Rivendell

The location is great for a UW student, close to campus and right next to the ave. I have a one-​bed-​one-​bath with a loft, pretty stoke. I like the my apartment.
However, I don’t feel like there is much of a community here. But it’s okay.
It’s kinda pricy but it’s the price you pay for convenience though. I consider to continue living here.

TERRIBLE MANAGEMENT.
OK Location if you don’t mind the occasional drunken fight and police sirens every night.
DON’T park in front of the building. just ever. It’s meter-​maid territory. Every night cars would park there thinking it was free after 8pm, but there is wonky signage for zone parking 6pm-​7am… but the meters allow you to pay until 8pm… Come 7pm on weeknights, every car has a ticket.
Moved in here to sublet one of the apartments with some others. At the time, we were told that our lease ends ⁷⁄₃₁. When that time came around, notices around the building went up saying move out for all tenants was ⁸⁄₃₁. We went to the office to confirm out move out date was still 7/​31, but the office didn’t even pull out our file and said ⁸⁄₃₁. Half way into August it become apparent that myself and a room mate weren’t even on the lease and any paperwork that had us signed on the lease was lost. As a way to «smooth over» the situation they said they wouldn’t kick us out, but still expected rent.
They switched to an online rent payment/​maintenance system not too long ago. The first time using the system, I accidentally paid everyone’s part of the rent. Rivendell would not refund the payment.
There is a maintenance request service that can be made online. My toilet handle broke and could no longer flush. I placed the request and nothing happened after 2 weeks. I spoke to the office and they said, «oh we haven’t processed it yet. It’s processed now.» Another week went by and I had to call the emergency maintenance line myself. Turned out the maintenance guy had just gotten back from vacation and the complex just never called anyone to cover for him.
Threw in another service request online before move out to replace light bulbs. Yea that never happened.

Recently received a post move out cleaning invoice from the complex. Invoice clearly states:
Lease Expires: ⁷⁄₃₁
Move-​out: ⁸⁄₃₁
Basically we could have left that place a month early (on time) as we thought, but they just lied to us and got an extra month’s rent out of our wallets.

The location is great being right next to the Ave (with all its yummy food possibilities) and only a 25 minute bus ride to downtown Seattle. The apartments themselves are pretty nice as well. Washer and dryer are in the apartment which eases the hassle of laundry day and the kitchen is a good size for the apartment. I especially appreciate that there are two bathrooms complete with bathtub/​shower.
The apartments do get a little toasty during summer, the hallway even more so! Thankfully there is a balcony where you can pop the sliding door open for a little ventilation.
Noise from the above apartments can be heard a lot, mostly stomping. Noise from the street can get loud on certain nights, in the summer you have to choose between cracking a window for air flow or shutting out the street noise.
The side door doesn’t always lock so there have been issues of people getting in who weren’t supposed to.
Only other thing I can think of is that there is an elevator which makes moving in/​out easier. There’s also a parking garage you can use for a price.
Overall a relatively decent place to live in the U-​District.
