Camden South Capitol

I have such a love-​hate relationship with this building. There are so many things I love about living here, but maybe I haven’t had the best of luck.
I’m updating my review to call to some of the issues I’ve had. If this doesn’t help, I don’t know what will. My apartment had water coming into my kitchen, and it took 11 months to fix.
My apartment had water, from the pool above, pouring into my kitchen on three occasions and rainwater drizzling in during medium to heavy rain on several others. On most of these occasions, I was very lucky to either be at home or returning home not long after the downflow. It was quite scary and irritating the first two times this happened but after months had passed with no fix, it became very frustrating. I’m very patient and forgiving, so I kept just brushing it off my shoulder in the hope that the issue would just get fixed. The point I could no longer look past this was when the building still hadn’t fixed my apartment, and my monthly rent increased $ 150/​month. At this point, I began feeling compensation needed to be offered but I still didn’t ask.
I had mentioned to the manager that had I not been around, several items in my apartment would be destroyed, and my apartment itself could’ve seen a lot more damage from sitting water that no one knew about until I called emergency maintenance. (I often travel for work, so this could’ve very well been the case). Her response was, «That’s what renters insurance is for.» So now this is my problem? The building drains a pool into my apartment and now I have to pay?
Eventually, (8^th month of issues) I was offered some compensation from the manager. A small amount that was supposed to match the number of days the maintenance team was in my apartment «fixing» my ceiling. I told her this was unacceptable, and we came to a compromise. After our talk, we decided we would wait for compensation until the issue was corrected. Well at month 11 it finally happened. I haven’t had an issue since but I also didn’t get the agreed compensated for all of my trouble. Here’s the kicker, I requested my $ 150/​month rent increase back multiplied by my lease renewal (15 months) which adds up to a month of free rent. How easy is that? I could’ve moved out or changed apartments, leaving this unit empty, but I stayed and paid the rent. This is the thanks I got.
I waited a while before asking and I was told we are waiting for insurance to pay. Looks like the building is going to sit on this too. This is why I have to write this long drawn out review. I don’t know if I will ever get treated fairly at this place if I’m sitting patiently hoping everything will fix itself. I have so often wanted to go straight to the top of the Camden chain of command when my apartment was flooding, and the last «fixes» didn’t help, but I told myself that I just need to be patient. The maintenance team was so friendly and polite too so the last thing I wanted was to complain.
The only thing I’d like to add to this is that I will update my review if we ever get taken care of, but honestly this is ridiculous.

