The building is well built and run, but sadly poorly designed. A lot of the units are dark. To boot, a lot of them are built directly facing the building behind and thus you get no view. Sadly, these kinds of design flaws drive down the comps and the value of the nice units. Not much to speak of in terms of amenities in these units. It’s in a better part of Belltown, but only a small percentage of these units are worth buying.

I’ve lived here for a year now and it is really a great condo community. The concierges are among the best in Belltown, striking the right balance between friendliness/courteousness and keeping the building secure. The roof deck is amazing, with an incredible view of the city and two Weber grills, one on natural gas and the other is propane. They’re always clean and maintained and residents are generally friendly with sharing. The building has a gorgeous lobby and is always clean. The maintenance staff here is also great, very quick and responsive. I must say, one of the best things about this place is its location. 2 blocks from the waterfront, a few blocks from so many great restaurants and close to all of the bars. The sculpture park is nary a stone’s throw away and just a few blocks from Lower Queen Anne as well. I love it here, but be warned even though you are in downtown Seattle and the residents are mostly young, this is a sleepy/quiet building. Some people may look at this as a positive, other people who like a little bit more life in the city may not. I also find people are friendly, but also pretty closed off(that may just be what Seattle and/or Belltown feels like to an east coast transplant as well) and not necessarily particular to this building.
