Overlook at Magnolia

I have been living at Overlook t Magnolia for 3 years now, it is a large complex but you never feel crowded. I moved from a one bedroom to a two bedroom, and I have seen several of the floor plans they can accommodate anyone’s needs. The staff are simply charming and are quick to address any issues that you may need assistance with. If that is not enough there is a view from most every unit. I am fortunate enough to see from Mt. Baker to Mt. Rainier. On the 4^th of July you can see the firework show from your deck or the cabana deck and the same goes for New Year’s. I love living here, it is only 4.5 miles from downtown, and 1.5 miles from Discovery Park so it is the perfect blend of city and suburb.

From the very beginning in Ohio to now, our experiences with/​at Overlook have been positive. We were faced with a 2500 mile move, a narrow window of time, and armed only with internet research to select an apartment in a neighborhood where we have never been. We have many thanks to give Keirsten, our leasing consultant, for making the decision and move easy for us. With some planning and her help (she was a huge help), in less than a day of arriving to Seattle, we were able to do a walk-​through, sign a lease, and move in with a smile.
Everyone, staff and so far, other tenants, is inviting and friendly when you enter the leasing office. The workout studio is compact, but never seems to be too crowded and has adequate equipment for what one would need for general workout needs. Also available is a sauna and a hot tub, with a shower close by as well. The complex is responsive when it comes to issues with maintenance (issues have been nominal — mostly just working out kinks with a new spigot; also requested stopper for sink and received one promptly). The walls seem pretty thick as I have yet to overhear neighbors’ conversations or TV program, or even any business in the laundry room that we share a wall with. We love waking up and enjoying coffee on our sizable balcony with an amazing view of the sun rising over The Cascades. It’s a great location for those with dogs — staff is welcoming to them, and there is also an off leash dog park (not affiliated with the apartment complex) a quick hike up the hill. I super enjoy the proximity and grounds of the dog park. The apartment’s grounds are kept up nicely — even with the dog population that lives here (thanks maintenance and responsible neighbors!). Outside of opportunists looking for an easy grab with an unlocked car, I feel the neighborhood is safe, secure, and has a good sense of community. Apartment life at this establishment has been a delight, and I would recommend checking out The Overlook at Magnolia for anyone looking for a place in the Magnolia Hills neighborhood.

Have lived here for almost a year and couldn’t imagine living at any other properties that I checked out prior to moving, My apartment is huge and all the apartments in the complex have a bit of a different look to them but are extremely spacious for me and my 50+ lb dog.
The location is perfect for me as I work downtown and also enjoy the Ballard, Fremont and Queen Anne areas.
As for the office staff and management, they do an incredible job and can sometimes be the best part about living here. They are quick to fix maintenance problems, alert you of packages and updates in the community and just be overall friendly, loving and caring people. I find my self stopping in more times to just say hello and bring my dog in for some treats.
I’ve works years in the luxury hospitality business, and this office staff gets it!

We’ve been at Overlook for just over a year now and love it here. We decided we needed an additional room, so we recently moved into a larger apartment across the property and signed a new lease. The two apartments we’ve lived in at Overlook have both been spacious and clean with nice appliances. I think the walls must be pretty thick here too because we rarely hear any noise from neighbors. The staff is really friendly and go out of their way to take care of residents — from handling deliveries, to maintenance and other requests.
This location is also pretty convenient — if you want to be within reach of the city, but want to skip the noise and lack of parking, this area is a great choice. Magnolia is a safe and quiet neighborhood, and the bus stops nearby make it easy to get wherever you need to go from here. I definitely recommend checking this place out. Seriously, ignore the bad reviews of this place. Either things have REALLY changed a lot here since then, or those people were just out to sabotage.

I have just started my fourth year at this property. The staff has always been courteous, friendly, accommodating and professional. When I have a maintenance issue, it is dealt with immediately. LeAnna was my point person when I moved in and I was very happy that she came back to be the Manager.

I have been here since January and even though we have had some turnover in the office, it is the same great service I received when I moved in. LeAnna and Saniya are a great 1 – 2 punch of a management team. The grounds are well taken care and with all the dogs we have here, that is super important. I love how you can just drop in to pick up your packages instead of having to be home for a delivery.
I just re-​upped my lease and plan on being here awhile. The only improvement I would offer is another laundry room in my building, one is a bit tough to fit in the schedule.

I’ve been at overlook now for 6 months and I’ve got nothing truly negative to say… The staff is great! Everyone form the office to the grounds crew are amazing. They are always ready to help or just pass the pleasantries of the day. The other residents are friendly, might not know them by name but still wave when seen out side the complex. Nice view. The only thing is the birds… I love the birds but they really enjoy the roofs. Besides that with the ease of the location to down town and Ballard. I really can’t complain…

Is 0 stars an option? I feel like the more people complain, the more business companies somehow get. That being said, just don’t live here. Terrible

So far so good! Just moved in, lived here for under a month and have to say that im very pleased with the apartment managers who have been great! There were a few hiccups in the move-​in process but I felt very appreciated with way in which the staff worked to accommodateThe apartment is a little older but makes up for it in size. Price wise, its comprable to the area and located just a little out of the way but still close to buses and downtown.
So, I like and would recommend to a friend for sure.