My husband and I rented a 1 bedroom apartment here from June 2014-​August 2015.
PROS:
We found the price to be pretty great for that area of DC ($ 2050 rent + $ 50 pet fee + $ 99 parking per month).
The apartment itself is really well put together. Some things I liked about it: Overall very modern and new appearance, cabinet doors etc. felt solid and high quality, the appliances were all stainless steel and nice, the dishwasher worked really well, liked how the freezer was a bottom drawer instead of a door, the hardwood floors had a clear coating over them to prevent scratches and warping.
Navy Yard in general is great. You’re walking distance to a variety of bars and restaurants (Bluejacket, Morini, Agua, BonChon etc.), the ballpark, the beautiful yards park that has free concerts where you can bring your own booze, the green line metro, and miles of paved bike paths along the anacostia river. You’re also a mile or so walk from barracks row and eastern market.
Management was always very friendly and responsive to your communications. There is also an online community page that helped keep everyone in the loop if there was an issue (e.g. when everyone was receiving out of the ordinary pepco bills). Also, one time someone posted on our community portal that the exterior of the windows were looking kind of dirty. Shortly after, management hired a contractor to come out and clean everyone’s windows. And just in general I felt like management did a good job communicating and keeping the community in the loop if there was an ongoing issue (for example when the dog park was being constructed and there were some delays they let us know exactly why and what was going on).
The maintenance staff took care of problems right away when they were submitted through the portal.
The amenities such as the gym, rooftop, back patio, elevators (I know it’s weird to say this but the place we live at now has the slowest smelliest elevators ever and the awesome, fast, spacious elevators with integrated TVs this is one thing I really miss about Camden South Capitol) etc. were all top notch.
The concierge was always really nice and handled our incoming deliveries perfectly. You get notified via email or text when you have a new package (but I think that’s pretty par for the course at apartment complexes). They never lost any of our packages so that’s good!
Very pet friendly. The residents even have a free pet watching group for when you go on vacation.
There is secure bike storage in the garage with a bike tuneup station.
There is a pretty nice, secure dog park on the building grounds. Also the yards park has another small dog park that is less used.
CONS:
Living near the stadium is not so great when there is a big event that you’re not going to. Our apartment had floor to ceiling windows that faced the stadium and when there were concerts it felt like they were singing in our apartment. But that was actually a plus when it was a band we liked!
South Capitol Street is so loud and busy. You have to cross that road almost anytime you go anywhere in Navy Yard and waiting for the crosswalk signal takes forever. Sitting on our balcony was not enjoyable due to the noise.
It’s kind of expensive to rent the community room. Last I checked it was a $ 700 deposit and $ 100 per hour after that.
The area between South Capitol and waterfront isn’t the best — but I biked through it everyday to get to work and never had any problems. A cop I spoke with said most of the crime is drug related.
Sometimes residents do not clean up after their pets and the dog park can get really smelly. The area around the building (until you get to the yards park) is very concrete so you have to cross South Capitol if you want to let your dog go somewhere other than the dog park.
Sometimes the gas flow for the grills on the rooftop is out of whack and it’s tough to get the grills lit. I found this to be a very intermittent problem, but still annoying when you haul all your food up to the rooftop to grill and it takes 10 hours to cook a burger.
All in all I found this to be a very enjoyable place to live. Management does a great job making Camden a fun place to live (having resident socials –sometimes with kegs!) etc. — and the other residents were all fun and very nice.
Also, just want to say, when the waterfront wharf construction is done, being so close to that area will be a huge plus.

I have lived at CSC for about a year and a half year now, and for the price and amenities I don’t think you can receive this kind of accommodation anywhere else in DC. I do get a little wary from time to time to people who loiter by the liquor store, but I always feel safe the moment I get into the apartment.
The management and maintenance are always communicative. We had a leak with our pipes and maintenance fixed it within 2 days since we had to wait for parts to come in. I also appreciate the cleaning staff for their hard work on a daily basis. There are always opportunities to meet people whether it’s in the hallways, elevators, or gatherings.
All in all, I have very much enjoyed my stay at CSC!

Update: The sketchiness of the surrounding area only continued to get worse. It became a hobby to watch all of the police activity from my balcony. Walking from the metro isn’t the safest. I’ve known of multiple people getting harassed (myself included) or assaulted while walking from the train around 5−6pm. I moved to an apartment building in The Yards that has 24 hour security and is more of a high traffic area for roughly the same price. Also, around the time I was moving out, the pet urine in the halls and elevators was out of control.

After 2+ years at Camden South Capitol, work unfortunately pulled my girlfriend and I away but we remain attached to the building and the staff who work there and were (are) so sad we had to leave. We had a studio + den floor plan that was plenty of space for the two of us and had an unbelievable amount of storage and closet space. All of the appliances are top notched and we never needed a single maintenance appointment other than the free light bulb changes.
The location was a tremendous positive for us as it is one of the few areas in the city with unobstructed views of the Monument and Capitol. It is also a surprisingly drive-​able part of the city with easy access to I-​395, I-​295, making it easy to get to downtown, Virginia, or Maryland (and of course is right on the green line and some major buses too). We also realty enjoyed being near bike lanes and trails along the river and up to the mall for both commuting and fun.
Finally, I can’t say enough about how kind and helpful the staff is, especially Frank, Cathy, and Elizabeth. It is always comforting to have a familiar face to welcome you home but this crew really goes above and beyond. My girlfriend and I shared our first apartment together at Camden South Capitol and so we will always have a deep emotional connection to the building even after moving away. After turning in our keys for move out, Frank, Elizabeth, and Cesar were able to help us track one down after the locks were changed that we could frame as a memento of our time there and first apartment together.

