Campus View Apartments

Three stars because we have had a consistent mold problem by our windows. There is no air circulation in the apartment and our bathroom fan continues to not work properly.
They recently had siding worked on on the outside of the apartment, but when it rains a lot of dampness soaks through & without proper air circulation grows mold. Yuck.

First and foremost my roommate and I got into the apartment hunting game a little late so options weren’t at its peak. With that said and done here’s what I have to say.
PRO. The location is great. It’s close to campus (15 min walk). It’s right next to the 44 bus stop and the Tacoma/​fed way bus stop. And pretty close to the 66 bus on Roosevelt. The apartment was cleaner looking than most other apartments that were looked at.
CON. Starting off make sure you read the lease CLOSELY. We didn’t move in until mid September and yet they made us pay for the whole month. Idk if my previous landlords were just generous but they would charge me for the remaining days of the first month.
The sound system (apartment to door) is broken. They never told us ahead of time so we missed the Comcast guy and many ups/​fedex packages. After a full year of living there, nothing was done.
The previous girl talked about the floor being dirty, she was not kidding. The floor was disgusting, it took us 2 sheets of the swifter wet mops to make sure the living room and kitchen were clean.
She also talked about the thin walls/​floor. My room mate couldn’t sleep because the person in the adjacent room was a big morning coughed and he could hear that every morning. Also the upstairs neighbors were either having too much sex or they were doing p90x or something but it was hard to deal with. Also I think every other day, someone is vacuuming the hallways at 9 am so if you like to sleep in, sorry.
If you’re a mild to light sleeper this is bad. It’s right next to the freeway exit so when someone gets cut off, the driver honks their horns. That woke me up a ton.
The area is kind of bad. They are lost of homeless people outside the apartment (it’s not the landlords fault) and also here and there I would find heroin needles on the sidewalk. I lived on the ground floor so when I would look outside my window at night, you can see the outlines of rats running back and forth. One time, I left the back door open but the screen closed, a rat chewed it’s way in and lived in our unit for almost a week before it was dealt with. Gross.
Recently they put in new cabinets and new counter tops. When the people came in to instal those, they didn’t clean up after themselves. Meaning there was saw dust from screwing in the cabinets, part of the counter was still left in my unit, and they even left their trash bag there. I mean come one, please show a little respect.
I recently got my security deposit back and it wasn’t signed. PS don’t expect much from your deposit, they charge you HEAVILY on repainting the unit and cleaning the carpets. Before I left, I made sure the unit was cleaner than what it was when I first came in there. They still charged us $ 140 for extra cleaning. The previous tenants left it a mess, did they get charged but no one cleaned up the unit or something?
When we first were looking at apartments, they showed us a really. Nice unit with a nice skylight. But when we got our unit it was completely different. They honey dicked us pretty hard.
THINGS TO CONSIDER BEFORE MOVING IN
This is a college apartment so during the weekends or party holidays, the whole building does tend to get pretty loud. You can hear loud music, drunken people yelling in the hallway, and even knocking on our door at midnight.
The street (7^th ave) is a one way street so it’s kind of tedious to drive around and street parking is non existent.
So my final thoughts on this apartment is that it honestly wasn’t bad. They say that it’s a luxury apartment but it’s made out of cheap materials. If the rent was a lower than my experiences would have been better.

They took all of your deposit. I paid for $ 500 and got $ 32 back. They charged me $ 100 for painting and god knows what the heck is that for. I did not even put a photo on the wall! Also, they forgot to give my pet deposit back before I ask them. Another $ 250, Good job campus view! Future resident, feel free to live here if you want countless homeless people walk outside your building and hear all the traffic on I5 the whole night. I’m so blessed to move out from the hell!