We’ve lived at the overlook for over 3 years now. We wouldn’t have chosen to stay if we haven’t loved living here. That said, we’ve recently had some issues regarding poor communication related to some service requests. We found out my Mom would be visiting this month back in February. We’ve had issue with the poor condition of our window blinds for quite some time, and upon learning of our upcoming guest visit, wanted to have an even better place for her to stay. Long story short, we submitted a request in February thinking that was plenty of time for all the details and install to be completed. There were many missteps in follow-​through, and a lot of inconsistent communication. We fully understood our blind replacement wasn’t dire, but what bothered us was the lack of information and follow-​through. Our last incident resulted from multiple requests on multiple days to have furniture removed for a promised replacement only to come home and see no work was completed all while we’ve been moving furniture daily to allow for work that wasn’t being done as promised. This is sounding more like a negative review, but what makes my review 5 stars is how Leanna (property director) has dealt with the issue, and taken ownership. We all make mistakes, and no business is perfect. As a business manager myself, I completely understand that reality. What makes or breaks an issue however, is how the business handles it. The overlook has taken full accountability, paid for a dinner on them, and offered a sincere apology versus excuses. This is our last rental location before buying a home, and we’ll continue to love living here while we save for a home. Thank you Overlook!

If I could give it 0 stars I would. DO NOT move in if they are trying to give you H120. We had three floods while we lived there for 11 months. The last month and a half we had a drain fly bug infestation that they didn’t do anything about. Most replies we got from the management was «eww, that’s gross» or «we’ll send a exterminator to take care of it» when I showed them all the pictures we had. While they did send an exterminator once he poured some chemicals in the drain that didn’t do anything. The bugs were in the walls. We could see them coming out of outlets and light sockets. Their maintenance people didn’t know what they are doing they blew out the pipes in our kitchen walls causing our kitchen to flood from the apartment above us. During the Christmas holiday we had holes cut into our walls and left open for multiple days. While trying to enjoy the holidays we had workers in our apartment from 8 in the morning to 5 at night for 3 days straight. They tried to make up for living with a bug infestation by giving each of us a $ 100 visa gift card to say sorry. This was more condescending than anything. When you move into a Corporate controlled complex like this you can assume that the people really don’t care. The only thing that was nice about this was the size of our corner unit and being on the 1^st level. The nickled and dimed us on the deposit but they did get it to us in a timely manner. They charged us to replace damaged carpet because of a flood that they caused. Doesn’t make any sense. We cleaned the apartment when we moved out but refused to clean up the hundreds of dead bugs that littered ever windowsill yet they said that we didn’t clean. Save yourself some grief and look somewhere else.

I loved my over priced, huge apartment. My only complaints are that people in the F and H buildings do not pick up after their pets even though there is a convenient doggie waste bin in between the buildings. The other complaint is management. The only competent one there is Shannon and she seems to always be gone leaving 22 year old bimbos who lose documents and don’t know how to answer any questions to run the place. There is also a guy who lives near the hot tub that polices it and is extremely rude to you if you make a peep. One time we were relaxing and the guy was just standing in the window, WAITING for someone to say something so he could scream about it. It was actually kind of comical. Other than those things, overlook was a great place to live.

We moved out recently from the Overlook this Summer and it took 2 ½ months and over 4 phone calls to receive the damage deposit. Each time my boyfriend called it seemed as if no one was on the same page. We’d ask if the check was cut and someone would say that it was and then we’d have to call again 2 weeks later inquiring again, frustrating process.
We also had a package that was delivered while we were there (3 – 4 days before we left) and didn’t receive it. We called about it several times and the package was signed for by the maintenance man. UPS had his name on file. The framed picture was worth $ 100. We checked before we left and UPS said that it was delivered, but they said they didn’t receive it. We’d call and they’d say that they’d sent everything back that wasn’t picked up, but there was no notice from the tracking info that it was sent back. We kept in contact with the retailer and they never received it. I don’t know where the package went, just that it was signed for by the Overlook and no one could ever give us a straight answer as to where it was. What was more concerning was that they kept talking about a closet where all the packages were and it sounded like a lot had built up over time.
The bathroom ceiling would leak, but the rest of the apartment was okay.
I never understood why they charged so much for parking spaces when they should have just given spot to residents as most apartment complexes do.
We appreciate finally receiving the deposit but we wish that it didn’t take so long and that people were on the same page. I bet the experience with the Overlook would have been better if we hadn’t moved out of state and could have just talked to someone in person, but I also don’t feel that we were asking for something out of the ordinary.
They were good about helping with issues as they came up, except after we had moved out. I feel bad writing this as I only have one other low review and that’s from a repair shop that locked the keys in my car and then scrapped it up by taking a crow bar to the roof, it takes a lot for me to write one of these.

Our laundry facilities are disgusting… please clean them if you’re not going to provide in unit laundry!

