This is a one-year update. How many places can you really say you like a LOT more after a year? They have put a good deal of money into re-doing the back parking and entrance, and the roof deck is super. But what makes the place so nice(beyond the best location in the Dupont Circle area) are the people. The manager is pleasant and responsive, the 24 hr. front desk folks are like family and the other tenants are friendly and like unintrusive neighbors. Perhaps we are biased coming from New York City, but this is the best place we’ve ever lived. The place is built like a fort so very little sound, great windows and views and maintenance is very good.

This condo building is probably one of the best located condos in the area. The retro look on the outside is quickly forgotten when you walk in and see new brand new lobby and hallways. The front desk staff is very friendly and always willing to admit guests(or not), as well as receive packages, etc. Many units are updated, however some are in need of a new kitchen or bathroom… The roof deck is fantastic! A perfect spot for a glass of wine(or bottle) after a long day.

Admittedly this is probably one of the ugliest buildings in Dupont Circle — just exactly who thought that brick and plaster would look good with a tinker-toy inspired overhang?!? (It boggles the mind that the building had to jump through hoops to upgrade their windows because it was in a historic district — you’d think the Neighborhood Association would appreciate anything it could do to improve its appearance — but I digress!) So it’s ugly on the outside, but inside the individual units are well-designed — lots of light and closet space. It was also built before the(1972?) change in the building code, so not only do the solid concrete floors & walls make the apartments sound-proof, they are practically fire-proof as well. (I should know — there was a fire in the unit next to mine and the fire inspector told me that unless the fire spread to the hallway, there was little chance of a fire spreading from one unit to another.) The staff at the 24-hour front desk is friendly and the new building manager is great. He’s very solution-oriented. He also used to work in university campus housing so he’s more than capable of handling middle-of-the-night emergencies, tiffs between neighbors, as well as the random incidents with drunks and cranks. And the best thing(depending on how you look at it) is it’s VERY pet-friendly. You could keep a pack of St. Bernard’s in your apartment if you were so inclined.