I agree with another Unilocaler below. In theory, this place could be a good place to live. Each apartment has been renovated with newer marble in kitchen and bathroom and you will be fooled as me and my room mates were with the hardwood floor, which is actually some cheap wood wallpaper material that began peeling in most areas.
The day we moved in, my roommates and I were super excited. The place seemed decent but mostly we were just excited to live together so whatever issue that we came across, I honestly thought we would be able to handle it. Wrong. After moving our stuff into our apartment room (taking off our shoes when getting into our apartment because we’re Asian), one of us looked at our feet and noticed it was pitch black. I kid you not PITCH BLACK. This led me to look at my feet and mine were indeed the same. We wiped our finger on the «hardwood floor» and realized they had failed to do any deep cleaning of the floor. It is clear that they had obviously swept what was on the surface but did not do ANYTHING past that. I don’t know if the tenants before us walked around with shoes on but the ground was FILTHY. I mean for our feet to really turn black after walking around moving our stuff in, disgusting. Since we had just moved in and was not sure of our rights as tenants and didn’t want to cause any trouble… I literally went on my hands and knees to scrub I mean SCRUB the shit out of the hardwood floor for 3 hours. Mind you I am a neat freak and like my living spaces to be clean. From that point I was always skeptical of this place…
If you want to hear every cough, step, sneeze, alarm clock, and every little movement of the person who lives above you this place is perfect. Literally the walls might be as thin as a listerine strip. If you are just sitting in silence you can literally hear every single movement the above people make, including their voices. My roommate heard our neighbors having sex all the time too, ew. We got a couple noise complaints, but it seemed as if it was almost impossible to stop «doing what we were doing» because how are you supposed to know what is considered too loud with these thin walls?!? Are we not allowed to even watch tv and laugh?! Because we’ve gotten noise complaints over us doing that. We dropped a textbook on accident one time and our downstairs started pounding on their ceiling to get our attention.
The management could be better, actually a lot better. All the people in the office seem high all the time. Speak to you with no expression on their face and seems like what you’re saying is going one ear out the other. Ditzy and slow. They close the office early every week, every Friday basically and random days throughout the week so most likely you won’t get your package the same day it delivers. They will do their duties such as coming in for a work order, which is part of their responsibilities anyway… but will sometimes ignore emails (my roommate had her parking spot taken and no response.)
We have a month left in our lease and since about the middle of May we have had some sort of disgusting bug infestation, leading us to have been moving our things out since school got out. I know the summer months bring out a lot of the bugs to the inside, but I mean the amount we have isn’t even justifiable. We’ve told management multiple times in which they’ve brought in «pest control» which I honestly find hard to believe is really what they say it is when the problem continues. The ants and termites? (not too sure what the other nasty creature we keep finding is) are literally everywhere. Management tried to blame it on us of course. Saying if you leave food out… But once again, we are neat freaks and I can guarantee our tidiness is NOT the reason for these bugs. With so many small openings all over the apartment, The bugs just keep making their way in. We’ve found them on our carpet, in the corners, in the bathroom, our closets, on our desks, and the worst possible, ON OUR BEDS.
Just recently we wrote an email simply expressing our concerns with the place and I just received an unpleasant call from the owner? Hard to believe she’s the owner hearing her tone and the things she were saying. Blaming everything on us and making up things to make her end seem more justifiable. They did send pest control in but never once did we receive a follow up email about the bugs, which she insisted on saying she sent. We returned back after our vacation to the apartment and see even more bugs and let her know as soon as we were able to see for ourself that the problem still exists.
All in all, don’t live here. Yes, it’s one of the «nicer» looking apartments around campus but the CONS do not outweigh the one or two PROS of this place. I’ll make sure to never recommend this place to any of my peers. Save yourself the trouble, lots of other apartments will treat you better and have better qualities to their rooms than just marble and fake hardwood don’t be fooled!

