Ironwood At the Ranch Apartments

My last review was rather subjective due to most of the amenities not being available during the renovation of the club house, and gym. So I am updating now with a more objective review.
Location: Can’t really beat this location, easy access to I25, and Hwy36. Wholefoods, Sprouts, and King Soopers all a 2 minute drive. There is even a good bar a 5 minute walk away.
The new gym is really nice, the machines are all brand new, and it is always a cool temperature. Haven’t had a chance to visit the club house, but from the outside it looks cool, I’m sure it creates a good first impression for potential residents. Hot tub is now in working order, but the area could use some better lighting. Our unit had a functional Washer and Dryer, but the dishwasher and water pressure leaves much to be wanted.
I lived there for just over 3 years, had many different people as neighbors during that time, most of whom really sketched me out (cops were constantly at the place across from me trying to serve an arrest warrant). I have also had some awesome neighbors, so I guess it is really just luck of the draw.
Maintenance: This was my main issue here. Not once was my issue actually resolved. Most of the time it was a half asses band aid fix to just shut us up. Our heating duct had a huge hole in it right as it came out of the heater, so all our warm air was blowing into the utility closet — Instead of replacing the duct, they turned up the fan in the hopes of forcing more air through (costing us more in energy costs if we wanted to be warm in our home). We had a leak in the roof that was clearly destroying the dry wall near our door — Was told when we reported it that nothing could be done until spring. Heating element in our oven broke several times, no parts ever ordered, oven never replaced — They just installed parts from old ovens they have sitting in storage (no wonder they keep breaking). Ricky was the only maintenance guy who seemed to really care, the rest would glare at you as they drive by in their golf cart.
All in all, things are much better under the new management, they finally have an online pay option that is free to use, and the amenities are great.

I enjoy living here because of its location for school and work. Very friendly leasing folks.

The worst apartment complex and management team I’ve ever had to deal with. DO NOT LIVE HERE

My boyfriend and I have lived here for over a year now and we love it! Washer and dryer in the apartments, outdoor storage unit, wood burning fire place and a lot more! The entire staff here is wonderful, from the lovely ladies in the leasing office to the quick responding maintenance staff! We’ve only had a few minor maintenance issues and they always get fixed right away. The complex itself has a really nice outdoor pool and grill area and a brand new gym is being built! Overall I’d say this is a wonderful place to live, beautiful apartments in a really great neighborhood!

Everything in this place is old and falling apart and not worth the amount of money we pay to live in this dump. They somehow «forgot» to «basic upgrade» our apartment which is only changing the doors to the cabinets and painting them white. We only found this out when I went to the leasing office and noticed the granite countertops, stainless steel appliances and white cabinets. I asked if all are supposed to look like this and the lady said yes. I told her ours has brown cabinets with gray countertops. She was confused and came to take photos. They offered to fix the cabinets & we declined and took a measly one time deduction off our rent for one month. Our bathroom sink and tub looks like it came straight out of a trailer. They used tar or something black to fix underneath the bathroom sink and it smells horrible. We have construction going on and the porta potty is attracting an ungodly amount of flies so it’s miserable when we try to go outside on our patio. The people that live here throw their cigg buts all over… And I keep picking them up. There was trash under the stairwell that I picked up bc I was tired of looking at it. This included a lot of rusty old nails. The hot tub is partially empty, thus a mosquito haven!!! The outside is not appealing, there is paint peeling and looks terrible. This place needs to be condemned and totally rebuilt. Oh, and don’t think your vehicle will fit in the garage they offer as a covered lot. The maintenance guys are very nice, friendly and helpful. Underneath the kitchen sink, they must have had a problem bc there is linoleum that is peeling up all around the edges, who wants to put their stuff in a nasty cabinet??? NOT ME! The only good thing about this place is it’s a roof over our heads for now and in a safe area… And the cute bunnies that live around.

WATCH OUT! Very deceptive leasing practices going on here. NOT an honest business. THEY ARE CROOKS! Smile to your face and stab you in the back. Do not say I did not WARN you! Hope you find a place, but this is NOT it! The leasing agents are out in out LIARS.
They do NOT practice LEGAL nor courteous leasing service. They have been doing this for years, but since it is in a nice area, they GET AWAY with swindling nice tenants! Look around more, there are other NICE properties!

