Camden Westchase Park

Great community, beautiful grounds and well maintained. This is Westchase so i would expect nothing less. Very pet friendly including a small dog park near the rear of the complex. As others have mentioned rent is not cheap and be prepared to have it increase every year about $ 100. I’ve been renting from Camden over 5 years, almost 2 here and it seems like price increases as I mentioned earlier are common. I’m sure they’ll say that the market dictates the price increase but it would be nice for a ‘hometown’ discount for loyal renters. Staff and maintenance are excellent to deal with and are very accommodating. You’re close to the Veterans highway so getting to Tampa is convenient but quite congested in the morning (The expansion plans should fix that soon). Overall great family friendly community and like most things in life you get what you pay for.

Great community to live in. I give 5 stars to all the staff that work there and they always take care of your request right away.

I recently had an issue with a clogged toilet and the service from the maintenance team was incredible. Friendly, fast and professional. 5 stars for Curt!

My family & I love living here. We had sold our house 45 minutes away to move closer but our house sold faster then we could find another house to buy/​rent. We needed someplace that offered all of the amenities of a regular house but in an apartment & you have that here. I read other reviews about this place where people complained the extras were free but they’re upset that they’re included in the rent. Honestly those people never really read the lease b/​c it’s clear as day in the breakdown of how Camden comes up with that amount for your rent. Isn’t it much easier to pay ONE charge then FOUR??? If I’m paying for it anyways, I’d rather pay one. When you minus off the Trash valet, Verizon FiOS, etc., the rent is very reasonable… considering the prices of homes in the surrounding area of Westchase (250K-500K…many on the golf course or over looking the reserve). I love the way I can pay my rent & the use of the key fob to allow myself access thru the gates & even into the gym. I keep the key fob separate from my car keys so I’m not fumbling with them when I drive into the complex. Also, on certain days, the leasing team meet you outside as he kids are coming home off the bus with water or Gatorades during the Summer. For Easter this past weekend, they gave each of us a bag with a CapriSun, banana & granola bars for the early morning drive to work on Friday. Little things like that make me love this community. RENTER BEWARE!
I have lived in the apartment complex since the units were built back in 2012. I loved the appeal of a brand new place. I have to say that as I embark on a move I can’t be more happier that I’m moving OUT of this place!!! I’ve never been more excited to move in my entire life! And we all know how FUN moving is… NOT. Don’t get me wrong the neighborhood is beautiful and if you’re looking for a place in Westchase the location seems ideal.
Rent will continually increase every year and the costs you will endure will continue to pile on top of one another. Here’s a couple of items to make sure to watch out for:
1) you are required to pay a cleaning fee when you move which ranges from $ 65-​$ 95 depending on the size of your unit.
2) all these great amenities are included! FALSE. YOU pay for these in your rent. FREE valet waste… FALSE you pay $ 25 per month. Verizon package included. FALSE You pay $ 70 per month. Etc etc. I could choose to go on and on but I think you get the point. If you choose to live and rent here be prepared to pay above market rents and get out your pocket book because YOU WILL get «nickel and dimed to death» and your rent will go up every single year by AT LEAST $ 150.
Ohhhhh let me also not forget the view of the parking lot and trash compactor that I have to pay extra for when in reality the view I’m paying extra for each month are a couple of trees outside of only one window in the master bedroom! Yep… true story.
I’m not the only one who feels this way just ask the neighbors if you plan on stopping by the community. Wish I would have had a review site like this when I was looking for apartments it would have helped steer me in a property not owned by Camden. Beware of this place unless you love giving your hard earned money to a corporate money hungry company. You will not be treated as an individual just a renter with dollar signs for eyes. Perfect example of how large corporations treat people… as «just another number». Get me back to a community about the people!
I do have to give a good shout out to the maintenance crew and staff. You guys are awesome. Always prompt, professional and courteous! Unfortunately that doesn’t make up for all of the negatives. :(.

This apartment complex is solid overall, but has some quirks that drive me crazy and make me want to live elsewhere next time. They are small and probably irrational pet peeves; if they don’t bother you, then this is actually a perfectly nice place to live in this price point with an extremely friendly and prompt staff.
However, my (irrational?) pet peeves:
1) It is a gated complex. Yay! However, to get through the gates as a resident, you either need to use a keyfob, or you need to act as though you’re a guest and use the callbox to have your phone called to then allow yourself entry. Sounds good, however: A) the keyfob does not have a long range; you must turn off your car to physically take your keys and get them within a few inches of the detector. (Or, I suppose, buy a detachable key ring — however, that’s a terrible idea if you have kids who play with your keys.). B) If you think to yourself ‘well fine, I’ll just pretend I’m a guest every time to avoid turning off the car’, then tough luck if you don’t have a 727 or 813 phone number — their system can’t set your phone up to receive calls. So tough luck if your phone number was assigned while living elsewhere. I was told that the solution was to set up a Google Voice account to get around that, however 1) Google had no available 727 and 813 numbers when I was told this — to be fair, I haven’t checked since then to see if they’ve provisioned more, 2) Google voice does not consistently ring through on my phone anyways, and 3) not everyone has a smartphone. So in my case, I’m stuck turning off my car every time. A small thing, but annoying.
2) There is «free» valet trash. This is cool, and means that someone picks up your trash outside your door. However, it’s not actually free, we discovered when signing our lease — there’s just a mandatory $ 25 fee to cover it. Also, there is no valet trash on the weekend — you know, when most people are going to be home and generating the most trash. So it’s a nice touch, but not as convenient as it could be, and not «free».
3) Their online payment system seems designed to charge people late fees. Rent is due on the 1^st and late on the 4^th. If late, you owe a $ 50 fee plus $ 5 for every day thereafter. What I’d like to do is set up a simple auto-​payment, like I do for literally every single other recurring bill I have. However, that’s not possible — you must log in to manually submit the payment. Unfortunately, you can’t actually set up a payment more than 2 weeks in advance. So, say you’re paying January’s rent — you can’t just go ahead and set up February while you’re at it. Granted, I should probably just get better about not ignoring my Pay Rent calendar reminder to not get burned… but life would be MUCH easier if I could just set up an auto-​payment, or at minimum, set up a prepayment for more than 2 weeks in advance. It’s frustrating how many late payments I’ve had to make because I think to pay on the 4^th instead of the 3^rd after losing my calendar reminder in a slew of other meeting popups.
Again, it’s not all bad. The pool is lovely. There are events for residents and a nice gym. Staff is super, super nice and maintenance work is prompt. Great little playground for kids and a lovely dog park. So if the above wouldn’t annoy you, check the place out. But if you’re like me and get frustrated by the little things, perhaps look elsewhere.

Camden is an amazing place to live! They have well maintained grounds and a fantastic staff unlike any other. Amanda, Heidi, Ruben, Chad and the entire team are so helpful and courteous. They go above and beyond to ensure their residents are always satisfied. Some days I feel like I’m living at a resort. Most weekends you can find me at the pool and grilling. I feel lucky to have found my home at Camden Westchase Park! My favorite part about my apartment is my wood floors and stainless steel appliances.
