I’ve been living at The Delano for just over two years now, and am very satisfied with the living experience. The building is picturesque and well-maintained, many of the apartments are newly renovated(including the one-bedroom apartment I’m in). There is a nice amount of space in the living room, and having an in-bedroom washer/dryer(again, for the renovated apartments) is a big convenience. The neighborhood is refreshingly quiet, but within walking distance of Woodley Park/Connecticut Ave and the Metro station. The housing office and front desk security staff are all very friendly and responsive to concerns. Every maintenance request is responded to within a few hours. I have never experienced any notable issues with bugs or other pests. For being in a more«upscale» area of D.C., the rent is fairly reasonable, and after the first year, you’re not locked into recurring yearly leases. My rent has gone up only once in the past two years, and it was only about a 1% increase. They also offer a low barrier to entry… there’s no security deposit or first/last month’s rent required, although there is a modest non-refundable application fee upfront. And with all utilities except electric covered, the add-on living expenses are only a meager concern. And best of all… you actually get a choice of cable/internet providers.(RCN beats Comcast any day.) My only(minor) complaints: — Does not accept credit cards, and does not have any sort of online portal for residents, meaning you must write checks to pay rent. — Parking garage is a bit tight(but not impossible) to maneuver. — The main entrance to the building is not handicap-accessible. That doesn’t affect me, but it is worth noting that there are five steps in the lobby to climb before reaching the elevators. Overall, I’m completely satisfied with my living experience at The Delano and would recommend it to anyone.

This is a great building if you don’t have pets. The only reason I am moving out is to get a dog. As of this review date, Mark is the manager and he is terrific. The apartments have all been upgraded recently, and even though the a/c window units may seem cheap, they work fine. Close to metro red line and rock creek park. Very quiet and tons of beautiful trees. Easily the best price in the area for what you get.