We’ve lived here for almost a year and have loved it. We have an awesome view of the river, Nats stadium, and the US Capitol Building. The staff are very nice and friendly and the building is well maintained. I also think it’s the largest amount of space for the money anywhere in DC. There have been a few occasions where a neighbor had a party that we could hear, but that’s very rare. And it’s proximity to Capitol Hill, SW Waterfront, and all that’s new in the Navy Yard is awesome.

There’s so many good things to say about Camden South Capitol. I have lived here over a year now and I have had no complaints. Where do I start???
The staff is so friendly and always willing to go above and beyond to make sure you are completely comfortable and feel like even though you’re in a busy city and in an apartment you truly feel like home. Not only the staff but the residents are always on the resident board giving advice or just getting to know one another.
The 24 hour concierge really makes you feel safe (Frank is the best!) and anything you need they’re always there to help.
There’s never a problem if you have a service request. It’s never taken longer than a day to get to anything I need fixed. I recently had my balcony door handle fall off and I put in the request the night it happened, when I got home from work the next day it was fixed with a nice note letting me know.
One reason I signed here is because the amenities are great! Pool, gym, garage, balcony, grills, common room with pool tables and an x-​box. Not may other places in DC have all those.
Not to mention, the area is great! It keeps growing! There’s restaurants, a park and of course nationals park if your a baseball fan. You can literally walk out your front door, cross the street and your there. The yards park always has something going on too.
I re-​signed my lease for a reason! Camden South Capitol is a great place to live. I’m glad I found it!

Camden South Capitol (CSC)… At the risk of sounding like a doting new lover, I really can’t say enough good/​positive things about this place or the staff.
Choosing to vacate our 4 story townhouse in Alexandria to be back in The District, we were worried about finding somewhere in DC that would still feel like a home for us and our furry babies. We were so pleased and happy to find that CSC is that place! We were met immediately upon entering the door by a smiling and friendly concierge, followed by a leasing agent — Lisa — who not only helped us find the perfect apartment, but also entertained our multiple (sometimes neurotic) questions about everything. She was then and has continued to be amazing.
The property has a ton of amenities — far far more than I ever had in my previous renting experiences:

— Private party room with televisions, refrigerators, and pool table
— ²⁴⁄₇ gym
— Private partially covered dog park
— UNBEATABLE views from the roof/​pool deck
— 5 minute walk to Navy Yard (green line) Metro
— Verizon FiOS (cable/​internet) included in rent
— Aria built-​in surround sound with Bluetooth connection
— Three-​story on-​site covered parking garage
— Walkable to the Yards Park, SW Waterfront, and all new stores, shops, and restaurants
Honestly, the spaces, both inside and out, are probably the best feature. Views — depending what side of the building you’re facing — include Nationals Park, the Potomac, NoVa, Downtown, Capitol Hill and Monuments. From our particular super large balcony, we overlook the river, Reagan National and can see both the Washington Monument and the Capitol Building. Pretty spectacular…
If all that wasn’t enough, the tenants are pretty great too. The building is VERY animal friendly and VERY clean. Not something I necessarily expected together, but CSC pulls it off beautifully and consistently. We are beyond happy with settling our little family here. I cannot imagine a better home, either for location or value, in DC and I cannot recommend the property highly enough.

Is five stars too much? I don’t think so. This is our first apartment complex and for the TOTAL price and amenities, this place seems like a steal. First, you get to be in an area that is coming up. True, we are at the edge where some think it might be unsafe, but we have run into no issues. Second, very good community feel. A lot of community events for us to get to know each other. Met some great friends here that will go beyond livinge re. Third, THEY HAVE STORAGE! Super huge since it was hard to completely downsize. So far best parking prizes and the dog park is now finish, so they can add that. Overall, love the atmosphere around here. Only thing that would give this place SIX stars is maybe a coffee shop where there is room for a business to move in downstairs. And another pool stick hahahah

