Epic Appraisals

Do NOT use these people. They have no idea what they are doing. Their turnaround times are bad, their fee is high and they use comps that would get their report thrown out of any respectable lender’s appraisal review department in a heartbeat. FOR EXAMPLE, my home was recently appraised, and there were multiple problems with it including:
1) My house has 4 bedrooms not 3, the appraiser should have been able to determine this not only by being present, she should have looked at public records prior to completing the appraisal.
2) My house has a fenced yard, the appraisal states no fence.
3) An addendum was added stating that there were no comps within the past 6 months, there are 2 she could have used that were the same distance away as the other comps she DID use, and much more similar.
4) Two of the comps she used were over a year old.
I am not your usual consumer, I have over 8 years of experience in BOTH mortgage banking AND real estate and this is the worst appraisal I have ever seen. Please think twice before using Epic Appraisals.