In theory this could be a decent place to live. It just depends on your personal preferences and what neighbors you wind up with. The building was recently renovated I’m guessing in like 2010 or 2011. Its the nicest looking building I looked at when searching for apartments — which is what sold me on the place. New granite countertops, no stains in the sinks or tub, new ish appliances.
I don’t know why they call this place Campus View. You can’t see the campus, its about 10 – 15 minutes of a walk to UW, depending on how fast you’re running and how traffic ends up stopping you.
You can rent a monthly parking spot (I’m not sure of the price), or take a gamble and try to find street parking. There is free street parking in front of the apartment and surrounding streets if you have guests (it isn’t zoned) but sometimes you have to drive around for a long time before you might find something. When you move in its a pain. They will let you in the garage for moving in, but our van wouldn’t fit in the garage. There was no parking in front of the building and when we tried to pull up on the grass/​sidewalk area in front of the building or the area where garbage trucks pull up we got yelled at by maintenence. Ok I get that this is the garbage vehicle loading zone but it wasn’t garbage day and how the heck do you expect me to get my stuff inside? Carry it blocks and blocks? No.
We had a 2 bed 1 bath for 1250 a month. There was an additional $ 50 I believe for sewer water garbage, and then you had to sign up for electricity under your name and pay around 40 – 100 bucks for that depending on the month. This is really steep considering our apartment was only 500 sq feet and 15 minutes from campus. We couldn’t even fit a couch in there. No storage closet, no where to hang out besides your room or the kitchen.
There were constantly shopping carts and trash left outside of the building. Oftentimes I’d walk out of the building and homeless people were camped out around the electrical outlet charging their devices. You had the ability to buzz people in but that was it — they could hear you but you couldn’t tell who was at the door so you either took a gamble or had to call your guest. The elevator worked off and on and once I got stuck in it for about 5 minutes before it opened. People liked to leave their trash bags and bikes around the walkways and management did nothing to fix the problem besides posting notices. The mail boxes were difficult to shut, and if you recieved a package the office MIGHT notify you that you have one. When we needed maintenence our dishwasher was fixed quickly.
We were unfortunate enough to have downstairs neighbors that played extremely bassy music very loudly, until 4 in the morning. It was so bad it rattled the pans on our stove. We tried EVERYTHING. We tried writing them a note, we tried asking nicely, we tried being their friends, we talked to management over and over, and we even called the cops on multiple occasions. Nothing was ever done. The manager kept telling us that she would take care of it, but she never did. We literally complained about it every time we saw her and nothing ever happened. They also smoked in their apartment and it would waft up into ours. We would complain about that and again nothing. The manager would just act like she cared and promise to do something but never did a thing because she didn’t want to lose the rent money from them apparently. The only thing that changed was they decided they hated us and would hit the buzzer to our apartment a million times and then we could hear them come up the stairs, walk into their apartment, and start playing their music. Thanks. We were so miserable from it we subletted our apartment out during the summer to escape
My door was so tight in its frame that I couldn’t use over the door hooks. Both of the closet doors in the apartment also broke down and stopped rolling but we were so sick of complaining to management about our neighbors we didn’t even bother. When we moved out we did get all of our deposit back, as we should have. They take out a fee for carpet cleaning (which was disclosed) which I found odd because my room had a large yellow stain on the floor when I moved in, so I’m not sure if they actually cleaned the carpets. In attempts to try to smooth things over the landlord wanted to show our apartment in exchange for 25 or 50 dollars off each of our rent. This was fine but didn’t make up for the miserable noise situation. A couple times they also showed our apartment without giving us 24 hour notice and I only found out because people randomly walked into my apartment.
Yeah its a clean and updated apartment. But its expensive, its small, its far away, and if you have any conflicts management won’t do a thing. There are 3 more «not recommended reviews» for this place that Unilocal has filtered out but they are all accurate. Read them and if you don’t want to hate your life for a year please don’t live here.

yeah, it’s great and close to the stuff on the udistrict, but they are pretty expensive. hippies here have countless dogs that won’t shut up at night. they bark and bark. The noise is not bearable sometimes. the management really sucks here. the blonde lady is nice and everything, but the brunette «manager» does a really bad job for her position. this brunette lady (rachel or something like that) ALWAYS leaves the office early. so when my roommates adn i need something, she is always gone or not available. i don’t think i ever met a more lazy staff for an apartment. it is so hard to get your mail because the office is always closed. i don’t really like this place. it is a very chill place, but the management is lazy, the rats all around the apartment are bothersome, and the noise is sometimes difficult to deal with, especially when you are trying to write papers that are due the next day. also, you could hear everything and everyone when they make one move, it is so distracting. there were other apartments that were way better in terms of pricing and just the overall quality of the community. i would definitely not recommend this place. giving it two stars was even giving them too much credit, especially the management.

Pros: new on-​site landlord who is pretty on top of everything. If you complain she usually helps you out. When we filed a maintenance request, she got it fixed right away (the following day). Really nice, new looking building. Clean kitchen and bathroom which is much nicer than most college places. Tight security, felt really safe living here. Pretty close to good places in the U.
Cons: WAY overpriced.

No utilities are included in the rent.
20 minute walk to campus (which is kind of far considering how much rent is). Worst thing is the NOISE. So many parties. You could hear almost everything anyone does and every conversation in the hallway. People below us sometimes played their bass all day and into the night. The noise level was extremely unpleasant, most annoying when you have to get up for class the next day. If you like to party, this is a good place for you. And, the landlord ended up losing all her reliability with this. We had continuous problems with neighbors who smoked in the apartment (which blew into ours) and played their music as loud as possible till 5 in the morning. We complained many many times and the landlord said she was going to evict them and promised us she would help countless times, and NEVER did! She pretended like she cared, but really she didn’t want to lose the money and left us miserable (btw, they failed to pay rent all the time, and my roommate and I were always on top of it, so I really don’t know). Do NOT recommend. Overall horrible.

Its located in a good spot, but is expensive. They can afford to be since they accept pets. walking distance to good attractions in the U district, loud drunk people at night. Maintenance guy is cool enough though the people in the office are pretty ditsy or high most of the time, we could never figure it out. They won’t enforce noise restrictions so as long as you get along with yelling neighbors (or in our case some foriegn students singing/​yelling pop songs durring weeknights (till 5am))youll do fine. Except the fast even if you leave the place immaculate, have cleaned the carpets, they will still take your deposit, even going so far as claiming it carried a smell that required carpet replacement. Pretty weak stuff.