When apartments are being built within half a mile that are in a better location, brand new, are the same price and DON’T contain asbestos… why would you live here?
This place was a great price for the size of the apartment when we moved in in 2011. Unfortunately the complex has changed hands since then, and the new guy in charge has worked tirelessly to update parts of the complex with an ugly hodge-​podge of styles that don’t work together.
The workers contracted to make the updates have done poor work that was already falling apart by the time we moved out (I’m talking window seals falling apart within days of being completed).
Yes, our rent went up… and honestly I expected it to once they started fiddling with putting in the bowling-​alley style carpets in the hallways. What I didn’t expect was for it to go up $ 500 IN THREE YEARS. …and I did mention the asbestos, didn’t I?
The final straw was the office staff at the time we moved out (summer 2014). When I asked one of the women in the office if she could help send my rental records to the apartment I had just applied for she wouldn’t agree until I begged her for several minutes and then acted like she was doing me a favor. Then she looked up my potential new apartment on google in front of me and told me it looked like a crappy place to live.
I expected to be sad to leave a place I lived at for three years, but everything I loved about this place was destroyed long before I moved out. These units are not worth what they’re asking, and if they say they’ll do you a «favor» and knock $ 100 off the rent it is only because they figured that «discount» in before giving you the price. Yuck.
If you have a choice, steer clear of this place. The management doesn’t care about its residents, just how much cash they can squeeze out of you. Unfortunately the maintenance and cleaning staff are wonderful people, I just hope the owner can get a clue before he drives the place into the ground.

Good space for the price. But our upstairs neighbors in J520 are stompers who play loud music at early and late hours. THEY suck but the apartment compels itself is pretty decent.

Overlook at Magnolia has big apartments and pet friendly.
They are expensive and charge for all utilities on top of rent. I was originally shown a nice one bedroom apartment, but when I went to move in they gave me keys to a different one bedroom that looked older and worn out.
Street parking is not that great since people like to take up two parking spots with one car.
They will charge you for anything on your deposit, I paid to have my place cleaned and it looked good but was still charged half my deposit.
In my area I had a lot of people littering from their balcony and tried to get people to stop and talked to management but for an entire year I would walk out to cigarette butts and other trash on the ground.
For some reason a lady would water her plants with an actual water hose on her balcony which was annoying having a waterfall on my doorstep.
There was also a flood in an upstairs apartment and it leaked into my bedroom and the carpet, it took them a week to figure out the leak and clean my apartment. If you ever had a wet carpet you will know a week is a long time to deal with that kind of smell. They didn’t do anything besides say sorry.
Overall I didn’t have a problem with management, I just had a problem because they couldn’t handle the tenants in the building when there was any issue. The price of the apartment went up quite a bit after only a year so I felt it was time to leave.

First of all the community manager Monica is all about getting you into an apartment. She should be a used car salesman. She can get you into a piece of shit apartment really fast. When it comes to turning in your keys on time. Good luck!
I was all moved out, everything spotless. Was ready for my final walk through. Walked into the leasing office. No one was trained to do a walk through? Seriously??? It’s the end of the month. You should have scheduled the correct staff members when people are moving out.
I basically had to take a day off to do my final walk through. Came in first thing the next day. Monica was busy and she would be back shortly and call me. The leasing consultant was like «just give me your keys and we can do the walk through without you there». Ha ha bullshit! So you can take my whole deposit.
So I waited 3 hours for a call back from Monica. No follow up, so a marched into the leasing office. The leasing consultant was like she will be here soon and call you. I said «Whatever I am going to sit here and wait until she returns. I do not want you guys charging me an extra day because of your poor time management.» I sat there waited 20 mins after 5 phone calls from her staff and a bunch of texts. Finally SERVICE!!! Finally. my walk through and she bitched me out about my walls. I guess the oils from my skin created spots so I have wash the walls. So I washed them, waited another 30 mins to surrender my keys.
Before you move out of this place please get other quotes for carpet cleaning. There are other places that are cheaper. I was quoted that my refundable deposit was $ 550. I got back $ 137 because it costs $ 275 for carpet cleaning! Wow!!! The addition balance went towards utilities from the last month.
Overlook at Magnolia. Your service sucks, you so called ladies in that leasing office are fake, rude, and have no empathy towards any of your tenants. Monica you have no work ethic! Learn how to manage your time woman.
Do not rent here! Worst experience ever! It’s not worth it, plus they are all about sales, making numbers, and getting there stupid incentives! I can get better service from a gas station, then with Monica Williams and Overlook Magnolia leasing staff.

Sauna is warm, not hot. Tons of nails and broken wood. Pretty dangerous.
These apartments are old. You will get mold, especially around the windows.
The heat sucks, its either way to hot or cold. Same with the water heater.
You must buy renter insurance here, its $ 10 a month

This was a fine place to live for a year. Nothing fancy at all, but the prices were good and our needs were met.
It is a huge complex which I don’t find to be particularly fun, but overall the people living there were respectful and quiet.
I never used the gym, hot tub, or laundry facilities because they all looked outdated and possibly a little grimy. BUT who knows, I could have been missing out.
If you move here and plan on using a car to get you around, pray it doesn’t snow. All the roads around get closed due to ice and you are stuck.
Basically, a livable place, but nothing too exciting.