I lived in Camden South Capitol for almost 2 years and I just wasn’t feeling it so I moved.
This building is about it’s money. Non refundable pet deposit of $ 450 plus the $ 50 a pent rent each month, parking is about $ 100 a month. Water/​Sewage/​Trash removal is about $ 30-​$ 40 bucks total and the mandatory cable and Internet which is $ 85 a month and is all billed through Camden. Oh and $ 10 for a guest parking pass that is good for 0−24hours.
Electricity was about $ 40-​$ 50 a month for the small place. Not bad.
This place is extremely pet friendly with no weight restrictions. The tiny dog park took for ever to complete totally ignoring the fact that our pets are paying rent too and would like a place to run around. The ground is made of turf and smells really bad. The dog park isn’t all that, let’s just put that out there. 4 dogs and it’s crowded. Lots of giant poo in the neighborhood as well, kind of gross.
I feel like the building could have been maintained a bit better as far as cleaning the hallways more often and making it smell better.
The view from my apartment wasn’t the most appealing but the view from the rooftop is awesome.
The appliances were great, never had a problem.
The bathroom was a nice size as well as the kitchen.
If you’re looking for a place with friendly neighbors or where you can get to know your neighbors in the building, I wouldn’t quite say this was the place. Try the suburbs. The social events they have every other month weren’t very social.
The maintenance requests were taken care of quickly. Front desk and leasing staff were professional.
The location is convenient being next to 395 and 295 and a metro. They opened a few restaurants over in navy yard park.
I only give three stars because it lost the other two due to its location beside the sketchy area behind it and the cleanliness of the building, the poop everywhere and the money grabbing fees.

I lived at Camden South Capitol all of last year (2014) and have since moved to another apartment complex in Navy Yard. Camden has similar amenities as other apartment complexes around the area (rooftop pool, gym, community room). What set it a part for me originally was that it was supposed to have its own small dog park completed just a couple of months after me moving in (or so I was told).
The dog park was NOT finished the entire year I lived there… even when I moved out it was not done. Also, it was not what I was expecting… instead of your basic dog park where your animals could go and use the bathroom, they decided to make it flashy with unnecessary additions with really no spot for the dogs to relieve themselves.
The location is also a huge con… although it doesn’t seem like much distance from the other apartment complexes around the area, being on that side of the street is like a completely different world. For one, South Capitol is an extremely BUSY street and is a pain in the ass to cross… I missed many metros because of it. The neighborhood around the complex is also very questionable, cops are constantly paroling the area especially around the small «friendly market» right behind Camden.
Speaking of cops, TWICE cops raided apartments in the complex. Only once did management send out an email letting residents know what had happened and even then it was very vague.
Yes, the apartment complex is nice, but is it worth the location and bad management? There are plenty of apartment complexes in Navy Yard right across the street that are much better.

I recently transferred with my job from Washington, DC. I lived in Camden South Capitol for one year. This was one of the best rental apartment experiences I have ever had.
Mohammad, Elizabeth, Jackie, Kathie, Frank, Jasmin, new girl, heck even CJ, were wonderful to deal with. They were all receptive and informative with any issue that came up.
They scheduled great community events that were a lot of fun, in spite of the expected, out-​numbered, non-​visioned naysayers.
Thank you Camden staff for a great year! Continued success with the property. As Navy Yard continues to grow and with the plans they have for waterfront, you should be busy for a long long time!

We recently moved to D.C. and couldn’t be happier with our experience at Camden South Capitol. The building is beautiful and the bang for our buck is ridiculous compared to the rental market throughout D.C. From top to bottom, all of the amenities included are excellent value for a brand new building directly across the street from the Washington Nationals stadium.
Beyond the value of the property, the onsite staff continually ensure that any issue is resolved immediately. Customer service and overall quality of life is held to the highest standard by the management team. Any interaction we’ve had with Mohammad, Elizabeth, Sarah, and the entire front desk concierge staff is professional and courteous. Everyone is extremely friendly and we really feel at home living at Camden South Capitol.

