this is the only apartment that I have had to pay water, garbage, sewer, and now a $ 30 parking fee which totals an extra $ 130.00 per month on the already expensive rent. Rent has gone up an average of $ 50 per year and have been overcharged 3 times in a year! The pool is nice during the months you are allowed to use it as long as you only bring 2 guests and yes they watch! This apartment is very small but was adequate when moving in a few years ago but now with all these changes in the lease and yes they will break the lease agreement to charge more it’s beyond ridiculous!

I love living in this location! It is only 0.6 miles to the SC Harbor and Frederick St. Park. You can easily walk to the Rio Theatre, Seabright Beach, Charlie Hong Kongs, Staff of Life, Del Mar Cleaners, and many other businesses on Soquel and Seabight Ave. This is the second time in ten years that I have lived at Cormorant Court. I left here the first time in 2004 to live with friends, and was glad that there was an apartment available in 2012, when I needed to move again. Joanna is the best manager ever! She readily solves people’s complaints, and all repairs are completed as quickly as possible. She and her family also host two or three annual Community Gatherings around the pool area. And, there is an annual holiday balcony decorating contest. A nice touch in a world where people don’t talk to their neighbors! I have lived on the Lower and Upper apartments, and prefer the Upper one, as I can hear the ocean, seals, and Walton Lighthouse sounds beforeI shut my eyes for sleep. It is nice to have a balcony, AND a patio, plus two carport spaces. As the previous review mentions, although the bathroom and kitchen amenities are outdated, the apartments have a condo or townhome feeling about them. It’s nice having the W/D in the bathroom — put your towel in the dryer while showering, and it will be warm when you get out! I am a semi-rpivate person though am happy to have such nice neighbors in the ‘quad’ where I live. The security gate feature is one of the best things– it prevents possible late night rowdiness from people who do not live here, and prevents drivers from using the complex as a short-cut from Hanover or Frederick Sts. Overall, this is one of the best apartment complexes in Santa Cruz!
