I just bought a small house 3 months ago and I thought everything was as it should be. I’ve got a steady job to pay my mortgage and I just finished paying off my student loan. Then comes the bank saying there’s a problem with the title of the house. According to records, the deed given to me was fake. The deed was transferred to my name by the realtors and they for some reason, they had no idea of this problem. I went to the bank to explain my side of the story because I couldn’t be granted a loan if this fell through. I sought the help of an attorney and to cut the story short, I was able to get things back in order. The most valuable lesson I learned from this whole experience is that(1) I should have done more research on the property before signing the papers, and(2) getting a title insurance is important to keep myself safe from instances like receiving a fake deed from the past owner of the house. My attorney referred me to Broker’s Title because he’s worked with them in the past. They were great. They talked me through the process and helped me understand the security I can get from investing in their policy. I only paid one-time so I’m also happy about that.
