Epic Condominiums

Decent apt building in First Hill. Tenants are pretty quiet for being mostly students. Parking spots were pretty tight so the probability that you will scratch your car are high. The only down side is there is a gas station behind the building so shady people tend to hangout in the ally that leads to the garage entrance. They smoke drugs and drink there but I have never experienced anything violent in almost 2yrs I lived there. It’s close to restaurants and Seattle U running track. Overall I have no complains.

This building is the worst neighbor in the neighborhood.
Of numerous problems, the latest is that their shrill garage gate alarm has been going off intermittently for the past 30 hours. With no on-​site management I can find, I’m sure it’s very pleasant to the residents there too.
With the construction the other reviewer mentioned, the Honey Bucket (port-​a-​potty) right next to the sidewalk for 6 months+ was a nice touch.

About six months ago I made an offer to buy a unit in this complex. The sale ultimately fell through because the owner was trying to sell it for less than what he owed… Today I paid a visit to my former future home and I am so grateful that I did not purchase a unit at the Epic.
The condo is now completely covered in some type of black shield like the apocalypse is coming. Apparently, this has been going on since July! Can’t imagine not seeing sunlight or being able to enjoy margaritas on the balcony during summer. They are fixing the sides and balcony of each unit due to constriction defects. However, each unit is slapped with a special assessment fee. I believe it’s around $ 12k. Not sure if this is an additional fee from last year or the same assessment. Either way, it’s a bit worrisome when a building is deemed «defected».
On the bright side, at least this is a modern building with a nice layout to each unit. The one in particular had a really nice walk in closet! Amenities are limited but they do offer a tv lounge, «gym» (three equipment), BBQ area, and a business center without any computers because it keeps on getting stolen…