We’ve lived here for 9 months and this is why I give Camden South Capitol 4 stars (I was seriously considering 3 stars). This has to be one of the worst ideas EVER! Both of our neighbors feel that loud music in their apartment is perfectly fine. It’s not. I do not want to hear every word of every song they play. I really think they should implement some guidelines concerning the loud music. I’m just glad I don’t live next to the guy down the hallway… I REALLY feel for his neighbors.
Otherwise I really love the place. It’s NOT near the police station… that’s at least 3 blocks away. And, take into consideration that this building is located IN THE CITY. There will always be cops coming and going. Our apartment faces the courtyard and you can’t hear a thing from the stadium events. I really doubt it’s that loud for the apartments facing the stadium because when we stand on the roof we still can’t hear the announcers well.
The liquor store is not shady. I walk by it every day at least 2 – 3 times. I’d probably not recommend being in that area in the dead of night, but daylight and early night are perfectly fine.
The staff is wonderful and very friendly. especially the concierge! I’d recommend living here with the hopes that you have considerate neighbors.

I just moved out of Camden South Capitol today. It does get noisy every day of the year, thanks to the police station next door and the baseball stadium right across. The team was, for the most part, helpful. They do hold happy hours and other activities from time to time for the residents to get to know each other, which is also nice. I did have an issue with a former roommate there and I don’t think I got the support that I would have expected from the manager, and I take partial responsibility for that. What probably baffled me the most was that the manager never acknowledged my leaving today. He sent the concierge to collect the keys and parking sticker and to have me sign a «notice to vacate». In my opinion, fostering good relationships help drive up business.

Meh. I’ve been living in Camden South Capitol for just about 8 months. There ares some definite ups and downs.
The ups: (1) Delightfully affordable by DC standards. I am always so happy when I write out my nominal rent check; (2) beautiful, clean, modern building and apartments. Tons of cabinet space, easy to match with all of your furniture, laminate floors are easy to maintain and keep clean; (3) very friendly and helpful front desk staff.
The downs: (1) Holy noisy. My neighbors play music loud enough to vibrate my furniture. Management isn’t terribly concerned about it and I get that it’s just one of the lesser joys of apartment living; (2) It’s still a bit isolated. I frequently walk home from the metro between 5 — 6 pm and find myself to literally be the only person on the sidewalk. Between the shady liquor store on the corner and the relatively unlit streets, that can be a little disconcerting; (3) the building doesn’t offer any reserve /​rent space which means listening to lots of loud parties. Pack more than a couple people into one of those apartments and the neighbors are going to feel like they’re a part of the conversation; (4) Recognizing that because the price is so good, I’m probably not the target demographic for the building, the absolute insanity that goes on in the hallways on Friday and Saturday nights is a bummer. People yell, bang into walls, knock on random doors, etc.
Overall, it’s been a good experience. It doesn’t happen to be a great fit for me and I’m leaving at the end of my lease term, but that’s not to say it wouldn’t be a good fit for others.

This is a great new building right across the street from Nationals Park. The staff are very friendly, the building is beautiful (and safe) with some very cool amenities, and the location is very convenient. There are a lot of new businesses in the area, and the building is only a 5 minute walk to the Navy Yard Metro stop.

Camden South Capitol is simply incredible. We lived in another Camden community in Maryland (Camden Summerfield) that was an absolute nightmare in every sense of the word. However, the Camden brand has totally redeemed itself at South Capitol. The staff is the best we could ask for! CJ was our rental agent, he has been so helpful before we moved in and since. There is always someone super friendly at the concierge desk (24 hours a day) — this morning they even made sure I had an umbrella because it was raining outside! The apartments come with some great extras — iPod dock with surround sound, hardwood floors, flat top stoves, stainless steel appliances, and an awesome rec room with flat screen TV’s, pool, and a poker table. The building is very secure. You have to have a key fob to get into the building and parking lot as well as the elevator. We feel very safe here. Nationals Park is right next door so going to a game is super easy and fun. There aren’t a whole lot of things to do in SW D.C. yet, but there are a lot of great things in the works. Definitely check this community out if you are interested in an up-​and-​coming area. Couldn’t be happier!
