A friend referred me to James & Co. in 2008 when I needed to rent my house out. It’s 2013 and I’m still renting my house out through them and have referred many of my friends to them as well. I like the fact that they thoroughly screen applicants prior to renting, making sure the person is not only trustworthy, but can afford the rent. Anytime my rental property needs maintenance, they have contractors available and provide me with estimates. They’re easy to get a hold of and I’ve built a great relationship with them. Also, they provide me with notices about tenants leaving and are able to get someone moved in soon after. Overall, I’m very satisfied with the service they have provided me and will continue to rent my property through them.

We rented from them for over a year and have nothing positive to say. They were unprofessional from the beginning. It was the little things from arguing with me over photocopying my military ID to sending me personal emails about home sales parties and the owner’s baby shower. The difficulties with repairs and general communication were beyond reasonable. Repairs were not done timely, properly, or cost efficiently for the owners. We had electrical problems for more than three months. It took multiple emails and phone calls, three repair people, and five repairs visits before the problem was corrected. As I renter, I had to miss work for each repair visit they scheduled. Electrical problems that were not properly handled caused appliance problems. These were also not properly handled and we lost 2 fridges and freezers of food in a few months. James and Co sent general handymen to fix problems they were either not qualified to repair or that they lacked the parts to repair. The electricity and appliance problems were worked out when I called the property owners, who were unaware of our problems and just as frustrated as us. The owners actually visited the house to make sure things were okay and discovered that there were other issues the management company had not referred to them. Effective communication is not their strong suit. A few days before we were to renew our lease, we received a short email telling us the owners were taking the house back and we had about 14 days to move out. This was completely out of the blue. After a few emails and phone calls, we were able to get the lease extended for the month we needed. We spoke with the owners and found out that they never needed us out immediately and were always wiling to let us stay longer. James and Co. miscommunicated the needs of both sides and caused a few days of extreme difficulty trying to figure out where to move our family for a month. Yes, they have nice houses. Yes, they are very nice people. But professionally I would not trust them again. The issues listed above are only a few of the problems we had. The only positive thing I can say is that we did get our full deposit back. They attempted to nickle and dime us on really silly things but we followed behind them with a cloth and cleaned everything complaint they had.

We are renters from James and Company, and have nothing but good things to say about them. Not having rented before, we moved to SC from MI so we were not familiar with anything in the area. They went out of their way to make sure we knew all about the area including schools, utilities, etc. They have been very easy to deal with and we have had no problems. The girls that work in the office are awesome and treat you like family when you stop in.

Our buddy recently hired James & Co. as property managers for his home when he moved cross country with the military. Since he had to move quickly, my husband and I helped by getting the house ready for renters. James & Co. told us to provide quart sized cans of paint for each painted room, once that was done, they said«Oh no! You need to paint the whole house white!!» My husband made arrangements to get inside to paint, they threw a fit about having to open the house up twice in a morning. When he arrived with white paint, they said«Oh no! You need to paint the whole house brown!.» They haven’t shown the house to potential renters(it’s been on the market a month), and when another friend called to inquire about renting, he never received a call back! These people either don’t know what they’re doing, or they’re taking extreme advantage of our military. Either way, I know we won’t be dealing with them in the future. I encourage you to avoid them too!!!