The new owners and management team have been great in getting the hot water working in my apartment. They were not aware of the work request when the property changed hands.

Pros: wood burning fire places, washer and dryer in units
Cons: Frequent maintenance problems, slow to nonexistent maintenance, incompetent rotating management staff, and confusing lease terms, awful quality apartments (water damage, mold, bad smells, no rail repainting, nails sticking up from OLD wooden decks which are rusty and NOT OKAY FOR KIDS!!!)
Three times I’ve gotten letters from Ironwood staff accusing me of not paying my rent in full. This is probably because the lease agreement starts with a very high rent that the market wouldn’t tolerate, then they have amendments to the lease lowing the rent based on what you negotiate with the leasing agent and they keep throwing the word pro-​rated around like it’s candy the rent is WAY too high for the area and quality of these apartments, they’re old, worn and more than likely from the seventies and their «remodeling» consisted of painting things pretty where you can see from the outside, and instead of replacing old rotting wood barriers in the landscaping they simply spray painted it to look new and fresh.
Add to the confusion that «pet rent», trash, water, sewer, and «hot water energy» are not included in the rent and you wind up with a complex formula of a base rent, minus a concession, plus utilities, plus pet rent. OH and pet deposit is 500 $ which is absolutely ridiculous.
Maintenance eventually does happen if you frequently pressure the office, but expect 10 or more requests over the course of months to have something as simple as missing medicine cabinet shelves addressed or even something more important like your bathroom ceiling sinking in due to a busted pipe from your upstairs neighbor, Only when the ceiling actually CAVED IN did they come and help and that was because I threatened to press charges.
I wouldn’t wish this place on my worst enemy.

Pros: Nice apartments, good neighborhood, close to shopping and I-​25 and close to Front Range Community college. Washer and Dryer in unit.
Cons: Deceptive lease agreements and incompetent management and office staff. Tiny work out center.
I lived at Ironwood for 3 years. I always had a good experience with maintenance, neighbors and the neighborhood and would have rated it higher except for a few things.
First, management. The one thing that was ALWAYS frustrating to deal with was the office staff and management. Each one would tell you something different so if you talked with one of them, you had to make sure that you continued talking to that same person! It was difficult to get things accomplished with them. As a pro to that though, they seemed to be getting a bit better about that at the end of my time there.
Second, when dealing with the leasing terms, BE CAREFUL! There are a lot of hidden fees in the move out clause. I was shocked to see what they charged me for on move out and see what they didn’t charge me for. I have a dog and she is very well behaved. They charged me 65.00 for a pet treatment to the carpet (she never damaged or had an accident on the carpet and the place did not smell of dog, you would have never know that one lived there). Now, a friend of mine lived in the Estates at Tanglewood (nicer place than Ironwood), she has dog about the same height and weight as mine and hers had all kinds of accidents on the carpet. Want to know what she was charged? Nada. Nothing. I was told they charge that $ 65 for everyone who has a pet and moves out. What’s the pet deposit for anyways?
The best part is that the longer you stay there, the more they charge you on move out and they will nickel and dime everything! If you are planning on going with the Ironwood apartments, don’t stay long, or you will not get a deposit back. When one of my neighbors moved out (I’m really glad I wasn’t her) they charged about $ 500 in move out fees. I saw her place, it wasn’t bad and a lot of the stains on the carpet were there when she moved in but she got charged for them anyway. :(
Just be aware of the move out clause, it’s really confusing and I had no idea I would be charged so much for so many little things. I wish I had moved from there sooner. AND FOR GOD SAKE, DON’T LOSE A KEY! Their snow blower at my extra keys and they told me it would be $ 15 to replace them but I thought «nah, I’ll just pay the $ 15 on move out». Haha, don’t do that. They charge you $ 25 per key on move out.

Cons: Frequent maintenance problems, slow to nonexistent maintenance, incompetent rotating management staff, and confusing lease terms.
