An old review of mine of The Oaks… I am a survivor, i got out of The Oaks. i lived there for 7 years and it was pure HELL. When the first office manager I dealt with ran the place, you had to make sure your payment was paid way ahead of time. She had a habit of misplacing your checks and nailing you for a late fee. She was eventually fired for that and altering the books where it looked like the money was there when it wasn’t. Then the second office manager took over, the residents thought changes were going to be made. They were, she waits until 3 months after you pay in cash or money order to tell you that you did not pay rent months ago and now you own twice the amount because of late fees. If you are lucky enough to still have a receipt, she will insist that the receipt is for a prior month and you owe. Even though her paperwork and your receipt will match up, she will try to cover it up with some quick talk about how that the payment sheets are always a month behind and show you the amount you supposedly owe even though you are caught up on rent or even ahead of paying early. If you threaten to go to the tenants union, she will give you a 5 days eviction notice, knowing that you will be evicted before you get the tenants union to do anything. Just another person controling the books who is trying not to get caught when the money comes up short. Sadly, most of the good people that live there will NEVER get out of there because they get screwed over on their rent or the excessive fees if your yard isnt pristine at all times. No wonder why mobile home parks have such a bad name.
