FRE Real Estate and Property Management

I was a potential tenant. We were told a townhome was available and if we applied and put down a deposit, it was ours. We applied, formed over a $ 40 application fee on the Web site, then it didn’t allow us to pay the deposit. But it charged my card for the fee. So we called them… And they said it was no longer available. $ 40 for absolutely nothing. (This was all within one hour.)
Glad I am not having to deal with them for everyday stuff!

Current tenant here, which makes me think many of these other reviews are bogus ( Unilocal seems to agree — look at all the fake glowing reviews that were suppressed by Unilocal’s BS-​detection algorithm) or done in response to pressure… My agent is a nice enough guy, I suppose, which makes their business practices that much more offensive.
Outrageous, non-​negotiable fees which are not transparent at application time. They added up to $ 115 per month for me, plus the very, very expensive application process.
Quarterly «safety inspections» happen. Yes, quarterly. «Safety inspections». I’ve been renting for 12 years and have never had them more than annually. «Sorry, it’s our policy.» When I get home after these inspections, things are moved around. Nothing is missing, but clearly someone was spending a fair amount of time in the house. Sweet. (Hint: FRE, next time, close all the blinds behind you. Also, why’d you open them?)
Then, they’ll send vendors to work on the property without your presence and pressure you into allowing it. «We need to do an additional A/​C inspection», «Our sprinkler guy needs to come by for a third time, he’s already at the property», and «The bushes out front need to be trimmed — you need to make those arrangements and pay for it» are all examples from the last few months. 3 trips. For sprinklers. Requiring access inside the house. Oh, and he’s already in the driveway so you better grant us access. Uh, I’m at work and wasn’t expecting this…
So if you like being killed by fees and enjoy having your domicile inspected on an every-​six-​week basis, FRE is for you!
EDIT: I forgot the monthly lawn inspection for $ 10 that you have to pay for. Between the monthly lawn inspections and the quarterly safety inspections and the six «maintenance» visits I’ve had in the last year, that’s, let’s see… 12+4+6 = 22 inspections/​year, or almost biweekly.

So many fees! Don’t apply!!! You pay $ 39 «application fee» EACH then they ask for $ 100 more. And they want the deposit before they tell you if you are approved. And they want you to sign a contract before the approval. And they want you to put $ 2000 down before approval and if you don’t back out in 3 days you have already signed that they will keep $ 400 plus the $ 100 plus the $ 39 each… Didn’t do it but these guys really know how to make their money

Justin Ellis with FRE Property Management is great at managing our home in South Jordan, UT. We live out of state and managed it ourselves for 3 years and the headache that came along with it. After turning it over to Justin, we haven’t had to worry about a thing. He keeps us informed of what is going on with our home, but takes care of everything. It takes a lot of stress off of us!

FRE management company was an excellent choice when renting out my townhouse. I didn’t know the first thing about renting. They took care of everything and the process was super easy. I don’t have to worry about my house and I get a monthly deposit into my bank account. They are there to answer any questions and always reply in a timely manner. Thanks FRE!

These guys are quick! My A/​C unit stopped working in the dead heat of summer, I submitted a maintenance request and got a call from Ryan within 30 minutes. He had someone out to fix it 2 hours later! Thank you so much on your timeliness, I’m very impressed!

Talk about fees! This is by far the worst company out there when it comes to so many ridiculous fees. For example, a non-​refundable $ 100.00 move-​in fee (I was told about this fee the day I went to pay the overly priced deposit), background check fee’s (this fee was expected), and literally at last minute being informed we need to purchase renters insurance. Then at the end of our 6 month lease I was told I needed to pay another «lease origination fee». When I asked what the fee was for he said he saw «little reason to discuss why we charge what we charge». Uhh… shouldn’t I know what I’m paying for?
Anyway, if you find ANY property managed through FRE Real Estate and Property Management DON’T use them. It sucks for the owner because good tenants won’t want to stay with greedy/​non-​helpful management, and it sucks for the tenant because they’re treated unfair. I’m not the only one who will give them a bad review. Ask anyone who has them right now. I’m sure you’ll hear a lot more about the ridiculous fees that you aren’t aware of until right before you have to pay it.
On a brighter note, I just got married! That makes life sooooo much better. :)

I’m a renter, and for anyone renting from an FRE managed property, you should know that there are plenty of frivolous fees. There as a $ 35 application fee per adult who will be renting from the same household. They require 1 months rent as deposit, and they want all of this in money orders or certified checks. I’m ok with all if that. I understand that these measures need to be taken for security and credibility. When you call for service however, they are slow to respond. I’ve had to wait six weeks for them to come look at a garage door that was not operating well. It is still not fixed. I had asked for something simple — for door stops to be installed to protect the walls. After several weeks if waiting, they installed the cheapest door stops you can find — made of hard plastic. Now the doors themselves have dents because of them. I was just a few HOURS late in making my first rent payment, and had set up a recurring automatic payment that went through late. I was charged 10% of rent as a late fee. They were not willing to waive the fee even for the first offense. I even called and spoke to the manager. So I’m not impressed with their service. I would recommend staying away from FRE managed properties. Stay away from properties managed by FRE unless you want to pay a lot and get little service.
