A little family owned kiosk outside of the lower JCPenney mall entrance, this place serves great bubble tea, not watered down and the right ratio of actual beverage to tapioca. Also, the«Asian» flavors aren’t listed on their menu, but are available as well(e.g. taro, red bean, etc.). You can also get fruit jelly instead of the tapioca if you’d like. Very friendly too if I might add.
