Cute condos… amazing that they fit 2 bedrooms 2 bath in 800 sqft. No options for upgrades or customizations. HOA states concierge is only m-f 8 – 5. There is no pool and the parking is down the street. My current apartment looks the same, with indoor parking, a pool and 24⁄7 concierge not to mention 300 sqft bigger. It’s less than 10 min down the street and it’s almost $ 400 cheaper a month. Sure it’s rent and I don’t own it but why buy something that’s a downgrade. This is a great second property or investment property if you’re looking to rent it I guess but I’ll take my business elsewhere.

Are you in the market to buy a condo? Have you ever wondered how an abusive Seller’s contract looks? Well, this is your opportunity to educate yourself about what predatory practices look like. Let me start by saying that I am no first time home buyer and I was bewildered at the one-sided and noncommittal contract these guys wanted me to sign. As soon as I finished reading the 80 pages I had no doubt that I was taking my business somewhere else. My previous homebuyer experience has taught me that in new and renovated constructions there are always going to be many factors that may impact the final product, but you can also get a sense of the seller’s good faith towards their clients based on how much they stand by their developments. Well, these guys contract is more like a disclaimer. It is as if they preemptively know they are going to deliver a poor final product and make sure to let you know that if you don’t like it and even if it fails inspection you still have to go to closing and they may take legal action against you if you complain. They even charge you a penalty for not using their preferred title company. This development is carried by W.C. & A.N. Miller Realtors, A Long & Foster Company and developed by ProMark Real Estate Services; it is still in raw stages of construction as of today so be extra careful because the unit they deliver to you may not look at all like what you are expecting. As their contract states, they may fail in the following: Delivery time, square footage, materials, finishes, appliances, punch list items. Don’t say you haven’t been warned, or budget for a real estate lawyer.
