&R’s — Hello this is a legal document morons
4) lack of accurate record keeping. Have a unit with a listed «tenant» that moved
about 3.5 years ago. Boy some record keeping there
5) Walk thru??? Haven’t had a walk thru in over 2 years. The last board member
that demanded walk thrus passed away over 2 years ago.
6) lack of response to owner occupant request but are Johnny up the Rat Hole if you
have a rental unit in complex
7) let rental ratio get our of hand. Suppose to have maximum of 55 rental in our
complex, at last count we had 78
The list goes on and on and on. But I will stop here and tell anyone in an HOA:
DO NOT HIRE THESE CLOWNS UNDER ANY CIRCUMSTANCE. THEY JUST TAKE YOU MONEY AND DO NOTHING!!! THEY SHOULD CALL THEMSELVES THE «DO NOTHING MANAGEMENT GROUP» AS THAT WOULD BE MORE ACCURATE.

I found Willis Management Group to be ineffective and unresponsive to correspondence. Issues go unresolved. The property managers manage up to the board of directors while ignoring homeowners. If sight reviews are ever conducted, they don’t seem to result in timely repairs or remedies.
Communication is generally unresponsive; on rare occasion when they do respond, excuses are provided while issues are ignored.
I would not use this firm under any circumstances. I am inclined to run for the board just to remove them and hire efficient and effective management.

If you are looking for mismanagement of funds, poor response time to critical issues and an all around hard time, then this is the management company for you.
