If renting here, accept that you are to pay what it costs for a mortgage payment on a house in Stockton in the same area. Sure, it is a nicely maintained apartment complex, however, if you’re renting in Stockton, it’s probably due to work or school. In which case, it’s not worth the money. You’re better off somewhere with reasonable rent and out-dated cabinetry. THEYWILLTAKEYOURDEPOSIT. Regardless of how spic-and-span you leave the place. Obviously, they will charge you for a complete carpet clean unless you get it done yourself & show them proof. They WILL charge you for at least two hours of cleaning, even if to your eye, it was as spotless as you went in. I rented for only 8 months only to sleep there in between my work shifts & I would go home to the bay area. Apparently, they charge you two hours for the areas you likely missed behind the appliances. They WILL also charge for paint costs, which is by the way, not appropriate per California law, «the landlord can deduct from the tenant’s security deposit for repainting, when repainting is necessary» they charged me about $ 30 for paint costs even if there were no scuffs, nicks or holes. If security is your issue, it is not any better or worse than any other«nicer» area in Stockton. Crime happens everywhere, you just need to be smart about protecting yourself and your valuables. Staff is nice & professional. They will try to make a deal with you to sign on but generally, you are going to be paying MUCHMORE than it is really worth. So, unless you’re someone who makes over 100K a year, renting at this place in Stockton, makes absolutely no sense.

I lived there for two years, and let me tell you avoid this place. First off we have dealt with water damage. One weekend it had stormed and water went through the gutters into the walls. Called property management property management explained that gutters were not cleaned so water leaked throughout our walls and ceiling we had carpet fans running throughout one of the apartment bedroom for several days. We asked to be prorated for the days we only had one bedroom, management declined. we had rented and was only able to utilized one bedroom for several days with a family of four. We had ended up breaking our lease because we did not want our children to be accessible to mold in the walls we ended up paying all the contingencies and lease break fees we had clean the apartment and shampooed the carpet once we left we expected our deposit back. we got a letter in the mail that we owe $ 700 in addition to the $ 400 deposit for carpet damage, let me tell you, the Capet was flawless.(it was my fault for not taking pictures) we had no animals ever in the apartment and took off our shoes to walk on the carpet. My wife and I work full time at a hospital, and our children attend daycare, half the time we are never home. When we are home our children do normal children things like color and drawl on coloring books, which is why I thought it was best to shampoo the carpet. We had no problem paying all the contingency lease break fee no problem paying a month in advance rent no problem paying all the fees requested until we were thrown into collection for carpet damage. The funny thing is, is that the carpet damage was due to what they claim was urine, when I asked them which spot, they said«every spot of the carpet» now let me tell you, why would I or anyone else urine on every spot of the carpet, how is it physically possible to urine on every spot of the carpet. If you plan on living here do not expect to get your deposit and expect to be fined, you are better off renting a house in the area that cost the same as a two bedroom apartment.

I’ve lived in the Pavillions for six months, and I’m sorely disappointed. I moved here to avoid the crime in Stockton, but I’ve had my car broken into four times in the parking lot! The management is surprisingly unhelpful. It’s fairly clear that they have a problem with car break-ins. They could easy mitigate this problem by adding more cameras or having a security guard patrol overnight. However, management has been unsympathetic to the break in problem, and has not made progress in fixing it. The only reason I’m giving them two stars instead of one is because the facilities are upkept and nice.

I lived at the complex for over two years and had two maintenance calls. Once for the garbage disposal which was fixed the same day due to their policy regarding leaks. The second was the flapper in the toilet which took two weeks to fix due to their staff having communication errors and excuses. So we continuously listened to running water for two weeks until maintenance found our apartment. Initial move in is easy. Though I moved prior to the property being bought by a different company. They did modernize the gym since purchase. The business center has been«closed for renovations» for almost 6 months. Parking became horrendous and the property does nothing to help with the issue. There are people who live in the garages that line the back fence. The property does nothing about this either. I, fortunately, never had my vehicle broken into, but good luck trying to catch the person who does it if it happens to you. The property claims to have surveillance, but there’s one camera and its’ facing the gates from such a distance there’s no benefit to it. The property continuously has trespassers whether they’re using the pool in the summer or dumpster diving throughout the year. So, be careful when going to the garbage alone, especially at night. I, too, was schemed for my deposit. I never wore shoes on my carpet, put ZERO holes in the walls, and spent a full day scrubbing baseboards to just be told I would owe money. Read their lease agreement carefully because they have created their own policies outside of the CA government landlord/tenant compliance laws. They are getting two stars based on the decent quality of the individual apartments(or mine since I can’t speak for others) and for the lack of noise. Not sure if noise was based on having a third floor apartment with quiet neighbors. If you’re forced to rent an apartment in Stockton, then rent here. Otherwise, go to Lodi.

Same thing that happened to Candace D. happened to me and my brothers. We each had cars broken into on the property. VERYUNSAFE!!! I have spoken to MANY residents and they tell the same story. Stay away!
